This property was perfect for our stay. Conveniently located with spacious rooms and a great pub next door for breakfast. The staff was very friendly and helpful when we had questions.

There was a wall on 3 sides of the bed. It was the smallest room I’ve ever stayed in. It was cute and comfy for my 7 year old daughter and I. She loved it, but my mom wouldn’t have liked it. We enjoyed our stay. The location was fantastic! We walked from train station and to the Royal Mile shopping and Castle. There was a fun outdoor market and the Hop On Hop Off Grassmarket stop right in front of hotel. The bar next door was super crowded so they brought the food into the hotel lobby for us to eat, which we had all to ourselves with booths and board games. There’s also lots of other restaurants around. They were friendly and the story about how small it was is fun.

The location is the best for strolling around the main spots of Edinburgh especially when you are planning a trip for Fringe Festival. It is safe, vibrant and I trust it is with the best location to access most of the shows during the Fringe Festival. All shows I attended are from 2-min to maximum 20 minutes walk! It is amazing.

The lady who checked us in( dark hair ) forgot her name sorry, was a gem, she was very nice, helpful, kind and pleasant, knowledgeable woman. The only issue we have in this property is the elevator and stairs .

If you like hearing loud music til 1am while you try to sleep, this is the place for you. If you don’t but want to stay here, be sure to ask to be placed higher up to avoid the noise.

Close to the Royal Mile/Edinburgh castle and not to be missed “Diagon Alley” shops on Victoria Street. Room was a little small but to be expected given city center location and they did a really nice job making the space as functional/comfortable as possible.
Fine for us, but note that the bathroom door was frosted glass and some people might not like that. Would say the vibe was casual hotel/upscale hostel. Staff were young/chill, friendly enough but not going out of their way to be welcoming/engaging.
Walk from Princes Street train was partially uphill and included a flight of stairs by Victoria Street.. manageable with our suitcases but would not have been good with kids or bigger suitcases.
Nice location to be close to the action on a short trip, but would probably opt for somewhere in the New City next time around. Coming from the states, was surprised that many shops/restaurants closed earlier than expected in Edinburgh. Something to keep in mind for planning meals and getting to eat at your preferred spot. Eating in Edinburgh was fun and more vegetarian-friendly than I expected. One of our favorite Edinburgh meals was lunch at a church basement right next to the intercontinental hotel!! Be sure to check it out if you’re looking for some thing simple and affordable.

We got there and were told they had to move us to another hotel because they had a plumbing issue- as we stood there, they checked in other people. I booked this 6 months ago! At least the other hotel was decent, but NOT in the same area. Very frustrating and upsetting after days of travel and only a short time in Edinburgh- they wasted our time that we could have been sightseeing.

We were moved to a “sister” hotel when we arrived. It was not in a good location, above a night club that kept us up all night, patrons from club running around our hallway, we were very disappointed.

Perfect central location, hotel is historic/listed hotel. Would have appreciated knowing that there is no elevator to the 2nd floor, therefore had to drag our luggage through corridors, steps and 2 flights of stairs. Room was not the cleanest, if you prefer a less noisy hotel then this is not for you, pub next door with people partying till 3.00 am. Staff are friendly but did not offer to help us with our luggage up those stairs and corridors especially due to our age.

We loved that the building has such a remarkable history! Although modern, there are reminders of the past: The motto on the outside of the building and the wonderful spiral stone staircase!

If you want to be in the heart of it all, this is the place to stay! Walkable to Victoria street and the royal mile. You are right downtown so lots of restaurant/pub options right outside hotel. No parking though so consider that in your plans if driving.

The location was a 10. Right in old town with great restaurants and pubs. Walkable to all the sights. While the staff was very friendly, the room itself was just Ok…the beds were not comfortable and the bathroom shower basin leaked onto the bathroom floor so we had to use our towels to mop up the floor each time we showered. Also, the hotel does not supply conditioner! Just shampoo. Overall, for the room I’d say 7-8.

Location is great but DO NOT stay here if you want to go to bed before 1am. Some rooms are directly above a bar and it is very loud until 1am. The location to attractions and restaurants is wonderful but I would definitely have stayed elsewhere in order to be able to get to bed at a reasonable time.

Besides the great location, not worth the price. Very expensive for a dirty room, noisy neighborhood, live band downstairs until 3AM and people shouting on the street all night. The breakfast was ok but the service at breakfast was awful. So wouldn’t recommend it if you need or want to sleep a few hours at least

Staff were great and the location can't be beat, but the single room wasn't worth the price--small and spartan. Noisy area with lots of late night foot traffic. 2nd floor rooms only have elevator access for one floor, then shlep the bags up a few stairs,down a hall, down a couple of steps then through a door and up another flight of stairs to a final twisty hallway.

Was not happy with paying 1800 dollars for 4 nights and they stuck us in the half attic. Very small half attic. Check in at 3pm got there at 10 till 3, made us wait 10 more minutes.

I admittedly needed to cancel my reservation late due to airline issues but the hotel did not even acknowledge that I both called and left a message and emailed them asking to consider even a partial refund. They did not respond at all.

Service was excellent can't fault it. Room was cleaned and the view was nice. Wish we had checked how many towels we had, but that's on us. Totally recommend for your next stay!
