We had a family reunion there after a Savannah wedding. It was phenomenal! Wonderful common areas to master and relax: nice living room, large dining room table, large kitchen, fabulous screened/enclosed porch, and lovely deck. More downstairs too. The location was perfect - right on the beach, especially good for small children, and just a few steps from the IGA. We had 4 couples, so the 4 full baths were fantastic.

Wonderful location for 9 girl cousins to spend a week. So convenient to walk to the beach. We shared beautiful photos of sunrises and sunsets. 4 bathrooms were great for 9 women. We loved being out on the deck and there was plenty of room inside the upstairs living room to eat, play games, make tee shirt designs, and talk. The kitchen was a little tight when more than 2 were there but we cooked breakfasts, lunches and dinners together. The twin beds downstairs were comfortable. The king size bed could use a new mattress. The decor was lovely and we took pictures of some cute ideas for decorating. Overall, everyone had a fantastic week together in this house.

I love the location of this house! I am 93 years oldand the porch and deck are great for me.There were 2 things wrong: the baby gate needs to be replaced/the water in the master bathroom sink was almost stopped up. The repair man came and it improved but was still slow to empty.

The propery was perfect for our family beach trip. The location to the beach, shops, restaurants and grocery store was ideal. The kitchen was well stocked with necessary tools for cooking/ eating-in/grilling.
The property manager and guest services were a pleasure to work with. We look forward to visiting again soon!

Loved! Loved! Loved! Our stay could not have been better! Our group enjoyed the large dining table comfortable for 10 of us to eat and play games. The indoor porch had ample seating for all and we took advantage of the deck with beautiful ocean views all weekend! There were plenty of beds and bathrooms too! A great find and plan to return here on our next trip to Tybee! Thanks for hosting us!

Our stay at Twelfth and Ocean was peaceful and relaxing. Morning walks on the beach followed by reading on the screened in porch were the highlight of our days. Easy parking at the house and a short walking distance to the market and a nearby coffee shop were also very nice as you have to pay to park on the street in Tybee. The kitchen was well stocked and plenty of clean, fluffy bath towels for all of us.We had some minor issues upon getting to the house as we had been provided the incorrect code to get into the house and the information book had the wrong wifi password. We were able to clear these things up fairly quickly.

Overall, this house is in the PERFECT location - beachfront and within walking distance to grocery stores, shops, and restaurants. We had a group of 6 women staying 4 days and we would rent this house again in the future.PROS: location, size of house, number of beds, kitchen is small but very functional for large group, clean, back porch was awesome, wagon and chairs were nice to haveCONS: could use a deep cleaning and a freshening up such as a coat of paint and better linens; beds/pillows were not super comfortable, beach chairs were stinky, no beach towels

The porch of the living room was wonderful. Much time was spent there. Spectacular view of sunrise and sunset. Beautiful vegetation. Also appreciate the house’s amenities.

The house was wonderful! We had 8 ladies that ranged in age from 52 - 79. During our stay, Hurricane Ian was threatening a second landfall near us. Kelly with the management company could not have been nicer or more helpful. She even brought bottled water to us in case we needed it - which, thankfully, we didn't. Even though the weather wasn't cooperative, the house was roomy enough for us to enjoy quiet times away from the group as well as fun meals and games around the dining table. And, the screened and glass enclosed balcony was the perfect place to watch the weather roll in. If we ever decide to make another 11-hour drive to Tybee Island, we would very much like to rent this house again.

Our family had the most amazing vacation in this home. The beachfront location is perfect. We were close enough to walk to the market and restaurants. The kitchen was well stocked. The dining room and den were perfect for us all to gather. We each had plenty of space for alone time to rest. We highly recommend Twelfth and Ocean!

What an awesome property. It was steps from the beach and a short walk to the only grocery store on the island. As a bonus, the cottage came with beach chairs, umbrellas, boogie boards, sand toys, and even a wagon to bring ecotourism/from the beach. The whole family loved our stay and we will be back next summer.

Wonderful time. Second time at this rental. Has everything to suit our needs. Had some problems with dryer upstairs though. Probably an easy fix. It wouldn’t get hot and stay on for any length of time. Will most likely request it again next year. Jim has been a great agent for us for several years now

2 12th street is the most accommodating house.! We love the large covered porch and especially love the uncovered porch - both overlooking the ocean. Bedrooms a great as well as the bathrooms. The decor is perfect and the kitchen had all anyone would need. Thus wad our 6th year at this house! Can't wait for next year!

2 Twelfth Street was perfect for our vacation. As close to the beach as you can get. The house was nicely decorated, exactly like the pictures online, and came with everything. Watching the sunrise from the sun deck was awesome-even the kids woke up early to see. Location was great, walking distance to the pier and several very good restaurants.

Charming house, full of personality, with a porch and and deck overlooking the sand dunes beside the beach, with the boardwalk to the beach just a few steps away. Upstairs/downstairs living arrangement is perfect for two families or for older & younger generations. The street is quiet and private.

I have been going to Tybee Island for 52 years! Since we became grandparents, we have reserved a house on the island. This was the 10th year. This is by far the best house for us... We have 6 granddaughters ages 15 through 2 and the rooms downstairs were perfect....even has a kitchen and laundry room! Perfect! The location is the best! A very convenient boardwalk just steps from the house made trips to the beach easy and safe for everyone! Also, the grocery store is just a minute away! Perfect! The large sunroom on the second story was divine! Sunrise in the morning and sunset in the afternoon. We will be reserving this perfect beach house each year!????????????

Location, Location, Location we chose this property because of it's Location along with the size, bed rooms, bathroom, view and did I mention Location "GREAT". We also chose this property because it was away from the big crowds but not far the restaurants and stores. Because of our nations current situation (COVID) we didn't want to be around allot of people and this was perfect. The only reason I rated satisfaction a 4 out of 5 stars was due to the city deciding to close the bridge to the beach for repairs, had nothing to do with the property. Hopefully when we return and we will return all the repairs will be done. Oh by the way the staff was very professional, helpful and nice so sorry I can't remember their names very nice friendly people. Thank you for the get away...

Our Christmas vacation allowed my family from North Carolina, my sister's family from Alabama, and my mother in a assisted living in facility in Savannah to get together to celebrate Christmas and enjoy the beach. The weather was perfect for that time of year, and the sleeping accommodations and living area made for a very comfortable, relaxed social gathering.

Our family absolutely loves this house! We have rented this house in the past and will book again for our next Tybee Island vacation. Our family feels at home in this house and loves its proximity to the beach and grocery store. Everything you need for your vacation from beach carts to beach towels are in the house as well as an awesome deck and screened outdoor seating. Mr Heflin is always pleasant and available if needed.
