A very lovely hotel right in the middle of Venice. Great value for the location.

Excellent location, right outside the water bus stop. The view from our window was a nice surprise. We enjoyed having our morning cup of tea and gazing out at the gondolas. Staff were very welcoming and very helpful. Instructions to get to the accommodation were very helpful too. Would definitely recommend to friends and already looking forward to heading back.

Fantastic location, close to everything one you need. The room has indeed canal view where you can sit watching passing boats. The noise of the boats at night can be suppress with extra window shutters. Feels historically adequate. Really enjoy it.
I hate when someone suggests me how to rate my stay. That's why you got negative 8.

The location and view were perfect. Let's face it, Venice is expensiive and rooms are generally small so don't expect a huge room. Just enjoy the wonderful experience of staying in a special building.
We opted for the larger canal view room as we had luggage
No lift may be an issue for some.

From the welcome and all the way through the hosts were superb. Hotel had a lovely traditional feel about it was clean, warm and homely. Although no facilities for food or drink this was not a problem as the location is great and is surrounded by restaurants, cafes, coffee shops and bars within a 5 minute walk.

Incredible location. I loved the simplicity and authenticity of the hotel. It was so charming. I wouldn’t hesitate to stay there again. The picture I took was from leaning out of my bedroom window. Absolutely incredible.

Perfect location, few steps from Accademia bridge. Hotel is really nice, clean and the stuff is helpful and very friendly. Hotel is without breakfest but nearby you have caffe, and in the same street restaurants and bars. We can kindly recommend this hotel and next time in Venice we will stay here again for sure!

The location
Everything. The price, the room size for the number of adults, the uncomfortable bed, the facilities, the comfort, lack of adequate pillows and adequate blankets. No space to move with 3 beds. There is no television in the room. It took a long time to get hot water in the basin tap. Very poor quality furniture and one of the chairs had broken springs.
It is more of a guest house rather than a hotel.

Although I had one of the smaller rooms (Room9) this didn’t matter at all. It featured a direct view onto the canal! Incredible! Fabulous position virtually right on Academic bridge.

Great location and lovely staff could not be more helpful.
There is no breakfast option but there are plenty of coffee places nearby.

Although the property was nice to look at. It is older and you here everything next door.
The bathroom mirror was extremely old and you would not be able to use it for shaving or putting your makeup on.
You would definitely need to bring your own dryer.

The receptionist were really friendly and the location was amazing. The design of the room was beautiful.
It was my birthday and the receptionist acknowledged it 🙂
Our room was next to the reception and we could hear everything. The walls are really thin and it is understandable as the building is historic.

The location of the property was superb, especially for those, like us, who enjoy people-watching. We could see the bridge and the Grand Canal from our room.
Very centrally positioned for those who are happy to walk everywhere and explore the meandering lanes, and if walking is not your thing, then you shouldn't really be in Venice.
The owners were lovely and took an interest in all their guests.
Checking in and generally accessing the building was easy even out of hours.
(The double bed in room 4 was very very soft and squishy. It was the opposite of what I like but for those who like a soft mattress, you would love this one.)
We spent hours and hours exploring Venice and could easily return to the room to drop something off. There were some great restaurants within a stone's throw, and a small "corner shop" just a few doors along.
Shutters and the fan were essential in September and very much appreciated.
We would choose to stay here again.

Canal view is just amazing. There's a fan above the bed for an awesome breeze. Waking up to that view, with the fan breeze was just magical! Felt almost like we were sleeping on a boat.
