We like the location. We feel part of locsl neighbourhood.
Beautiful clasdic Kyoto courtyard architecture
Self check in can be daunting, especially when tired. We couldnt open the entrance door, till we realized we have to slide open. Assumptions....

Very charming, good facilities, good location, very good value for the price. Very good communication.
The mattresses were too soft.
It was also not possible to leave our luggage for a few hours after check-out.

It had everything that we needed.
No fall protection at second floor. Poor soundproofing

Super cool place. Very local / but still not far away from city center / location. Interesting to be around 100% locals, not any tourists as we could spot. The house has been very nicely refurbished, supercool design, combining Japanese style with modern building materials. Superb beds and a very peaceful night. Superclean. And friendly staff with excellent English.
It was a little bit cold in the room, in spite of running the heating since we arrived, the first floor remained rather cold. But - it was to be fair - pretty cold being Kyoto. We even had snow falling while using the foot-bath at arrival. But to be fair- the sleep on the second floor was perfect. Not too hot, not too cold.
