There is a bus 44 that stops very close. It is a 35 min ride from center. The owner was on site.
I had requested 2 beds multiple times. The room was made as a double. Had to wait until 5pm for someone to fix problem. The heat was turned off as "summer policy" and it was very cold. Few blankets provided. Breakfast was plastic wrapped pastries and help yourself to cereal in jars. No personnel to help. Check out was 10am and the cleaning crew waited at door for keys at check out time. We were happy to leave.

La proximité avec la ville est très bien, nous avons pris le bus à 100m et sommes arrivé en 25min à Princes Street. Le parking gratuit en face de l’établissement.
Rien à signaler, séjour de deux nuits, la chambre suffisait à notre besoin.

Unfortunately no parking was available as work was going on around the property .No one to welcome had to phone to find out how to get into the house . Early morning drilling outside house.

The check in was easy, the place was clean, the bed comfy.
For a place with vacancies and a last minute booking, the price was too high to be honest. I had booked an ensuite kingsize room but was given a double twin / bunk bed room. It said in the comments that breakfast was provided but cheap cereal bars and some apples were the only semblance of food in an otherwise empty dining room at 8:30am. Either we missed the breakfast or it didn't happen, or the cereal bars are breakfast. Not sure. Overall, totally fine but need they need to clarify some of these issues.

The biggest problem was the electric water heater in the shower simply did not heat up the water.

The property was not like the photos on Bookings.com at all. The dining room was a total disarray and there is no cook at the property, so no breakfast. The room smelled like mold and it is all run down and old furniture, towels and bedding.

lovely traditional Scottish property with off road parking, clean and comfortable. Bus stop 100 yards away into city and short walk to Portobello beach.

The location was really good.
Room was too small and yet managed to keep only one plug point in the other end of the room. hopefully they can rectify that.

Shaban is friendly and helpful. One reason for choosing the property was availability of parking. We rented a car and mostly walked around Old Town and Holyrood Park in our short stay.
We had trouble figuring out which room was ours when we arrived (all 4 upstairs are different). Fortunately Shaban was okay with the one we thought should be ours.

Took ages to get staff when arrives ro get into room and also room was cold and couldn't control heating from room had to be turned on in each room by the staff and when we asked for it to be put on his reply was oh are you that cold you need heating

The room was clean and the bed was comfortable
The guest house still advertises bed and breakfast on its own website but this had not been provided since Covid. We had booked B & B on Booking.com but hadn't noticed on the confirmation that the meal was not included. The staff on arrival was not very helpful and just kept reiterating that there was no breakfast. We were delayed on our ferry to the mainland and I had text and left a message for the hotel to confirm that we would still be OK to arrive late and I did not receive a reply. In advance of the holiday we received a confusing email about the dates and I emailed to confirm that the correct dates were booked and, again, no-one got back to me. The room was clean and the the bed was comfortable but it is advertised as luxurious and 3 star and my husband and I didn't think it was either of these things. There were nails sticking up out of the floor in the shower room which we caught our feet on. There were large gaps missing in the floorboards and some of the floorboards lifted up, which again, we caught our feet on. The shower head direction did not adjust and so I had to shower clinging to the shower wall as this was the only way I could get wet. There was no house-keeping service during the day and the beds were not made, the tea and coffee was not replenished although we did find extra items, and the cups were not washed up.

No one there to greet us on arrival 15 mins before checking so we went away and returned later.
On the second time The front door was left open and we went in and had to phone two numbers but noone answered. They eventually rang back and we had to wait a long time before a lady arrived who was unaware of our booking details eg name, room booked etc..
The room was very very basic and was cold at night but the heating came on in morning when it’s was really needed at night. So had to put a manky blanket on the bed to keep warm. It reminded me of basic student accommodation
The room had only blinds at the window. There was no plug point near to the wardrobe mirror to see to dry your hair
The shower head was broken as was the toilet holder.
It was noisy in the room as our room was next to the staff quarters
There was an Indian food smell on entry to the facility

it has been a nice guesthouse in the past, but the people who welcomed us, really couldn’t be bothered. no welcome extended only key handed over, that was if!

The internet didn't reach my room unless i was sat outside.
The walls in the room had inexplicable stains on them which gave the whole room an unclean vibe.
The bed was comfortable, but again had inexplicable stains on the bed frame itself and the sheets felt really thin and cheap.
My room was next to the house kitchen and it was always very loud. i got woken up at 6 every day, and it constantly smelled of food.
Little privacy - I felt like I was sneaking around someone's home.
The bathroom is shaped weird - there's a wall right in front of the toilet, so you have to sit on it sideways if you've got longer legs.
It was very cold at night (in May!) - the heating wasn't on, and had to put the electric heater on, which helped.

Clean & easy bus ride into centre
This is not a 3 star hotel, in fact it is not even a B&B although the sign outside advertises it so. The dining room is in disuse & the only breakfast available is a pre-ordered packet of cornflakes the night before for £7. We never saw the owners or staff & were simply handed our key by someone claiming to be a fellow guest. Wifi only worked occationally.
