About the Granary
A tranquil place to unwind with family and friends. The Granary is a luxurious converted barn in rural Sussex. It is in the village of Fulking, six miles inland from the coast and Brighton in a stunning setting by the South Downs National Park. It has four and half acres of maintained gardens. It sleeps eight and includes 2,500 square feet of floor area including a full height two story sitting room. Accommodation would suit one or two families or a group perfectly and comprises a gabled double bedroom with super-king bed (this bed can be set up as two singles with prior notice) and en suite shower room, a twin bedroom, a four-bed bunk room and family bathroom. The large and homely kitchen provides the perfect place for family gatherings, as does the main timbered reception room.
It is a perfect place for a getaway at any time of year for familes or groups. Its beautiful situation, comfortable furnishings and large grounds mean there is no need to leave, but there is plenty on offer nearby for the active and adventurous as well.
South Downs National Park and the South Downs Way
The South Downs National Park was established in April 2011 and is the newest of Britain's national parks. It is now an Area of Outstanding National Beauty. The Granary is situated inside the Fulking Conservation Area. The South Downs Way is a long distance footpath in Southern England and is one of Britain's National Trails. It runs for around 100 miles from Winchester in Hampshire to Eastbourne in Sussex. Fulking lies on a central section between the Adur valley at Upper Beeding and Pyecombe, which passes by Devil's Dyke and enjoys views of the sea between Brighton and Shoreham. It is used by walkers, cyclists, runners and dog walkers and horse riders and passes by a number of sites of historical interest.
History and Locality
Fulking lies in the quiet parish of Edburton, the next of the spring villages. Edburton church - founded by St Edburga (Alfred the Great's Granddaughter) - is Saxon in origin and was rebuilt in 1180. It contains the oldest leaden font in England. The Shepherd & Dog pub, a well-established favourite across the area, is four minutes walk from the Granary. The popular Royal Oak in Poynings is a mile away. The Granary is close to Fulking's Spring and Fountain which were donated to the village by John Ruskin (a frequent visitor to the village) and dedicated in 1886. Brighton is just 6 miles - and another world away - on the other side of the Downs. The historic towns of Lewes and Arundel are 15 and 20 miles away.
Outdoors and Sports
There are four golf courses within three miles of the Granary, including the parkland of Singing Hills and the Downs links of Pyecombe. The South Downs Way and surrounding trails are very popular with mountain bikers and the area is also well-liked by road cyclists whether heading for downland hill climbs or the flatter and rolling routes north towards the Weald. There are two popular riding stables within a couple of miles - Chestnuts and Three Greys, and a number of local fishing ponds including Steyning, Lancing and Small Dole. Sailing and watersports are available at Hove Lagoon, Brighton Kings Parade and Brighton Marina. Brighton & Hove Albion and Hickstead showjumping are each 20 minutes drive from the Granary.

Lovely house in beautiful village. Great for family with lots of space for kids and entertaining.
My wife and our 3 boys (7,7 and 9) stayed for 2 weeks. Quiet village environment but in easy reach of Brighton and train services to London.

This barn was well appointed, tastefully decorated and the huge kitchen had everything we wanted. The huge gardens are beautiful and fantastic for running free or playing hide and seek! And with beautiful walks and an excellent pub 2 minutes walk away it has everything !!!!

Jo's beautiful country house was just perfect for our weekend family catch up. There was plenty of space for 3 families, and the gardens and outlook very lovely. Everything in the house worked properly and the beds were very comfortable. It is only a short stroll to the local pub, with other walks close by. Jo's communication was excellent and we can highly recommend this house.

Eight of us had a wonderful time over the weekend in this house, it is a beautiful setting, the photos really do not do the house justice!!! It is spacious, quite and has everything you need (they really have made sure of this). Jo was so helpful and friendly prior to booking explaining everything. Overall a gem in Faulking, with a great pub down the road. Would love to return and highly recommend.

