Very powerful AC
No staff on site. Property is very difficult to find as there has been a name change so no local business owners could tell us where the property was. Very very narrow staircase up to rooms which was difficult with suitcases. Safety is an issue as there’s no reception & you’re relying on the common sense of others to close the main property door that leads straight out onto the street at night. At least half of the time during our stay that door was left swinging open by other guests. We stayed three nights and the maid only arrived once, a day after I had reached out via WhatsApp to request more towels. On our last night we had a cockroach that disappeared through a crack in the bathroom door

The location is great-- right on the main pedestrian thoroughfare with restaurants all around, an easy walk from the ferry terminal, and just a block from Playa Norte. The owner was responsive and helpful, and has also negotiated discounts at a few area restaurants and the Green Demon Beach Club, which we appreciated. There also was a big water dispenser on the 3rd floor landing, which was helpful for filling up our water bottles for the day. (They also offer coffee and tea.)
In the bathroom, the sink was beautiful, and the shower was huge. The sheets and towels and pillows were high quality, and the bed was comfortable, which was a highlight.
Beware if you're tall, as the building is not made for people over 6 feet. I hit my head walking into the building, as the stairs are steep as soon as you walk in, and you need to duck when you start up. Similarly, there's a big step up once in the room into the bathroom, and you'll hit your head if you don't duck. The stairs up to both floors are also quite narrow-- need to use caution.
We stayed in the Quintana Roo room on the 3rd floor, supposedly the quietest room. While there is a warning that music can be heard into the night, only upon staying did I realize why it's so loud. The door to the room is flimsy and not insulated. In the morning, you can see light coming through the middle of the door. If it were replaced by a solid, insulated door, it might not be quiet, but it would be a much more manageable volume.
The curtains could do more to darken the room, keeping light out in the early morning, and the TV was tiny-- actually difficult to see, given how far away from the bed it was mounted on the wall. There was a problem with small ants, which seemed to come in from behind the a/c unit, though the owner said she'd have it addressed (I'm sure this is a tough problem to solve). The other a/c issue, though, is that it took over 5 hours for the unit to cool the room down to the temperature at which it was set. I understand it takes time, given the heat, but even if the door isn't optimally insulated, the a/c should do a much better job than it does.

The pillows were really firm/ hard and could have been a lot more comfy and Soft and the bed could use a pillow top cushion to make it a bit softer.

Great location in the heart of the northern part of the island. Walked to the property from ferry. Was met out front by Jo. She communicated very promptly and always responded quickly to questions and requests. The A/C is great as well as water pressure and hot water. The bed was AMAZING. There is a fun terrace on the rooftop that includes cold water to fill water bottles that I really appreciated. Coffee was also available. The decor is super cute.
You know what your getting into with the music at night. I wore earplugs and it helped a lot. Although I appreciated the austere vibe of the decor - I found it impractical for real life. There are very few “surfaces” to put your stuff down, nor hooks to hang anything like wet bathing suits etc. So you are left to put your stuff on the floor. I didn’t love that. And could be an easy fix with a couple additional pieces of furniture. The sofa in our room was unusable. You just felt springs when you sat in it. The towels are hard and “crispy”. Some minor fixes and this property will be really great!!!!

I liked the location, easy to find from the ferry port, close to the beach and plenty of restaurants around. Jo was very friendly and helpful. My balcony looking out onto the street , a nice place to sit in the morning watching the street come alive.
The smell of stagnant water in the bathroom. They maid only came 2 out of my 4 days.
The resort wasn’t quite what I thought it was, it was much more touristy and busier than I’d expected. Although I’d known there would be loud music, I’d not expected loud music from a number of bars at the same time all competing to be heard.

Jo was very responsive to any of our needs. The location is so close to everything and that does include the bars and music. We knew the music level before booking and were prepared. We were there for fun, not quite relaxation.

Everything was bad.
No reception, so when you have problems, there is no one you can talk to.
Cockroaches in the building. No internet, had to go to restaurants and ask for internet to contact the owners.
They told us that we can change rooms until they spray our initial room to get rid of the cockroaches. Imagine thinking to get rid of them by spraying. Once there always there. They think you are dumb.
Some pictures make you think, that there is a window, but there is none. You feel like in jail.
The owners of the hotel enjoy their life on Mykonos and Jamaica, while their guests have one of the worst stays ever, while denying any compensation for the emotional damage.
It is very loud until late night, the smell of meat is in the air the whole day and night.
The smallest problem but probably one of many lies that are going around there, they told us that we can enjoy a free welcome drink in the tres mentiras bar downstairs. When we went there, no one knew about that, they looked at us like we were ghosts or something. They said „ one moment“ and went back to their friends and did nothing.
all in all, Save Money guys, don’t go there , don’t waste money, don’t make that destroy your holidays !!!

