Wonderful host, comfy bed, the best shower, great view from room 6, nice breakfast and excellent location. Would stay here again.
Only FYI for future guests... this wasn't problem for us: located up 3 flights of stairs so if you have mobility issues this may be difficult.

The staff was both polite and kind. They were accommodating and we had fun chats with them about Venice. The location of the hotel is excellent, very close to San Marco square. The accommodation is well-equipped, pretty, and has that unique touch. The room was spacious enough, we had everything we needed for a good weekend stay. The bed was comfy, the bathroom clean and there was hot water for the cold nights. The breakfast was tasty and there were plenty of options.
Unfortunately, there was no heating on our first night during the evening, but they previously brought it to our attention that there were problems with the heating before this and anyway it was not their fault so no hard feelings, it was just a bit bad timing. Anyway, nobody is prepared for -5 degrees in this part of Italy, last time we were there a few years back, we didn't even need coats. Fortunately, everything was fine for the second night :)

I didn’t mind..but it is 50 odd stairs to climb. totally understandable in a medieval building. if you have issues with mobility, it might be a problem.

Room was spacious and comfortable. Also very bright and the bathroom was great and big. And the view of a canal and its little bridges was beautiful and an extra bonus (we were lucky to stay in the only room with a canal view). The room was tastefully decorated too and the location absolutely perfect to explore Venice.

The location was right in the middle of San Marco and close to the main attractions of Venice. It’s a lovely area, very beautiful and safe. The bed, breakfast and cleanliness were all excellent.

the bed was soooo comfy and the bathroom was stunning!! it was so quiet in our room, a perfect oasis after a big day exploring :)

the property was easy to find, on a side street from where the designer shops were located.
It was unavoidable but I didn’t like the stairs and our view from our room.

It was abit hard to work out the entrance when we were looking for it. However, after we found it, we felt like living like locals coming out of our home 👍. Maybe some directions or landmarks would help.
This guesthouse location is excellent. You walk out the door and you are out on the main high end street.
The breakfast is simple and delicious ! And the breakfast area is where you can meet people as it is cosy area.
The room is big .. we are 3 adults in the family and we still had plenty of space. Toilet is big and clean. Can’t ask for more. Beds are comfortable!
Staff is friendly. And check in is simple and quick!
One only thing is there are quite a big of stairs to walk. So be careful with older folks and those who have heavy bags, luggage.
Other than that a highly recommended place to stay. I would stay at this place again!
The entrance could be better signage as we were confused with the entrance of a hotel as it seemed there were no other signages.
There’s quite a lot of stairs up to the place. But I guess that cannot be helped as that’s how the place has been built ☺️

Close to San Marco vaporetti, central location, great breakfast with fantastic coffee, eggs, charcuterie, cheese, breads, yogurt, fresh fruit, air conditioned, clean.
Very plainly decorated, beds not that comfortable, sewer odor from toilet, no bathroom in the common area (if you leave luggage and want to see city before your train/flight no way to use the bathroom before), lots of stairs (not very accessible, but has a chair lift for the first part), pricey for what it was.

Location is perfect, near all designer shops.
Rooms were lovely, clean and modern and staff were very helpful. Bathroom was lovely with a great size shower. Breakfast was nice. We will definitely stay here again.
Directions were quite confusing. We got off at Rialto and walked 10 minutes however the accommodation is so close to Piazza San Marco so we know for next time to stay on the ferry until Piazza San Marco. The accommodation could be sign posted better to make it easier to find however once we found it, it was easy to get to every night. Quite a few steps to walk up with suitcases but we were on our honeymoon and know to pack light next time. Can't wait to book again!

this hotel is really well situated. This area is chic.
the breakfast was simple and tasty, the room was comfortable. but the most important we’ve got a clear and transparent communication with the owner, as well as precious indications about the curiosities to visit. it prevented as from losing our time and money among the tourists troops.

Nothing critical was missing. To split a hair, maybe the Ikea furniture was not the perfect choice for such a beautiful room. But that of course is a matter of preference. Good color, though.

Very clean, newly decorated, excellent location. Having the kitchen area was lovely as our toddler had a bit more space to explore and run around, rather than just having to stick to our room.
There was no way to lock the door from the inside so my toddler could very easily just open our bedroom door which was a worry. The breakfast was very basic which was ok for a long weekend but would not have been great if we were staying longer. There were coffee making facilities in the kitchen area but no milk so you could only make a black coffee (though some milk was left for us after we requested it on day 2). The stairs were a struggle with the little one and the push chair.

Location, size of rooms and cleanliness are outstanding. The rooms are nice. We had room #6 which was amazing - right above the canal with gondolas floating by all day. serenades. lots of people watching. It is an amazing room - but if you mind the sound of a hydraulic lift going up and down, don’t stay in this room.
The location is absolutely unbeatable if you want to stay in the upscale neighborhood where your closest neighbour is Gucci. The location + size of the rooms + cleanliness make for a really very good deal.
The breakfast is so so. no scrambled eggs, bacon, etc. more like croissants and cereal -> continental.
I did not mind at all, but there are 2-3 flights of stairs…also, again, I did not mind this but the place would be much nicer if there were paintings on the walls and/or some decor. the place is plenty nice but seems a little sterile.
Finally, the breakfast could be more robust. it has fruit salad that is a little aged (vinegary), toast, croissants, two types of cereal, coffee, tea, juice, boiled egg…

But for what it vis the price is way over the value, specially with my bad a/c experiences.
Air conditioner was damaged part of both nights I stayed; got in the 80"s inside the room.
Found 3 bugs crawling on floor during my 3 days stay, they were like water or canal bugs.
The 3 stairway floors are pretty long.

Delightfully hidden away but brilliantly close to St Mark’s. Tasteful and beautifully appointed. Peaceful, comfortable and classy. Maria was so charming and friendly and so helpful with advice and places to go. Lovely coffee too!

This guest house is in perfect location, very close to St Mark Square. It is also close to some designer shops. The room was very spacious and the bathroom was superb. The lady was very nice and helpful. Impeccable cleanliness. Very basic breakfast.
There is a three storey staircase to go to the Guest House. There is no lift.

POSITION: 2 minutes walk from Piazza San Marco and 5-10 from vessel stop San Marco-Vallaresso ROOM: Very quite even if located in a very busy area; Decorated with taste + very clean and equipped with all essentials: we got also hairdrier, toothcleaning + beard set and mini-bar with free of charge water; warm (even too much - so that we needed to switch off heating and open the window). PERSONNEL: nice and respectful PRICE: acceptable, considering that we were in the hearth of Venice + the busy period (we were there from 31st Oct to 1st Nov)
No lift, heavy luggage to be carried up to the third floor. It was ok for the stroller as were allowed to leave it at the entrance, on the ground floor
