We enjoyed our stay in this beautiful home immensely, and would definitely stay here again! The updated photos on the listing and description of this property really helped us visualize how we would use the space during our stay.
Communication with our host, Janie was excellent and really helped us feel at ease as we got closer to the time of our visit, during our stay and our departure.
The pool was a HUGE draw and we enjoyed it EVERY day and often, multiple times a day! The gazebo beside the pool and the grill were beneficial and convenient. We enjoyed eating our meals on the deck,, with its gorgeous view of the ocean, sights and sounds of the doves, cardinals, sparrows and myna birds and loved seeing all the little anole chameleons amongst the trees. The outdoor toilet and shower were a huge help to have, especially with a preschooler in our group! The washer and dryer was really nice to have as well. Cooking rice, eggs, portugese sausage and bacon every morning was easy, with everything provided in the kitchen and close by stores like Safeway, Target, WalMart, Costco and a little local store up the road.
Though the house didnāt have air conditioning (as most houses donāt), all the fans, windows and doors being on and open while we were āhomeā and the fact that the house sat higher on the hill, kept it cool and breezy. Frogs at night along with traffic noise didnāt really bother us.

We loved our stay. It was a comfortable place with plenty of room for our family. The location was good and getting around the Kona Coast area from there was fairly easy. The pool and yard was great. We enjoyed our stay there emensely.

My family enjoyed our time on the big island. The house was perfect for us. A relaxing swim after touring the island was a must. We had zero problems and appreciate that janie was going to be there if we did. I highly recommend staying here if you're looking to relax and have a nice, relaxing place to stay. Janieās house was the perfect spot for our group of 9. Lots of room for our two families. The pool and basketball net kept our kids going when we werenāt touring the island. Sitting pool side watching our kids smile all day was the best! Bring your own basketball as Janie had 3 taken from the property. We bought one, but took it with us. No sun umbrella on the property so bring one or buy one there. Super convenient address from the airport and for heading into town or going north to HÄpuna Beach. Matsuyama Food Market at the top of hill and in Texaco at the bottom of the hill for quick purchase items. Most of all, communicating with Janie was easy. We really hope to come back to this property. It is fantastic for large family groups. Thank you again for a wonderful 9 days in paradise. P.S. the sunsets are breath taking!

We had an OK time in this house. The major downside is the noisy street right next to it, which makes hanging out on the lanai to enjoy the sunsets less of a relaxing experience. If you've spent the day exploring the island and then want to come back to the house and enjoy the pool and outside sitting areas, it's hard to do that with cars, trucks and motorcycles zipping by - all going full-throttle due to the steepness of the street.
Some reviews mentioned this and we should have known ahead of time that this will be an issue. Oh well, we still had a good time on the island - it's Hawai'i after all!
Pros:
- Janie, then host, was very responsive and courteous
- the house was clean, roomy, and had plenty of towels
- the provided coffee capsules were a nice touch
- the view is great
- the lanai is nice
- there is a pool and separate outside BBQ/sitting area
- there are lots of birds and their singing and chirping is great
Cons:
- very noisy street right next to the house
- there's little privacy in the pool / BBQ area and in the living room
- the pool / BBQ area is right next to the street, behind a low wall. You really don't want to hang out there, due to the constant traffic and being visible from 3 sides
- the skylight with no shades and the missing blades on the blinds in the bedroom make it hard to sleep in
- either the sun wakes you or (more likely) the morning traffic starting at 6am
- the price is pretty steep, given the negatives

First time using Vrbo and we had an easy experience with the property and host. Small group of long time high school friends here for a wedding. The property made for a good base and place to relax at the end of the day. Based on the photos, it appears the residence was recently updated inside and looks nice. Good view of the ocean. Fair amount of road noise being of an arterial road on the hill side but not a big deal at all. Would stay again!

The location, relative to the beaches we visited, and layout was perfect for our needs. The children loved the pool and the sunset view was excellent. Check in and out was easy and the host was great with communication.

Overall we were very happy with the property. As with every VRBO property the pictures look better than the actual home. The owner was very very accommodating. The view was awesome. The home was nice and roomy. It needs to be updated however as the cupboards and doors are pretty chewed up. With the wildlife of Hawaii it was a little louder at night than I expected. I would go back though...