This was like trying to sleep in a night club. DO NOT STAY HERE IF YOU WANT TO SLEEP. Music blasts until about 2am. I didn't take the reviews seriously and I wish I had of. We had to leave early and get a new hotel as it was so loud.

Cozy and spacious rooms, with a furnished rooftop. Great location: right in the heart of Isla and 3' walk from Playa Norte. Jo, the property manager, was friendly and helpful. Guests enjoy 10% discount in a couple of bars / restaurants nearby. The Tres Mentiras Bar downside is definitely worth a visit :)
Cleanliness needs improvement. The Wi-Fi is unstable and weak. The smells from the surrounding restaurants might be overwhelming at times, but that's the price to pay for staying in the Main Street of the Isla :) One suggestion, if I may: It would be great if the rooftop had more plants and a shaded area.

Clean spacious room, Jo the owner/manager was quick to respond however she did not give us a refund. Close to playa norte and bars and restaurants.
The location is directly above a bar (multiple bars) that BLAST music until 2am every night. If you don't sleep until after 2am its great. Otherwise there will be absolutely zero sleep because it sounds like you are literally sleeping inside of a nightclub. We had to change rooms and the property refused to refund us any of our money even though we stayed for about 10 hours but paid for 5 nights. This property needs a warning in large bold letters across the front of it warning of the noise. I did not receive a warning message or a warning email even though I was told it was sent. I also think it is ridiculous that this property sends a warning message AFTER YOU BOOK! Especially because the rooms are non-refundable. The warning about the noise should be higher on the page in the general description in bold print, it is down at the very bottom below the customer reviews. This property hides the noise information at the bottom of the page and makes rooms nonrefundable. Talk about a scam. The property and Booking should be held liable to either refund money or be up front about the noise on the top of the page.

Location is excellent, everything you need is close, lot of restaurants. And Tres Mentiras restaurant have an incredible ceviche. Something that I really like was the security, you feel secure and that’s really important

I absolutely loved the Mexican charm of this hotel. The decorations were beautiful, my bed was comfortable, and for flying solo the location was perfect. it was a 2 minute walk to the beach and a 10 second walk to delicious restaurants and shopping. The roof top seating area was so pretty and quaint. Right in the middle of town, but I felt far away when gazing off the rooftop. JoJo was a great host. I didn’t get to meet her, but she responded quickly and satisfied all of my requests. Plus, as a guest at Tres Mentiras, you get discounts at certain restaurants. The local food was very delicious.
My room was on the roof top, so the two sets of narrow stairs without railings became a little cumbersome. But by no means did this ruin my experience at the hotel.
the coffee pot and microwave were located on the top floor in a communal location. They both looked a bit dusty like they hadn’t been used/cleaned in a while, so this deterred me from using them.
One of the eight nights I stayed there, around 3am construction began on one of the buildings on the main road (which is right where the hotel is located). It was very unexpected and jolted my senses. The music plays very loud every night until 2am. This doesn’t bother me, but the noise level could prove to be too much for some.

it was much too lively for my age group-the nightlife was going well into the night, every night. The wifi was practically non existent in the building, contrary to what the management stated-and that was a game changer. I had to go somewhere else each day to check my family and business updates. not good enough in 2022.

No windows in the Chiapas room to see outside. The windows were frosted and did not open.
DO NOT UNDER ESTIMATE THE NOISE LEVEL!! We were expecting some street noise and music from restaurants and bars. The problem is directly below you in the bar that starts up around 10 or 11pm and goes to at least 2am. Techno noise that rattles the doors and windows and vibrates your pillow it's so annoyingly loud. You've been warned! Jo is a lovely person and I guess unable to do anything about it.

The location is good except for the NOISE!!! Bed was comfortable but pretty dusty underneath. AC works well and little frig was nice. Did have 2 beach towels.
The shower head literally went in 15 directions, The door opens inward due to TINY space so it leaks water on the floor no matter how hard you try not to. Toilet only flushes once every 4-5 minutes, No one ever cleaned the room or left new towels. Never saw or heard from a sole. Definitely low budget! The restaurant bar was ridiculously loud obnoxious until 2:00am everyday and no one was in there but a DJ and one lady. The noise was warned but the level is just stupid for no monetary gain. Oaxaca room on the front so avoid that. The one chair on the 20” balcony is dirty and useless if the curtains don’t fall when you open the sliding door. Needs a microwave, safe and table with 2 chairs.
