We provide the utmost privacy to our guests, but are available by text or airbnb message if anything is needed. We are located nearby in the event of an emergency.
The Old City is the best place to experience Knoxville culture. It is home to incredible local small businesses, restaurants, coffee shops, etc. Oli Bea, Old City Java, Barley's Pizzeria, Pretentious Glass Company to name a few to try!
The place is very walkable to downtown and the Old City. There is also a bicycles station available down the street in the Old City that allows pick up/drop off at various stations in Knoxville for $1.50 per 30 min.

1) Local guest reservation requests are subject to further review and questions. Please provide full name, # of guests, and reason for booking.
2) Reservations should include the correct number of guests staying. Please ask the host for permission to bring visitors over to the property.
3) Noise should be kept to a minimum after 10:00pm.
4) Please be courteous and respectful of the other neighboring residents and guests. Any behavior that results in a complaint by a neighbor, building resident, or HOA is considered violation of this rule.
5) If you have any issues during your stay, please notify us immediately. At check-out please leave the place as you found it upon your arrival. Any costs to repair or replace an item, fixture, or furnishing found damaged after your stay must be compensated by you. All damage and replacement costs include a labor charge.
6)SMOKING, VAPING, and PARTIES of any kind are strictly forbidden. In the presence of any evidence of these things, including odor, a $300 “Wear & Tear” fee will be applied in addition to any specific damage or cleaning that is required.
7) Before check-out, we ask guests to begin dishwasher with used dishes (if applicable) and start washing machine with used towels.
8) Please do not leave any doors propped open for any reason. All windows and doors should be closed and locked when not present at the property.
9) Guests agree to follow the cancellation policy at the time of booking, and agree to any cancellation fee that may apply in the event of a cancellation. Guests agree there are no exceptions to the policy including illness, travel restrictions due to weather, and reasons related to COVID-19.
10) Guests should inspect the property upon checking-in and notify Management of any issues, damage, missing amenities, or unsatisfactory conditions. Should there be an issue, guests will allow a reasonable amount of time during business hours for Management to address or provide a solution for any reported issues, or unsatisfactory conditions.
11) It is the responsibility of Guests to complete all check-out instructions for the property prior to 10:00am Checkout. This includes putting trash in the trash bin, washing any dishes that were used, and starting a load of any used towels in the washing machine.
12) Guest agrees that if they have not checked-out by the designated checkout time they authorize the Host to charge the guest for the Hourly Rental rate of $50/hour to the credit card on file.
* If key, or key fob, is lost the guest is responsible for $100 key replacement fee. * Exterior Security door is not to be propped open at any time. * We do provide a parking pass for the residential lot to the building, but there is a $100 fee if lost or not returned upon your departure.
*It is the guests responsibility to ensure they have all their belongings before checking out. If guests would like an item shipped to them, there is a minimum $50 shipping and handling fee which is collected prior to shipping. We will hold items for 1 week if guests would like to coordinate a pickup of an item.

We needed a place for four of us to stay as we moved our daughter to UTK for graduate school. The host was quick to respond to all of our questions and the check in and check out was quick and simple. The location was great! The space is cute and comfortable. We highly recommend!

Overall, we had a good experience. We have a family of 5, and the property states it sleeps 6. However, this was a very tight squeeze. There are only two beds and an air mattress. The space does not fit an air mattress comfortably without moving furniture around. I think 4 is a more realistic number but crowded beyond that. There is minimal seating for hanging out in the living space. Both nights there were train whistles blowing multiple times, and although noise machines were in both rooms, the sounds were loud and woke us all up throughout the night. Our linens had some stains on them, but otherwise the space was clean. I love the aesthetics of this condo, the exposed brick, the high ceilings and the decor is very well done. The location is nice and walkable to downtown and a cute food hall and coffee shop.

We were there for the AAU girl’s basketball championship. The property was perfect, several coffee shops, breweries, and restaurants within walking distance. Highly recommend this place!!

Visiting our friends in Knoxville & this was a great location, we walked to great restaurants, breweries & shops! The management company (Halo) were great to book with & had wonderful communication thru out!!! The only reason I gave 3 stars under location & neighborhood & 4 stars for over all rating is the close proximity to the railroad. The trains running were no problem…it’s their horns!!! Sooooo I wouldn’t let that detour you from booking or staying here, but maybe a pair of earbuds to listen to music or podcast, etc or ear plugs would’ve helped.

We loved the apartment and the host. They were very professional, informative and helpful. The apartment however is VERY close to a major interstate elevated highway AND and active railroad. Sleep was almost impossible.

I prefer this message just go directly to owner, being right next to the highway and the train tracks, we heard a lot of noise continuously. Hard place to relax after 10 hours of driving. Also, now couch to comfortably unwind.

It is walking distance to many restaurants, bars and Market Square. The only thing I would recommend is a long mirror, but other than that the property was great!

Pros: Secure building, new property, pictures represent the place well. Cute, contemporary and bright. Comfortable beds. Nice size property. Great value. Walking distance to restaurants and bars. Friendly management.
Cons: like other reviewers, the master bedroom could use a blackout shade. The bright lights and loud city / train noise will definitely wake a light sleeper. Would prefer sofa seating in the living room for more comfortable guest seating.
Also-
The prior renter took one of the parking passes, so we could not use the surface lot parking. Usually found street parking.

Beautiful Loft
As a first time VRBO user, the whole process could not have been better! The whole check in process was extremely clear and the loft was beautiful, brand new and extremely clean. Pretty easy walk to downtown and not terribly far from a trolley stop.
Communication was exceptional. Felt very safe the whole time. If there was a way to swap out the 2 chairs for a comfy couch it would be perfection (and it’s pretty close as it is now).
Highly recommend!