We rented the Granary for a long weekend to do some walking on the downs and the place could not have been better. A very spacious property with and excellent dining kitchen and comfortable living room made the stay very easy and enjoyable. The location was perfect for walking out onto the Downs and the nearby pub had an excellent menu and great choice of beers and wines. Highly Recommended.

We choose the Granary for our girls weekend away and couldn't have done better. Gorgeous high quality accomodation with comfy beds (even the bunks!). Easy access to Brighton for fun and the south downs way right on the door step for relaxation. Lovely pub with great food in walking distance. Also good for families with a huge garden. The owner was really helpful. What more do you need, I would happily recommend this property to anyone.

We had a great stay at the Granary would defiantly stay again. Slept 10 of us and was very roomy/comfortable. Joanna was very helpful, a great weekend away!

Our group of 9 recently stayed at the property in Fulking. We were made to feel very welcome, with excellent communication and advice from Jo (the owner) both before and during the trip.
The house itself is perfect (even bigger than it looks in the photos!) It is well appointed, with ample space for cooking, dining and relaxing. The beds are comfy and the showers are great - all very welcome for a weekend break.
We were unlucky with the weather so weren't able to make the most of the incredible grounds, but the peaceful setting was appreciated nonetheless.
The house is well sited for a number of easier and longer walks. The local pub is well worth a visit too (good for a rainy day).
On the whole we would definitely recommend the property. We had a fantastic weekend and hope to return again very soon!

Firstly, neither the pictures of the accommodation nor the location, do the property justice!
The accommodation - Huge country house style kitchen with iconic farm house wooden table that became the gathering place and social center of the Barn despite a very spacious and comfortable living room. Doors out to a lovely private front yard with table surrounded all manner of beautiful flowers and trees. It was perfect for that first cup of tea and breakfast.
The bedrooms were also spacious and beds very comfortable. The bathrooms were modern and luxurious.
However, by far the best part was the back garden and adjoining 4 acre "meadow". There is a substantial formal lawn which is surrounded by a quintessential "English Country Garden" which gives the impression of a natural meadow but is maintained to allow you to walk round and enjoy the wild foliage. Just a delight! Then there is also the trampoline which kept the children (12 to 16) amused for hours.
Location - like being in the foot hills of the Alps with two great gastro-pubs within a mile or so! Brighton an easy 15 m drive. Many walks to the top of the hills with stunning views, which start and finish at one of the pubs. couldn't have designed it better.
Jo was delightful and very helpful.
Overall - Fantastic. We are booking two weeks next year!

We had the perfect family reunion for the weekend of our wedding. It was a very intimate and quiet wedding, so the place was just perfect for us to just relax. We particularly enjoyed the massive kitchen/diner which enabled us to all cook together and have a big family Sunday lunch. We also very enjoyed the great local pub and beautiful surroundings. Jo (the owner) was very accommodating to all our needs and very reassuring. We all had a fabulous time (albeit too short) and we are seriously thinking coming back for a full week.

We stayed in The Granary as a group of 8 on a girls weekend away, the house is beautifully finished throughout with everything you could need. The large garden is well kept and nicely furnished to be able to sit in the evenings and see the brilliant views. The photographs don't do the house justice! Jo was extremely helpful with any queries we had and we would definitely recommend The Granary to anyone wanting a peaceful retreat.

I stayed in The Granary in Fulking over the May Bank Holiday with six friends.
We had high expectations of the house from the photos online, but it is even better than expected. All the main rooms are large, but the house still manages to feel cosy. We really enjoyed hanging out in the garden, and there is garden furniture on both sides of the house, so you can enjoy sun in the morning and evening.
The views are beautiful, and on Saturday we even got to watch para-gliders slowly making their way down, floating over the South Downs.
The only slight problem was that we were expecting the 'Games Room' to have lots of games in it, but there were none. Not too much of a problem for a group of grown ups but if you are going with children it would be a good idea to take some games of your own.
We all hope to be back next year for some more quality relaxation - we really loved the house and gardens.
