Nice location on Leith Links. Friendly welcome (not a key in a box like some!). Premises impeccably clean and tastefully appointed. All facilities worked well. Comfy beds. Good choice of cooked or continental breakfast -included in the price (unlike many others we looked at). Bus for city centre stops outside the door. Hosts very attentive and happy to advise visitors on where to go and how to get around. Couldn't do better for a Edinburgh stay.
If you get a room on the top floor, mind your head!

James was a very welcoming host who was extremely helpful with local directions
The location was superb, peaceful and quiet. Bus stop right outside but close enough to the centre if you fancied a walk. The Shore was very very close too, which is a very nice area
For breakfast there was plenty of choice, it was beautifully cooked and quickly served.
My room was very comfortable, the beds extremely comfortable too. Perfect for me

Bus stop right outside, very comfortable bed, everything exceptionally clean, toiletries provided, variety of breakfast options, very welcoming hosts.
I would have appreciated breakfast to have been available till later. I stayed for three days and skipped breakfast on two, as I really needed to catch up on sleep. I realise, however, that many people are working and will require an early breakfast during the week.

James and Dora stole the show. Their behaviour and mannerisms were exceptional and made us feel at home
Size of the bathroom was too small and would be difficult for a very healthy person to even enter the wash closet

Everything was very lovely decorated and super clean. The breakfast was really good as well and had everything that you could need (even vegan options!). It was very easy to go to the city center, because there were a lot of different bus stops near the bed and breakfast. The best part was definitely the hosts, because they were super nice and so friendly and very helping. We would always recommend this place!

James and Dora are amazing and welcoming people. From giving detailed directions on how to get to the property from the airport to being very attentive on taking breakfast orders. Crioch Guest House is a short trip to Edinburgh city centre and well-connected by several bus lines. Homecooked breakfast was always very pleasant every morning and the overall cleanliness of the whole place was anything shorter than pristine. Also worth mentioning are the bed linens and the shower - they did not disappoint.
The wifi signal was too weak for playing videos on social media sometimes, and the breakfast room was a tad too chili in the morning - although it didn’t compromise the overall experience.

The host, James, went out of his way to make me feel welcome. He was very understanding of my later than anticipated arrival and was able to give me several options of where I could find food after 9 pm in the area. He never seemed to be put out by my requests and. He made sure I knew how to turn up the heat in my room and even provided adapters for my US devices.

All was magnificent I went to this hotel with my father.
We did a bike trip of all Sicily and we had amazing support from staff.
All the amenities were in perfect shape and all good for a visit to this city.

The room was really small. It’s a typical bedroom with part of it separated by wall to add a washroom. No real table if you need to work.
The doorbell is quite loud and a bit disturbing in the evenings.

The room was very small and the shower tight but that didn't detract from a lovely stay of four nights.

Everything was just perfect! James and Dora are very special and gracious hosts, so I felt right at home. The sweet guest house is lovingly furnished in every detail and in a quiet but very central location (the bus stop is right by the house). The room was very beautiful and completely furnished, with adapters and everything you need and above all very, very clean. Slippers were a highlight as there is carpet throughout the house. Breakfast is excellent with incredibly delicious vegetarian/vegan options and lovingly prepared by Dora. I also particularly enjoyed the interesting, delightful conversations with James. In general I can only say it is the perfect home away from home.

James and Dora are wonderful people. The accommodation was spotless, comfortable and cozy. Lots of options for breakfast and the bus stop to the city center directly in front of the gate. I will absolutely be returning later this year.

A lovingly maintained, traditional property opposite Leith Links with the bus stop just at the entrance. Attention to detail is shown at every point from the decor to the delicious breakfast.
As all the rooms are up stairs it is not suitable for some people.

Dora and James were fantastic hosts. Nothing was too much trouble and the kindness and respect they showed my elderly father was wonderful. We would not hesitate staying with them again and would thoroughly recommend Crioch.

I really enjoyed my stay at the Crioch B&B with Dora and James and it lacked nothing. You can really feel at home in their beautiful Victorian house. The single room - with a very comfortable bed - is very lovingly designed, top clean and well equipped. The homemade breakfast not only offers a great choice, but is also very tasty. Right outside the front door, two buses take you to the city in about 12 minutes, and you can easily get back at night with the night bus. Last but not least, the two of them are very likeable people who made it possible for me to have a great time with their open and helpful nature.

extremely kind and welcoming hosts, who took extra care to ensure we had a lovely stay. Super clean, delicious and varied breakfast options. Bus stop right outside the front door. Great area to visit Leith and Edinburgh. Homely touches, Netflix on the tv, pleasant window view over a park, free on street parking, and you could easily adjust the room temperature, the hosts allowed you to turn the radiator on and off. Special care paid to toiletries available too - and hosts were easy to reach at all times if you had any queries

Lovely guesthouse in a quiet neighborhood at a reasonable walking distance from the city center (and with a bus stop right in front). Very friendly reception by Dora and James. The delicious traditional cooked breakfast will keep you going until it's time to sit down in one of the welcoming pubs in the area for a pint. Perfect place for solo travelers.

This guesthouse is the best Edinburgh experience, it is clean, homey feeling and with a local and international breakfast option.Plus the owners are very helpful and kind. The rooms are very clean and the bed is super comfy!
Plus, the guesthouse has a bus stop in front of it, you can go to the city centre or the beach quite fast!

The breakfasts were excellent - very filling and fueled us all morning in super busy festival season in Edinburgh! Consistently tasty and plentiful food made by the inimitable and friendly host Dora and served by the equally inimitable and hospitable host James. We were looked after very well and most professionally. The comforts of this guest house and the warmth and helpfulness of James and Dora mean that clearly rooms go quickly and we would certainly return. Thank you!
