very clean, cozy property with friendly staff
I found just one plug to charge phone which was quite high and not convenient to reach, it could be others in the room but we didn’t see it.

Cozy accommodation in old mansion, easy parking in the inner courtyard, good breakfast. Not too far from the SME port (20 minutes walking, but buses are frequent). We used this accommodation as a base camp for exploring Venice and the islands.
Layout of the breakfast room was a bit cramped - we had to squeeze by other tables to access juice/croissants. Cappucino for additional fee.

From the moment we arrived, we felt welcomed and valued. The staff is incredible and very accommodating down to my daughter liking her eggs a bit more cooked! The room was outstanding and very clean. The location was perfect for exploring Lido and surrounding islands. Public transportation options less than a block off their very quiet street. A rare find. We will be back. Thank you again!

Nothing special. Rooms were clean but old, breakfasy ok. Next to bus station, 20 mins walk from vaporetto.
Extra paid for a child bed eventhough it was booked for 2+1. We arrived late and it was not mantled properly, which was dangerous for a child to sleep.

Very nice villa, room was pleasantly old fashioned. Very good public bus connection to the waterbus going into Venice. The Lido is a bit off the beaten tourist path, but has a more relaxed atmosphere and public transport is excellent. Very convenient to get to the Biennale since it's just two or three stops by waterbus to Gardini and Arsenale. The beach is also quite close. There is a garden, but the terrace was not really accessible out of season (end of September).
Breakfast was ok, there was a decent selection but especially juice and coffee were of poor quality. It was served in a large room, which was part office, part breakfast room. The radio was running, people were on the phone or typing on the computer. But then again, this provided a certain atmosphere - maybe not to everybody's taste but quite original.

Staff are so very nice. Spacious room. Breakfast was fine. Very clean. Very quiet yet easy to access. Even had a tiny balcony that is perfect for smokers. A nice walk from the center or an easy bus ride. A walk to the beach.
At least 3 very good restaurants are very close.
Bed covers felt very old. Sheets under were very clean. Also chairs in the dinning room really need a re-do. Not so appealing.

The location is ok, there are several bars and shops near to the hotel, and You can reach the beach (not the real public one) in two minutes from it. It has private parking area, wich is a little bit small, but it's ok. The cleanliness is pretty good, they cleaned the room every day. There is an air conditioner, and a fridge in the room, wich are really useful. The breakfast was, let's say ok, for a two star hotel, maybe it's enough, I don't know. The staff was very friendly, and the managers are really helpful!
The room is pretty small for a four-bed room, and the two separated beds are really uncomfortable, even just the kids used it, especially, wich is just an extra bed, not a full valued. The equipments of the room are old, and not in a vintage style, but in a used one! The breakfast is the same in every morning, and the selection is poor, or at least it should be varied! The public beach, wich You can use is about 15 min walk from the hotel.

Villa is great. Our room was the same like in a picture- huge. And especially we liked huge bathroom which have bathtub and a shower. You can make a party in the bathroom.
Location is very good. On the other side of the main street is La Cantinita Restaurant which serves Mexican food and this was the main reason why we choosed to stay here. Breakfast was also tasty. There was ham, cheese, pate, few types of cereal, 2 types of fresh juice, boiled egg and etc. And time of breakfast is right from 8am untill 10am.
Staff is polite, do they're best to explain everything to you. Kind like a hostel type feel, and i liked it.
There was just one thing which was a bit like anoying that entrance room of our Suite had no AC and not even small air ventilator. Because it was so hot in July for us foreigners my son wasn't able to sleep there. So we all slept in one room, which has that four poster bed. We found foldable bed in the entrance room, which was very handy in our situation.

The public beach is a long walk, but the harbour side is a few minutes with a lovely view of venice.
The garden area is a pleasant feature.
The room was in the basement and the garden looked onto the windows (with bars). Therefore had to close the curtains as people sitting in the garden could look in, therefore when in the room with the curtains open there was a lack of privacy. Closing the curtains meant a much darker room as was dark already being in the basement.
We were charged for coffee after we checked out that was offered to us while waiting for the room to be ready on arrival. Admittedly we were 20 mins early but check in was 11.30 and yet we waited for almost 1hr.

Very good parking possibility if you arrive by car. Staff helped us to change the room upon our request, really appreciated. Modest but more sufficient breakfast. Above ground level rooms are very nice and spacious.
The location is a bit far from the public beach, just consider before you start to walk.

The property was cute, real Italian albergo style, and I walking distance from Lido centro, and public transport (bus, taxi, water taxi). The location is very quiet and surrounded by a beautiful neighbourhood.

The property is good close to beach if u are interested in swim !! I liked the overall ambience which was a bit on antique side.
