The bath is the reason I stay here

Room was fab, all very clean and fitted out nicely, hair dryer and straigteners for use was a lovely touch, good tea and coffee provisions. Despite it being one of the hottest days of the year so far I did make use of the bath in the same room as TV - what a treat after a long hot day of study! In terms of all the above this is one of the best places I've stayed in Brighton and I hope to book here for my future visits - great location close to the beach and a short walk to the Pier and Laines!
The listing mentioned it was a buffet style breakfast which I was rather excited about normally not bothering with booking somewhere that offers breakfast.
Instead brekkie was a box of 4 full sized pastries from a very local bakery - they were delicious and very freshly baked so I'm not entirely complaining, however, not a buffet style breakfast.
A nice alternative would be if there was an online menu where you could select a pastry/coffee/fruit juice/piece of fruit instead of getting 4 pastries - thankfully my colleagues on the same course as me were very appreciative of the spare pastries each day and they didnt end up wasted but I would have rather had a bit of variety or the option to choose which pastry at least

Quiet location. Well stocked bathroom. Pleasant hand delivered breakfast from local bakery. Soundproofed room.

Gavin and the team could not do enough for us. It was our anniversary and Gavin made special effort to make it romantic with rose petals and chocolates at my request. Comfortable bed, every detail thought of. Excellent location to the sea front. Responsive to messages. Key free entry. Beautiful room in perfect condition. Couldn't have wished for more. Except maybe to stay longer!! Thank you

A conveniently located boutique hotel that’s only a 10 minute walk to the centre of Brighton.
Excellent communication from the hosts throughout.
Rooms are well equipped and comfortable - not the biggest but perfect for what we needed.
Good value for money.
Close to good bars and restaurants.
Not a fan of wet rooms, but that’s my issue more than anything - I can’t seem to have a shower without flooding the place!

Location was great and within easy walking distance to town and beach.
Lack of accessible parking during the on the beach festival. Had to book a private driveway parking space which was a 20-min plus walk from the hotel.

It was clean and well presented. Small appliances such as a hair dryer and hair straighteners were included in the room. Nice touch with the tea and coffee facilities provided.
A little smaller than expected, not much room for bags etc around the bed. Matress was a bit harder than I am used to, but that is down to personal preference.

Very smart, well maintained, clean and boutique look and feel
Noisy room directly above our rooms. From late night early activity and shouting of the couple directly above . This impacted on our sleep.

We had two rooms both of which were immaculate and very welcoming. Gavin the owner was extremely helpful.

There was no breakfast
The room was extremely small the tiles on the bathroom floor in front of the toilet was all loose definitely not the cleanest broken lock on the also bathroom window painted closed impossible to open

Concerned that Street entrance and surroundings looked a little shabby when we arrived but in fact it's a fairly hip trendy area with some very nice cafes etc right across the street

Helpful and Clean place to stay.
I had to stay there in an emergency and booked it very late close to 11pm. The details arrived for the entrance, etc immediately. I called for assistance since I missed the emails and Gavin was a great help in answering me and came around to give me the parking permit - you can buy a daily parking permit from them directly. Will certainly use them again. Thank you.

The location was good for us, we were going to a show at the Dome.
We hadn't received the arrival information, therefore was unable to access the property, had to make contact with owner and he then sent information. The room was ok, there was a huge wardrobe which felt unnecessary use of space. The bathroom was mouldy around the window. The room felt over looked, we could see straight into other windows.

Fantastic location! Friendly helpful team went the extra mile to provide extras in the room as requested 🍾🥂🍓 comfortable clean room and fab shower.

Me and my partner really enjoyed our stay at this hotel. The room was cosy and warm but also had nice big windows. We had lots of amenities such as a cafetiere, tea, coffee and milk, biscuits, a hair dryer and straighteners, and a comfy double bed. Our bathroom was a wet room and the shower in there was powerful. The hotel also supplied shampoo and shower gel which was really handy. We will definitely be staying here again!

Was all as described in the advertisement,bonus a very good wet room and double shower head,very powerful,also underfloor heating in shower. More than adequate for the price.

Only decaf coffee available in sachets,however there was a cafetiere available with coffee,but not to my taste,bit effort was made and that's all that matters.

The bed was awful, very uncomfortable with a dip in the middle on one side.

Four pillows are all a little bit dirty with some small black things on it. maybe you can wash it better or check before. But overall it’s a great hotel since I only pay 💷54 then I can have a good sleep and shower.😃
