The place is totally unsuitable for a hotel/b&b/guest house. I am surprised the property is on booking.com and is licensed by the Scottish tourist board.
The cost per night is totally unacceptable based on its conditions and ZERO amenities.
The owner is impolite and indifferent.
When we arrived (2 adults + 1 child) we were placed in 3x4 sq. meters room, with 1 double bed and 1 single bed for our child that we had trouble walking around in. There was a "fake" fireplace with an electric heater in our room and nowhere to place your laptop or sit except the bed. We asked for a larger room, and the owner coldly said yes, without any real concern as to why we were dissatisfied.
The new room was larger but colder, heating is on ONLY between 9-10:30pm every night only. Our bathroom/shower had an uneven, inclined floor, which was totally bizarre. The carpets and drapes were really dirty.
There is a sign "Scottish Music tonight at 9pm", where the owner plays scottish songs in the breakfast room. One of the nights we were cold, time was 9:30pm and the heating was still off, and I had to interrupt the owners music session (was just him + 1 person audience), to politely ask him at what time he would turn on the heating; his reply: "in 10 minutes or so".
Breakfast was super basic, cereal and FULL FAT milk, and toast with jam and thick pieces of cheddar. The staff were polite and helpful, but our stay at this place has tainted our Edinburgh holiday.
Last but not least, the prices per night for this place are absolutely CRAZY for what it is. It is the proverbial tourist trap.

Freundliches Personal. Das Frühstück war gut. Gute Lage. Einfach zu erreichen. Zimmergrösse war in Ordnung. Dusche und WC ausserhalb vom Zimmer war absolut kein Problem.
Etwas unbequemes Bett. Könnte mal einen Anstrich vetragen. Möbel, Wände und Böden sind doch schon ziemlich in die Jahre gekommen.

Spacious family room with ensuite toilet and shower. Very friendly staff and facility to Park my car, the owner also allowed me to keep my car in the car park after we had checked out so I could take my family to a show before driving home.

We stayed there for four nights and really enjoyed our stay. Prices were high due to the Fringe Festival, though. The room decor felt like something out of a Jane Austen novel and, which we liked. Everything was clean and we felt comfortable. Overall it was a geat place to stay in Edinburgh.
We felt that the breakfast could have been better (more options), but maybe they don't have a kitchen on site.

Very nice staff. They helps you anytime with everything. Nearby stops bus so our family could reach any Edinburgh points for only 10.5 pounds a day. On site there are two parkings - enough spaces
Breakfast better bring own ham because hotel don't provide any meat or eggs. Hotel is not renovated

I like the fact that it’s not like a hotel but a big house. Loved the big room with Scottish designs :) It was also nice and convenient to have breakfast included!
I thought a hairdryer would be provided but we didn’t find one :(

The continental breakfast was ok, I had some toast and some fruit and coffee, and some home backed cake. I enjoyed the Scottish music in the evening.
As soon as I walked into my room, I was quite disappointed. Quite small, outdated decorations, furnishings and walls. The single bathroom was shared between quite a few rooms, so wasn’t always available!! The hospitality was poor - I told the owner that I had red stains on my towel (I hope they weren’t blood), however he didn’t apologise and just looked quite perplexed as to why I thought that was a problem, and even asked if I needed a new towel!!! During check in, I was greeted by a staff member who wasn’t very friendly, however the staff member I had the next morning at breakfast was excellent as he even leant me a phone charger that I desperately needed to use for a few hours, that was a really nice thing of him to do! I found the owner quite awkward, as if he avoided eye contact.
The walls and ceiling were thin so I could here everything upstairs, which interrupted my sleep as I was falling asleep- I could hear footsteps above and the sound of water being turned on.

The staff were very friendly and tried to be helpful. Breakfast was nice and simple. Location quite central.
The room was very cold. Got an extra portable heater which helped a bit after the first night. We had to ask for a bedsheet to put under the comforter.

Rooms are extremely small for a family of 3 adults, but given that the property is historic, this can be overlooked. In The breakfast, it will be god to add some meat or eggs at least.

Location was good, staff and owner very friendly
Disappointed with the breakfast as there was no hot food or even porridge offered. You just got toast, cereals, cake slices, a couple of choices of fruit, a plate of sliced cheese and a pot of hot water to make your own tea/coffee. We paid just under £600 through booking.com for 4 nights and even though accommodation in Edinburgh is expensive we felt we didn’t get good value for money.

The room was lovely in a beautiful old house. The breakfast was healthy and tasty, served by a nice young man. The location was convenient to our sight singing. The music in the evenings was fun.

very dated interior decoration; not enough floor space in family room for travel cots, luggage and four humans (I did enquire about this prior to arriving but didn’t receive a response), not sure why we received a plate of sliced orange cheese each morning at breakfast?!

I liked the atmosphere, the Scottish feel about the place and the songs at night.
I actually liked the place so much that I tried to ring to book more days later the following week. However the phone number given in the booking.com Web site is wrong so consequently couldn't contact the owner. Very disappointing.

Everything’s was great. The host are very very nice, the location is great, and the daily concert at evening is awesome. If you want to have something traditional and something really good then this is the place for it!
