Bref on recommande à 100%, super rapport qualité/prix!

Pet-friendly and a great location. Rooms were a good size and bathrooms recently renovated. Location makes it totally worth it. Community fridge/dining room and always stocked with free water. Also, not immediately intuitive, but a great little coffee shop/churrería on the rooftop, accessible through the lobby. A nice little escape from our life on the Riviera Maya.
Did not have the option for any bed larger than a double, but the beds were comfy enough. Keep in mind it gets daylight in Valladolid earlier than other places on the Yucatán, so plan accordingly.

Kamer erg klein en best donker.

No elevator.

The room was large and the free coffee was nice. The garden is pretty and the location is good.
the showers weren’t great and the pool is out of commission and there were promises of it being fixed ‘tomorrow’ everyday.

Comfortabele bedden, gratis water en koffie, fijne douche en een klein maar fijn zwembad om af te koelen. Op loopafstand van alle leuke tentjes.

Comfortable bedroom and nice facilities. Coffee and water available at all times. Friendly staff.
The bathroom sink was too splashy.

Excellent location near to the main square, staff were incredibly helpful and friendly (the lady on reception on Sunday evening managed to have our laundry turned around in one evening rather than next day - she went above and beyond without even asking!)
Room is comfortable and the free coffee/tea and water refill station is very needed and appreciated and makes this place very competitive with others. Pool area looked nice but we did not get a chance to use it.
Shower was good pressure - rainfall shower head.
Lock/main door felt a little flimsy and the bathroom door lock could also use a little fix as well.
No blankets in the room so would have appreciated that when the Aircon drops a little low!
3.0 / 5.0
Proximity to town, restaurants and cenote.
WiFi is good too.
It’s clean.
Evening staff were great. I appreciate I can’t speak Spanish and that’s absolutely my fault, Day staff don’t speak English.
smell of rubbish bins constantly by the pool. (hotels/ restraints near by have their bins by the party walls so constantly smells) - general pool is pretty dirty/ tired.
NO safe in the bedrooms for valuables.
The bedroom doors are not external doors, sounds pathetic in a country that has temperatures of 35°+ but, a cockerel in the assumed building next door (sounded like it was under my bed) goes wild at 4:15 am. That sets every single bird off in the area to have a sing off. Impossible to get back to sleep when 200 birds begin their own song and a cockerel keeps going until minimum 7:30am.
Curtains in the bedroom were non existent. it’s a shade so again, as soon as the sun rises the room is filled with light with a tiny reduction by the blind. gaps in the door frame and door also let through light, as does the bathroom window and under/ around the bathroom door. AC on a night also lights up the bedroom, meaning there’s literally no darkness in the room on a night.
it’s absolutely our issue being non Spanish speakers, and I appreciate that - but the staff on an evening were fluent in English and 10000% helpful. however, the day staff spoke zero English. surely it’d make more sense to have the English speaking staff on during the day when people want to check in/ out. ask for advice/ make bookings etc?
Bathroom clearly has a damp issue as you can smell it. not horrendous, but they have to put a spray in the bathroom that goes off every 20 mins, again, just a little disappointing.
appreciate I sound like a snob/ moaner. I’m really not, I just want to leave a genuinely honest review. it’s got some potential, but needs a complete face lift and better management/ structure. could be a complete gem in the centre of town!

It’s very well located and the staff was super kind and helpful. The room itself was clean, spacious and equipped with all relevant amenities. Would definitely recommend. Water and Coffee are available all day long and for free.
The only two things that we missed were a hairdryer and hot water for showering.

Hotel has great central location, easy to park on the street. Tea and instant coffee all the time (24h) are available next to the reception. There is a big fridge in the table area so you can put there something (no fridge in the room) or microwave to prepare food if this is the case. Valladolid is just a beautiful and authentic city with so many places (cenotes) etc. to see around in close distance.
Hotel Modern is just a name, it is more like Hotel in the style of hostel rooms. We did not like that the window is turned to the corridor and you cannot open that because someone can pass by. When we came back we had in the room on the wall animal called Moorish wall gecko (the wall is full of them at night) so it would be good if they could not pass under the room door (which was easy for that animal). After we took it out we put something under the door for them to not pass.
Moreover after sheets were changed we got some bites at night which was not a pleasant experience. Room is dark. Hotel is not very good as the booking rating show.
It is not hotel fault but there were neighborhood roosters doing noise in the morning (make sure to take some earplugs). For me that was not an issue and I do not see the issue in that.
