The building is impressive .
Lodges to far from where you have to park your car.. in the dark lights round lodge path not working. Lodge only have 2 forks for family of 6.. patio door wouldn't unlock. Swimming pool area walls and tiles looked grubby. 1 bar staff sometimes no one had to ask fir barstaff. Toilet handle in toilet of swimming pool came of in my hand ... gym equipment diddnt work ... said washing machine.and tumble dryer in lodge .diddnt have one ..

I like old estates and the history of it.
We reserved a deluxe room and got a normal attic room. That's why we were disappointed. The pool was also closed

We had a cup of coffee at a wooden hut which was the only time we had a hot coffee during our stay.
The room we had for two nights was the smallest room we have ever stayed in after having paid for a so called " Mansion Room". The room had been plumbed by Lord Kitchener with help from the Victorian version of B & Q. The bar staff were rude and unhelpful and closed the bar at 11pm and told us to leave. The breakfast was cold and not to the standard we would expect. The fresh fruit was 4 grapes and a banana. The entire building was in need of repair and like the staff in need of freshening up. We stayed 5 nights, with our family only staying 2, meals and drinks made the bill coming in at over £2,000 this made our stay too expensive and vowing never to stay there again.

The location, the building, the grounds are lovely. All of the staff are wonderfully kind and helpful.
There simply aren't enough staff. The hotel is primarily a wedding venue and as such if you are staying there not as part of the wedding event, all of the staff are too busy to provide good service. Upon returning from a nice day in Canterbury we could not access the car park or the hotel and had to enter via the staff room. Even then the entire hotel reception area was taken over by the wedding party with drinks being served and a singer , kids running everywhere - there was nowhere to sit and relax for other guests, the queue for the bar was ridiculous.
On arrival we had tea and biscuits and coffee in our room but this was not replenished the following day. In fact our room was not serviced unless we specifically asked for that to be done. Our toilet seat was broken and despite reporting it twice it was never fixed. The pool is small with inadequate lighting and dated badly maintained changing areas, it was not appealing or inviting.
Breakfast was not included and after a pleasant A la Carte breakfast on our first morning , my husband booked our party of 8 in for the Sunday. It was chaos: a buffet breakfast ( which was not explained to us) busy with the wedding guests that had stayed, and again the staff just seemed overwhelmed. We left, and drove to a nearby cafe.. we did no stay for breakfast the following day. I paid £3500 for 4 rooms for 3 nights to stay here as a treat for my family and I really feel that in no way the hotel lived up to my expectations when you pay this kind of money. It is such a shame.

La taille du chalet et des chambres. Les deux salle de bains. La propreté des équipements. La variété des petits déjeunés est pas terrible, pas de buffet mais une carte de 4 choix a force répétitifs.
La qualité/prix du restaurant. Préférez de loin les PUBs aux alentours directs. Le chalet permet de diner sur place et possède tous les équipements néecssaires pour 4 à 6 personnes..

The buildings are amazing with an interesting history.
The staff were pleasant and the breakfast well done.
The listed status and size of the building probably makes it difficult to keep the rooms and public areas warm, maintain the building fabric and the approach roads.
The room only had 1 side light and was a little bare, and was uncomfortably cold and damp. No heating at all in the bathroom, and a cold night meant it was not feasible to have a shower.
The integral electric heater couldn't keep the room warm; they provided an extra fan heater which could be used for a short while but was very noisy and not suitable for a high-ceiling, single-glazed room of this size.
Several places where the internal decor needed attention including damp and mould in public areas.
We suffered from a lot of machinery noise in the room on a Sunday morning for an hour at 07:30 which the management said was other guests - have given them the benefit of the doubt and not penalised them for that.
Would probably be a nice venue in pleasant weather, and could do nice events, but would not recommend in the Winter.

Lodge is perfect for a self-catering trip. Bed in the main bedroom is huge and super comfy! 2 spacious bathrooms with high end complimentary toiletries. Parking right outside lodges is really convenient. Spa treatment with Phoebe was great. Staff are lovely and go above and beyond to help. Gorgeous gardens and large marquee for events. Location is about a 15 min drive into Canterbury centre which was great for us - taxis are really easy to get there aswell. This is the first time we’ve been back since our wedding here in June 2023 (highly recommend as a wedding venue!) and it was every bit as magic as we remembered.

Accommodation was bright, clean and perfect for our needs. A home away from home. The lodges are always so peaceful and you feel secluded in the woodland setting.

