Cleanliness and proximity to bus stops.
Maybe if you could provide kettle in the room.
Breakfast is really good but if you stayed longer different choices should be offered.

Phoenix was a lovely small boutique hotel with attentive staff, comfortable beds and a great breakfast.
If you are older or have knee issues, you might have an issue with the stairs to the upper levels, but that was also part of the charm of the building.

Vienodi pusryčiai, griežtas pusryčių laikas, jei reikia vykti ankščiau į ekskursiją, - pusryčių negausi, išvykimo diena- nei pusryčių, nei sauso davinio ( nors viskas sumokėta). Labai keisti savininkai ( vyrukai). Booking .com turėtų pridėti įrašą, kad viešbutis pageidauja/mieliau priima vienos lyties poras. (Savininkai laido nedviprasmiškas užuominas, tuo pažeisdami kitų (normalių) žmonių teises).

Just about everything was very good.
Seniors need to be very caution in navigating the stairs --inside and outside.
Staff was accommodating but one gentleman's manner was a bit tart.

Very friendly owners, good breakfast, very clean room. Located on quiet street just two blocks away from a main street with shops and restaurants. 22 minute walk to bus terminal, but near a bus stop if needed.
Not suitable for someone with walking issues.

Central location in Reykjavik easy for bus tour pick up points, clean room - comfortable bed - decent breakfast...very knowledgeable and helpful owners - 24hr reception desk.
The front entrance is locked 24/7 room key must be submitted every time you leave the hotel.
This is more of a guest house or B&B not like a hotel.

The location was great, breakfast was wonderful and the 2 guys who owned the hotel were fantastic. We were looked after very well and really enjoyed our stay.

Wonderful, tiny hotel with extremely nice owners. I highly recommend this place. It's a cosy hotel, well located in the center of Reykjavik. Old-fashioned interior is charming, everything is clean and breakfast is good. People who own this place are the spirit of this hotel - guys, we loved your sense of humour :)

Very friendly hotel within easy walk of the sights of Reykjavik. It is possible to park free either outside the hotel (if space available) or within 4-5 minutes walk otherwise. The two gentlemen who run the hotel are very friendly and happy to help, also have a great sense of humour!!

We loved this hotel which was very comfortable and friendly. It has a truly Icelandic character, unlike the large 'international' style places, was impeccably clean and we were warmly welcomed with help about our stay whenever we asked for it. It is right by the bus station and just at the end of Langavegur, one of the oldest streets in Reykjavik and full of cool shops and bars, leading us to the old town centre in 10-15 minutes. The breakfast is excellent and the reception is always open. We would love to return to Iceland which was amazing, and would definitely stay here again.

The phoenix hotel was such a lovely place to stay. The hotel was cosy, rooms were spotless, they even did a turn down service with a chocolate on your pillow in the evening! The staff were very friendly. Breakfast was good and we really liked the skyr!
Excellent location only a minute walk to where all the bus tours can pick you up. I would definitely recommended staying here.

Sharming, little hotel with 6 rooms. Friendly and serviceminded owners. Very good breakfast that was served on a plate. Little bit different from day to day. Clean rooms, and fresh towels every day. The location was great. Near city center.
Maybe a watercooker in the room so you could make a cup og tea or coffee.

Super charming place, antique style. The room was big enough, bathroom had enough shelf space to put down clothes and toiletries. Bed was comfy, the pillows were soft and fluffy, big enough for good support. There was a wardrobe, a beautiful desk and an armchair, and free wi-fi, all you need. Everything was clean. The breakfast was simple but very tasty, a bun with several different toppings and egg or tomato, and lovely skyr with granola, juice and coffee/tea. The hosts were friendly, chatty, told some fun jokes and good bits of trivia about Iceland. Located very close to the city centre, very close to a bus stop, and totally walkable distance from bus terminal.
It would be nice if there was separate shampoo and conditioner in the shower, but the soap was fine.
The bed was a little short for a person over 180cm but it worked.
The doors and locks were a bit loud.

I had an amazing stay at the hotel!! The hosts are great! Always happy to help if you have questions. They really made me feel like home. The hotel rooms are lovely too. They are beautifully decorated, there is a lot of space and the beds are very comfortabele! I will be back for sure!!

Staff were super lovely and offered a wealth of knowledge about all of Iceland. Location was great and free parking readily available on the street. We loved our stay! Some other reviews point out that they didn’t like that this is a B&B and the owners have some more rules vs a standard hotel. In our experience the staff were very accommodating and available.

