Great location
We didn’t get the room we booked (superior with balcony) because the owner had put his family in it. We were down-graded to a small room with no balcony. Breakfast was very poor.

Hotel setting is amazing amongst the boats, free carparking was good, and it was peaceful, a nice full English breakfast but had to pay £5 each extra to upgrade, a good breakfast except for the egg.
The room was very small, but one night was ok, the door to our room didn't close properly and we had to pull it hard, we got in the room at 3.15, then went straight out, came back around 7.30 and couldn't understand why the kettle was hot without us being there. We didn't realise breakfast was only a free continental, so was surprised we had to pay extra £5 for cooked. We had to search for extra sugar for our tea as one white sachet only given, there isn't any left on tables like other places so had to ask in the end, also had to ask for tomato ketchup,this is not good.
Poached egg, the egg was hard and no soft yolk, very disappointing.

Loved the view of the sea and the Marina
The staff were very friendly and the food was nice.
The whole Hotel is run down and dirty on arrival we noticed the stairs up to our room was dirty and dusty, we were made to pay for our room as soon as we got there even before they gave us our key. Really should have seen the signs , when we got into our room at first glance it looked nice but then when we settled in we noticed it was dusty and dirty ,the bathroom floor was full of dust the mirrors were smeared and the tops of them were full of dust, under the toilet seat was stained with wee and poo. There were cup marks on the side of the bath. The whole Hotel was a mess in the restaurant on Saturday night a glass was broken and we picked it up but then on Sunday morning there were glass pieces all over the floor still so obviously not cleaned properly if at all. There was still a table with dirty glasses on. The staff were young and one girl was in everyday we were there from about 11am till 12 - 1 am absolutely disgusting so disappointed. We did speak to staff about the situation but was told they couldn't do anything we have to Email the owners. The Hotel is advertised as spectacular 5 star it may have been but its definitely not now and needs to be re graded on your website, only booked it as your website gave it such a good review. Not worth the money .

The Boathouse is in a nice location but really isn't a hotel. It appears to be a restaurant/bar with rooms above. The latter accommodation is a bit basic for the price. The staff tried to be helpful but didn't seem set up to help with staying guests. the fact that breakfast was not available or anyone in attendance before 8am was strange

Location for a meeting the next day
The server who looked after me. Don’t know his name, but he’s from Zimbabwe and was the only member of the team that seemed to care about guests
The place is dated and lacking any care. It’s like stepping into 1990.
It stunk of chip fat and so did I after being in there for 10 minutes, it was gross.
My room was clean but MFI furniture, a noisy fridge plonked on a table, towel ring hanging off the wall, leaky shower, the door that didn’t close properly and pillows that are like concrete bags aren’t nice.
When I arrived at 8pm I was told the kitchen was shut as the chefs wanted to go home. When I queried this I was told they’d cook for me but I felt guilty for keeping staff later than they hoped, despite the website stating food until 9pm.
I was told the bar was shutting at 10pm but they’d let me have a drink but felt I was being pressured to leave, so left at 10.15pm for my room.
Floors were being mopped around me and general tidying up also made me feel unwelcome and no sign was put by the doors to the toilet staying wet floor, which I slipped on and nearly fell over.
I asked for a drink after my meal and was told to settle my bill despite explaining I’d like another after that one and was told I had to settle the bill as the was “the rules” because people had not paid in the past, despite pointing out I wanted another drink and they had my credit card on the booking I was told I had to pay each time I wanted something.
I stayed because the website said it was independently owned and they are, I quote from the website;
“Welcome to the Boathouse
At the Boathouse Hotel and Restaurant, we are committed to providing each and every guest with a memorable experience”
Maybe the owners should live by this, not quote words they don’t live by and should train their team to deliver this service. It was memorable for all the wrong reasons, it was cheap for a reason, but £110 for a room that was like an old Blackpool B&B was hugely overpriced and ambitious with its promises, followed by poor delivery of service and general maintaince.

They are not set up as a hotel, more of a low quality restaurant with some rooms above. Our room was freezing cold, the staff were too busy looking after the restaurant & little interest in checking in. there is no reception, just lecturn in the restaurant. They didn’t provide the breakfast they should have done & when complaining to the supervisor who said that the owner was in the office, but refused to discuss the issues. Now forced to chase for a refund as no response from either the boathouse or booking.com

Location was fantastic. Superb views from our window. The room was very clean and tidy. comfy beds.

Staff were excellent and very welcoming. Continental breakfast included was a nice touch, with paid breakfast options also very well priced. Plenty of parking available and located in a stunning and quiet area with a great view of the marina, and a short stroll's distance to ferry/bus links to get into Southampton City centre. Fridge and Ironing facilities included in the room also very appreciated! Bed was very comfortable and we slept very well.
Room was a little dusty but nothing we couldn't overlook. I don't think the small room is particularly good value for money, however it was at least very comfortable with a generously sized bathroom.

we had a few issues with the room overnight but once we brought it to the managers attention he was very understanding and accommodating and offered a small token of compensation with the promise of sorting the room. staff were friendly and approachable and the cleanliness was exceptional.

Spacious bedroom with huge balcony and views over the marina and The Solent. Close to Hythe Town centre. Nice restaurant for our evening meal. Helpful staff.
Heated towel rail in bathroom not working, so a bit cold. Think full English breakfast should have been included for £160 per night for a twin room.

room designed so gap between table with fridge on it and side table was too small . I got my left knee three times trying to get to the bathroom . not suitable for older people . Shower didn’t drain well and door handle of room came off In my hand . toilet wasn’t fixed properly to the floor and moved .

Staff friendly but too noisy, their private conversations were heard by all, young room cleaner was using extremely offensive language whilst working in public areas or open bedrooms.

We had a balcony room overlooking the boats.
We ate in the restaurant for evening meal and breakfast - the food was good.
An ideal stop, before going on a cruise from Southampton.

the area , the village and staff very helpful
view was a bit disappointing from bedroom as on website it appeared all rooms had a sea or a marina view, we had a courtyard view of commercial buildings

The hotel was in a great location and the room was spacious.
Walls were very thin and the toilet had definitely not been cleaned! Breakfast was basic, unless you paid more for a cooked breakfast.

I thought the staff were friendly and helpful. I wasn't happy with the double room that I had booked - £115,, so asked for a superior room (£145) I paid the difference. Nothing particularly wrong with the original room, just small and claustrophobic and not worth £115.
The food in the restaurant (evening meal) was really tasty and good value.
I dont think the rooms are worth the money.

Some cutlery and breakfast glasses smeared. Could have been cleaner. Easy swaps though.

The location was perfect, so quiet and peaceful with lovely views of the harbour.
There was nothing I didn't like. We had to report out door lock as it was very loose. Other than that, we couldn't fault it.