The staff did everything they could to make our stay everything we wished for.
We stayed in a lodge, the beds were very comfortable, and despite the cold temperatures outside, the lodge was lovely and warm inside.
The kitchen had good appliances (oven, hob, fridge, freezer, diahwasher) but we were a bit limited with the cooking utensils and serving bowls to make things in or to serve.
The fridge and freezer were ample in size.
The sofas were comfortable.
There was also a washing machine and tumble dryer.
The lodge was allocated 2 parking spaces.
We had a lovely stay, quiet and comfortable.
The kitchen could have done with more utensils. I like to cook and I found I was limited in regard to utensils, and mixing bowls and serving platters.
There was no scales nor whisk or tin opener.
This didn't overly affect our stay, but it would have been useful to know beforehand.
Other than that small issue, our stay was lovely.
A big thanks to the staff for their availability and good humour.

The beds were very comfortable and the space in the lodge was very private and spacious all together very comfortable. The location was very calming, the facilities were very good the swimming pool, snooker table etc. Very nice gardens and places to walk. Would also say the addition of a washing machine and tumble dryer is very good.
The sofa in the lodge could do with cleaning and the arms where very hard so not too comfortable. Was very warm in the lodge so could have done with a fan, we brought our own so wasn't a problem but I'm sure if you'd asked reception they would have supplied one. Also could do with upgrading the TVs and aerials as didn't really get a very good signal for the television. And finally would say the swimming pool was very cold very refreshing but very cold but we were advised that the heating pump wasn't working in advance.

The place is outdated and needs serious renovation, especially for the price paid.
Example: We ordered dinner to pick up and got told that we will be called when it's ready. When we arrived at the room, we could not find a phone. Upon calling the reception with our mobile, we got told that the phone is broken and got removed. We left our mobile number to call us when food is ready. After one hour, I went to the restaurant again and asked and got told that food has been ready for a while but they didn't have our number. The restaurant forgot to ask the reception so they decided to not do anything.
Example: Also when you arrive, you find immediately a big sign that the heating of the pool is broken and water will be cold. Also in our bathroom were once installation for holding towels but they came off and have never been replaced as it looks like.
Food was terrible - my wife compared the quality with hospital NHS food. The menu is limited and you mostly find the usual suspects (burger, fish & chips, some rice curry and pizza). We ordered the morning breakfast and got delivered raw ingredients to prepare ourselves in the lodge. What we got were things like a whole bread but nothing to put on! There were raw slices of bacon but no butter or olive oil to use the pan .. same for the sausages. Also we ordered it for 8am and at 9am it was still not there requiring us to call again. We complained about the breakfast quality at the reception and didn't need to pay the "breakfast" but that doesn't make up for the bad quality.
Also the lodges are in the forrest and there are no mosquito protections at the windows .. good luck when you turn on the light and the window is open ..
Final summary - a average rund down 3* that is overpriced

Room was large and tastefully decorated, it had everything you need and even complimentary gin and fresh biscuits. Staff were all very friendly and room service excellent.

Amazing house with interesting history. Original construction mostly intact.
Our room Susan was basic but comfortable it needed updating. Bathroom -the bath didn’t work -no water. Shower worked but pump was so noisy.
We assumed breakfast would start reasonably early and paid upfront £18 extra for breakfast. Unfortunately breakfast didn’t start until 8am ( our ferry left at 9.30 so needed to be in Dover at 8.30. We ended up with two slices of toast and coffee for £18 no offer of a refund.

Great location and can catch bus from outside the gates into Canterbury. Easier than using the car.
Really spacious lodge and very quiet. Enjoyable for relaxation being situated in the trees. Lots of windows.
Needs better routine maintenance on small issues that would be corrected in a home. (eg taps, toilet seat, window lock).

I requested room on 1st floor but was given a room in the attic, Not suitable for an elderly guest as it was up 2 flights of stairs the second set being very steep, No lift in hotel.
Room was dark and gloomy and very shabby and dated. Bathroom very poor. Lights on mirror not working. Toilet not flushing properly and toilet seat slipped off when sat on. When reception staff advised just given a weak apology no offer to move us to another room
Not what is expected in a 4 star hotel and at the price we paid.

We did not have food at the accommodation
We thought the lodge was very tired, we stayed in number 9, when we arrived the outside was full of leaves on the decking I appreciate its outside space, but we swept when we got there and it stayed tidy until we left, Kitchen window did not open so had to call maintenance, utensils and some of the cups was dirty so had to be washed before use, the bathroom was tatty lights in the ceiling etc toilet roll holder hanging off the wall and shower screen wasn't great, then we noticed our patio doors did not lock, we went to report this at reception and apparently this was fixed, but we could still open it without the key? for the money for two nights we expected it to be of a higher standard, myself and friends go away two or 3 times a year, and was online they look lovely so was disappointed on arrival, we are not ones to moan but the place needs a bit of love and care.