The hotel was very well placed for the shops, bars and restaurants of central Reykjavik. We only had a short walk to them. The room size was great, beds were very comfortable and the staff were so friendly and helpful. Good value. Hotel very clean and felt cosy.
No allocated parking, but we got a space each time outside. Breakfast was good, but repetitive over the 3 mornings. The rooms and hotel had no refreshments, we had to go out for them to local supermarket (5 mins way), would have been nice to have had a kettle/tea/coffee in room.

Lovely little hotel with lovely owners who happily share their knowledge about Reykjavik and Iceland.
The rooms are very charming and clean,
the hotel it located just a few steps from Hlemmur, one of the two big bus stations in Reykjavik from where you can easily get wherever you want.
When you follow Laugavegur east from the hotel, you get to the shopping area of the capital.
All in all a great place to stay, the only small drawback being the location, which isn't in the inner centre of the city, but some 15 minutes walk away.
Will happily come again.

The rooms were very clean and the interior design was nice. Friendly staff.
You'll be dependent on the staff to get in and out of the hotel. The best part of a hotel stay to me (and probably many others) is the buffet breakfast, which they don't provide. They generally offer little flexibility regarding dietary restrictions or preferences. Had I known how the breakfast was, I would have booked a different place instead. With the price and the reviews, I expected the property to be the same level as other hotels in the same area, but unfortunately my expectations weren't met.

We liked the comfortable bed, clean room and regular laundry change.
We like the continental breakfast which kept you going for most of the day.
We parked our hire car outside the hotel on the street as this is free.
The sulphur smell from the water but you do get used to it and if you let the water run it will disappear.

Manager was snide. No minifridge available. No ice or means of refridgeration. Would not allow us to place our cold packs in hotel's freezer He was very rigid.
Assistant was great. He was very helpful in suggesting places to go, restaurants, and ways to navigate the city and tours. Opposite of manager

The hotel public areas and our room were beautifully and tastefully furnished. The bathroom looked like it has just been remodeled: stunning! It was great to have a separate sitting area with desk and table as we flew home from Reykjavik and had much reorganizing of luggage our last night at the hotel. The breakfast was presented on a tray with a variety of delicious goodies including crunchy addition to generous yogurt. Our host was engaging, helpful in his suggestion for how to spend our last few hours in the area before heading to the airport, and very helpful having taken our suitcases by hand to our second (we'd consider it third) floor room. The bed was wonderfully comfortable. The location allowed us to walk everywhere. Parking was free on the street in front of the hotel. We had expected street parking to be fully occupied and we would need a public garage. Thank you for a great stay.
A bit of choice at breakfast that could be made the night before would be awesome such as a different juice for those of us who favor reduced-acid foods, etc. Alternatively, I could have mentioned this at check-in. Tea availability outside breakfast hours, perhaps with a biscuit, would have been a nice addition.

Nice and clean room. Very good location, very close to several bus stops (where tours start) and the main street with shops, restaurants etc. Nice breakfast. Great staff - very friendly and helpful, gave me advice about places to visit, food to try, shared information about Iceland etc.

DONT STAY HERE NO MATTER WHAT. Spoke to the police as well.
the manager is the worst ever. He was very rude and sarcastic all the time. He barged into our room and threatened us because we were 5 mins late for check out. He almost came to hit my lady. He refused to leave the room. Horrible horrible manager. Please don't stay here as you would need to leave keys with them whenever you go out. Unprofessional to the core and doesn't know how to treat tourists. There are plenty of better hotels. Skip this!

The hotel was immaculate, super clean and all the furniture was shining. our room was cleaned daily, our towels were changed daily, at the end of the day we got a chocolate on our pillows… lovely place. so many beautiful and thoughtful details. The hotel was quiet and walking distance from everywhere. There were super good restaurant just steps from the hotel.
We couldn’t storage our luggage earlier than checking time, but I think it’s a common thing in Reykjavik.

Close to city centre and a few minutes to bus stop for tour pick up point. Room was very clean and the hosts very helpful. Breakfast was filling and the bed super comfortable. Wifi was quick, bathroom was clean and the Icelandic mineral shower nice and hot.Best 2 🌟 hotel we've stayed in.
Not really anything that stands out. The slight sulphur smell from the shower didn't bother us and was explained on arrival by the hosts as its naturally heated from geothermal activity. This was similar when we stayed in New Zealand at Rotarua

The Hotel Phoenix was our last place (and favorite) of stay during our month long journey through Scandinavia and Iceland. It came after a Viking Ocean Cruise and stays at Hilton's in Stockholm and Helsinki. We had the best experience as the hotel owners treated us in a special way and helped guide us during our time in Reykjavik. Of course, the breakfast was over the top and the location provided us quick access to the downtown happenings as well as the bus stop for our Golden Circle and South Coast tours.