Communication with host Janie was great and very easy and timely. They responded always in a timely manner and it was very easy to converse with them with any questions we had about the property and check in process. The house was just as pictured and was very clean and beautifully accommodating for a large party, Everything was as pictured and described in the listing. The pool was amazing and so refreshing and the house had many towels to accommodate for my entire party of 7. Thereās a full outdoor bathroom which was so nice for the hot Kona days, and the house is in a great location in kona and not too hot like how Kona can usually be. I gave five stars for everything. The neighbors are very close to the house and in close communication with the host. This house is perfect for large parties and was just perfect for mine. I would definitely return again as the entire experience was a wonderful one. One of my friends has a toddler and the property was great for her, big yard to explore and very good view from the house to watch her every move. Amazing host and great property. Stay here if you want to enjoy your Kona staycation/vacation.

Overall a wonderful vacation. Home itself offered convenient luxuries a group desires. The one drawback is the traffic noise since the home is located next to a busy street. Pluses include the outside pool with nearby gazebo and the wrap around deck overlooking beautiful sunsets, two popular gathering places. Our host responded to all requests throughout our stay. Nearby airport is also a plus. Excess parking for 10 vehicles a plus.

Weāre glad we chose to come back to this property with another family group. Janie was very accommodating and communicative through the reservation and check in process. Marked four stars for location because of road noise. Felt like a very safe, well established middle class neighborhood but there is a bit of road traffic noise. Weāre still likely to come back this time next year with another family group. Overall excellent value!!

Our family enjoyed our stay here. The pool was a big draw. We all had fun swimming in the pool.
The kitchen is pretty well equipped. Good sharp knives, but the pots and pans are pretty worn out (typical for a vacation rental).
I'm a coffee lover and would have preferred access to a coffee pot rather than Keurig, because there is so much good coffee in Kona. We were stuck with mass produced mainland product. We did appreciate the blenders, for making those wonderful Hawaiian drinks!
Bedrooms were adequate and the beds were comfortable.
I didn't give the location 5 stars because the house is on a busy street and the nearest supermarket is 8 miles away. Just be aware, of this, have a good grocery list and get your supplies before you arrive and you'll be fine. (There is a small market about a mile up the hill, so there is that option.)

The house was comfortable with a good view from the deck of the ocean in the distance. Kitchen was well furnished and the knives were in pretty good shape. There is a nice covered BBQ area out by the pool. The pool was very nice and the kids were in it all the time. We had a great time and go back again

For the price this place is lacking. We have stayed in many VRBO units. It was okay. It says three bathrooms, including an outdoor. The outside shower is nice to rinse off, but the toilet is not usable because there is no privacy from the house, so don't count on that. Not a queen pullout bed, it's a double and furniture needs to be rearranged to use it. There is nothing besides salt and pepper, good to know ahead of time. Only a kerig for coffee with a few pods. I saw that in a post so we brought refillable ones, which worked. The next place we stayed had refillable pods available. None of the beach accessories were usable. Chairs old and broken, three boogie boards all broken, no umbrella. Don't count on using any of that unless it gets replaced. The pool is much smaller than pictures indicate, and it is very deep on one end. Our kids did enjoy it very much though and it was very clean. The lani was great for family dinners and has beautiful evening lighting. Overall, it is not a bad place but for the price I think we could have done better.

AMAZING!! From check-in to check-out and everything in between, my family and I thoroughly enjoyed ourselves. I needed a house to fit 10 family members including myself and this place fit us all perfectly. Our kids definitely enjoyed the pool and watching the sunset from the balcony. Janie is/ was awesome and super communicative through out our entire stay, making sure we had/have the best experience šš. I would highly recommend this vrbo if you are staying on the kona side. Minutes away from downtown kona and the beaches, airport and restaurants. It's a must!!!

We very much enjoyed our stay at Kona Palisades. Our family of 7 (5 kids, ages 7-15) enjoyed everything the house had to offer, including the large kitchen, great outdoor patio, and the very nice pool. We found a few bugs and a small lizard inside, but I imagine that's not terribly uncommon in such a tropical area.
The house could probably use a good deep cleaning (there are cobwebs in the skylights, for example) and it does get quite hot because there is no AC, but communication with Janie was excellent and the check-in process was extremely easy. We'd absolutely stay there again.

This was a great property to stay at. It had a large deck facing the ocean and you could see the sunset every evening. Nice big patio sliders helped to keep the place cool. Nice big kitchen. The pool was a nice feature too. Owners were very nice and helpful.

