Excellent cooked breakfast, may sound trivial but so nice to get real butter rather than small packets.
Single room very “cosy” but clean and functional.

Kingsley Guest House is a wonderful B&B. The owners are lovely people and they take very good care of you during your stay! The rooms are cozy, comfortable, warm and nicely decorated. Breakfast is great and with plentiful portions and lots of variety and its all made from scratch for you. Location is spectacular, there is a bus stop immediately in front which takes you anywhere. This is just a lovely, outstanding place to stay! Highly recommended! Please stay here!

ALDI erreichbar.

This is with no doubt the most pleasant stay ever. Everything was just perfect, both hosts were very friendly and helpful, breakfast cooked to your liking, beds very comfortable, bedroom and bathroom spotless clean. The location was further away from the centre, but the transport was very good and there were several buses coming that way. If I ever come back to Edinburgh, I'd be staying in this place. Would highly recommend! 12 out of 10 stars!!

The breakfast was a nice way to start the day.
The bus stop near the front of the property is very convenient for accessing the public transportation network.
The room was quite and comfortable.
Had a little problem with water shooting out of the bathroom sink faucet, but Alan showed me how to deal with it.

The property is situated very close to the city centre with bus stand just outside.
The room was very cosy and nice and gave such a homely feeling
The host was very attentive to details and helped us out for early checkout and arranged breakfast

Very nice, authentic scottish place. The room clean and the bed confortable. We slept superb in it. Breakfast delicious, fresh cooked, and one of the best coffees we ever had in hotels for breakfast. The possibility of early check in was very appreciated. The owner helped us in everything that we needed. The bus station in front of the house, and for 5£ a day you can use as many busses as you need. We strongly recommend this place.

Location was good , short walk to the bus . Allan the host was very helpful . Breakfast was good .
Room was good but as it was at the front the traffic noise intruded so had to close the window which made the room a bit stuffy.

The room was decorated beautifully. The property is gorgeous and in a good location. Great view of the street.
I didn’t know a staff member would not be on site most of the day and after 2 flight delays and phone issues in a foreign country, both things out of my control, I don’t think the owner was too happy with me arriving later than scheduled. Traveling alone as a girl is hard and it would be nice to know Im not in trouble.. not sure how else to word it.
The bathroom was also a bit dusty on arrival as I noticed black hairs on the floor and in the shower. Nothing too bad though.

Very friendly owners, room glorious, beds so comfortable and breakfast a delight. On a main bus route into Edinburgh with a very frequent service so extremely convenient too. Would definitely stay again and would recommend to anyone wanting to visit Edinburgh and the surrounding location.

Nice and comfortable place, with a good location and really friendly owners. I even got breakfast before breakfast hours :)
The water pressure could be better, but otherwise everything was perfect.

A super cozy and welcoming BnB 20 minutes on foot from the city centre - the perfect base for exploring Edinburgh and the region. The room was great (consisting of a little “bedroom” a private bathroom and a closet) and the breakfast was delicious (the very kind owners cook up anything one fancies from eggs to sandwiches). Several buses stop right in front of the house, but its really worth walking the neighborhood. It’s great value for money and I will definitely come back on my next trip to Scotland. Thank you Alan and Allison!
I wish I had met Tom the dog sooner than my last day, he is a sweetheart 😊

Room was quiet.
Lanlord is rude, tries to be a bully, self obsessed. Had an issue with the shower not working properly, he immediatley became defensive, said never had issue before. I explained that it cut out and on again, then he said it could happen if you fiddle with the controls which is why he set them at maximum heat (not realising he' d just admitted there was a problem and oblivious to the looks being passed by other guests). He disappeared upstairs, back 30 secs later to say hed just tried it and it was fine, after I had said it worked for the first few minutes. Explaining i had turned down the heat, who would take a scolding shower? Realised he wasnt in it for a readonable discussion, just to "beat" you in an argument, I ignored him and went back to pleasant conversation with other guests.. Lol. I came back later in day, immediatley greeted by their dog. Which I didbt mind as I like them. Passed him on the stairs, he asked condeacendingly, annoyed, whether i was going out again, I said I might at which point he sniped I had l3ft the door open. Unable. It seems that when a guest is fussed over by tbe dog it might cause them to be a little forgetful. I found it quite amusing how irate he was, like a spoiled teenager believing ypu should know how great it is to be in his prescence, but, as I was due in hospital on Tuesday and wanted a good shower, I packed and left. He behaves as if you should feel privileged to be in his property, surprising as its little more than a bog standard B&B, not the worst but by no means the best (e.g. black mould around the shower tray, no ventilation in toilet, so use window).
If you are disabled or infirm, avoid, he will literally try to take a preverbial mile and peer down his nose at you.

Great accomodation, totally beyond my expectations.

The house itself is a beautiful Victorian house, on top of that it was extremely organised and clean! The customer service was exceptionally good! I had 2 kids with me, my mom and husband, we were treated extremely nicely and that totally makes a difference when you have a baby and a small toddler with you!
there was absolutely nothing that we didn’t like.