Perfect for our family
We thoroughly enjoyed our stay at the Kona Palisades property! It was the perfect setup for our family! It was centrally located close to beaches, sites, & shopping. It enabled us to spend all day out touring the island & come home to relax & enjoy family dinner together. We took advantage of the fully-stocked kitchen to prepare breakfast & dinner at home to enjoy the stunning view of the sunsets on the outdoor deck. It was the perfect amount of space for our family of 9.

Great family home away from home
We had a great time, and compared to some other listings, this home was price comparable and definitely in better shape.
We had no problems finding the place or getting information from the owner. We had a change in plans and extended our stay and thankfully we were able to be accommodated. She even texted to make sure we got in okay.
Enough space for the whole family. Would definitely stay there again!

Great Family Trip
Overall we were very happy with the home and the communication with the owner. Our family enjoyed being able to bbq our meals and spend time in the pool! Close to stores and beaches and the airport! So many beautiful birds and the sunsets were amazing!
With having 9 people in the house, the only thing weād say is that there ended up not being enough items set out for use such as toilet paper, paper towels, kitchen garbage bags and coffee (we bought bagged coffee assuming a regular coffee pot, but found there wasnāt one and only k-cupsā¦which a few were provided, but definitely not enough with 4 coffee drinkers out of the 9 of us lolā¦ended up having to buy some and left some behind). But really, if thatās the only ācomplaintā from our end, Iād say it was a successful and fun-filled trip. Our kids really enjoyed their time here.

Lanai Sunsets!
This was the perfect place for us, 3 couples who have been friends for years, to get together for a Hawaiian holiday! The three bedrooms were all of a decent size, the central living areas are spacious. The kitchen was well appointed for us all to put together pupus and cocktails to enjoy while watching the sunset from the generous and perfectly located lanai. We also enjoyed taking a late afternoon dip in the pool. It couldnāt have been better!

This was a comfortable stay with good amenities. Just as the listing described. Tip: It is right by the road and there is no AC inside so you have to sleep with the windows open, so if you are a light sleeper you probably want to bring earplugs for when cars drive by.

Wonderful Outdoor Space -- The Listing Doesn't Capture All of It
Our family had a wonderful stay at Kona Palisades. Our host Janie, was an amazing communicator and was so kind and thoughtful. She knew we were a family of four, and upon our arrival, there were two adult beach chairs, two kids beach chairs, two little kickboards, and a cooler for us to use! The listing needs to be updated because there have been many renovations made -- new kitchen counter tops, new floors in kitchen and living area, and the front entrance was relocated (to a much better spot and brings in even more light to an already bright house). There is a gazebeo complete with a small fridge, sink, grill, table and chairs, and ample lighting for a dinners outside after enjoying the sunset while the kids swim to their heart's content. There are two fully plumbed (and clean!) outdoor toilets and showers so that you don't have to worry about getting sand and water in the house. The kitchen is fully stocked in terms of dishes and cooking needs, and the knives are even sharp making cutting pineapple a breeze. We will definitely stay here again during our next visit to the Big Island! Mahalo Janie!

Visitors Convenience
The kids enjoy the pool. For a whole week stay for a family of ten thereās not enough toilet papers, paper towels, garbage bags (we have to purchase these items). Since thereās no A/C a curtain/window covering is recommended in the living room to cool the area ācause the sun shines the rest of the afternoon. Yes the cable is available but a regular tv programming is suggested.

This home was large enough that we all felt comfortable and relaxed, and still had private space. The living space had excellent views of the beach and ocean with beautiful sunsets and a lovely breeze. the Grandkids enjoyed the pool everyday!

Family Vacation
My family enjoyed the rental as it fulfilled everybody's needs. My daughters swam in the pool everyday. I enjoyed the ocean and sunset views from the balcony everyday. Enough room for every person in my party to be not on top of each other. Location is ideal as its 10-15 minutes away from restaurants and shops. Neighborhood was very quiet throughout the day and night. Poolside shower and washer/dryer is perfect.

The house had features that made the outside more inviting.
The little children enjoyed the small pool while the sun was out all of the days we stayed.

Beautiful home
Such a great home, great communication with owners. We just wish there were more tvās or more of a starter pack of trash bags in the house especially since we were charged extra per person. Other Than that, we are soooo appreciative of this gorgeous home and got to enjoy such great moments with our family.
Oh! Be careful of upper side neighbors, they were crazy and rude to our kids playing basketball around 6 pm..
