Everything was good and a great location , especially for a walking trip.
I think that it should be made more clearly that the restaraunt is NOT open in the evenings. Otherwise nothing to not like.

Such a beautiful spot and the room was stunning! pretty decoration and it looked and felt lovely! Super quiet and no disturbances and really clean! Food is fantastic and the inclusive breakfast was phenomenal and nothing like we had seen before! Thank you!

The room was comfortable and clean.
The room was very cold on arrival. A member of staff tried his best to get the heating on but the managers were out and he didn’t know what to do. He gave us hot drinks and offered us blankets and got us another heater.
No one was there to welcome us and when we left they just said have you paid up, not did you enjoy your stay!
We also asked to book afternoon tea for the following day and the response was I will have to ask if we have the ingredients in!

We really enjoyed the continental style breakfast that we had, the greek yogurt, fresh fruit, almond croissants, toast and coffee all excellent. Very friendly family running the place. Comfortable bed and quiet room, pleasantly decorated.

This is a classic BNB. The property was perfect and the staff was cheerful. The breakfast spread was exceptional. Kudos! They offer free parking in a lot adjacent to the property.
In the late afternoon, we walked up to the train station and then along the tow path and canal.

The room was very spacious, super clean and the bed was extremely comfortable. The staff are very helpful and friendly.
The breakfast was so nice. A great start to the day.
The bath tap ran yellow water when switched on. So we didn’t use the bath. Shower was great either way.

Nice breakfast. Our room was small but adequate for a short stay. Excellent shower. The location was good. Very convenient for many of Derbyshire's attractions. (see below on its disadvantages). We also had lunch there one day.
Not much hanging space for clothes if you intend staying more than a couple of days.
It is a very busy corner with many large vehicles using the A6 and having to slow down as they get to the bridge over the river. There is also a railway line on the other side of the property. I woke at 6am the first morning with the sound of traffic and trains. However, the second morning it didn't bother me.

The room was very comfortable and well equipped. The staff were very friendly and helpful. Breakfast was excellent.
Not the fault of the hotel at all but we found it a little difficult to find somewhere suitable for dinner in the evening.

Ideal location. Had everything we needed. Thoughtful touches made by the owners. Loved the outside space to sit in during the evening. Breakfast was superb with friendly staff. Good food available in their all day cafe. Car park across the road. Handy shop up the hill in Crich. Near to tramway museum and Cromford. Nice walks nearby.

We loved the Family Tree. The room was spotlessly clean and decorated to a high standard with interesting features and everything you could want for a short stay. The beds were comfortable and the bathroom had a good sixed bath tub. It is well located for exploring places in Derbyshire such as the Tram Village in Crich and not too far from Matlock.
The breakfast was simply superb and we have been telling everyone about it.

The room and the bathroom were great. All the facilities were well thought out, attractive and practical. The breakfast was absolutely yummy.
We arrived 5.30pm and were expected at 5pm. Rang the bell to no avail but found someone in the cafe who let us in so all was well. Maybe signage on the front door would help. Only a small point this and soon sorted.

Lovely quaint property. I stayed in the Willow room which is an annexe off the courtyard. Very picturesque. Nicely decorated and styles. Bed was comfy. Shower had decent power. The products provided in the bathroom were nice too.
It’s ever slightly starting to look tired and in need of a refresh. Slow draining shower tray, scuffed paint work etc. Nothing major but for price it needs to not get any more tired.

Breakfast best ever had in BB delicious plentiful and was gluten free so was amazed such a choice. Host friendly and helpful nothing too much trouble. Would stay again in future.

The rooms were lovely with lots of quirky touches.

Room was extremely well presented and ultra clean (and I am told my standards of cleaning expectations are high).
The paved garden was excellent as after tearoom closes, guests have it to themselves to sit outdoors.
The breakfast was truly superb with cereal, fruit, yoghurt, croissant, full English, juice and tea/coffee. The quality of sausage and bacon were excellent and all cooked nicely.
There was an excellent atmosphere created by each and every member of staff that we dealt with. The tearooms were very busy, considering it was a a Friday morning out of main holiday season; lots of people clearly appreciate the breakfasts served there as well as the cake selection!
We had been a little concerned that we would be disturbed by the proximity of the road but in fact, inside our room you could not hear the traffic noise and it didn’t bother us when sat in the garden. So don’t let yourselves be put off by the idea of the nearby road.

Warm and friendly family run business - our room (‘willow’) was impeccably clean and decorated very tastefully. We had a great nights sleep and were impressed with the generosity of the breakfast - you can order from a selection of hot breakfasts and are also brought a tray of fruit, granola, croissants and fruit juice to choose from.
The extractor fan in the bathroom was a little noisy (even after you shut the door and switched off the light it could still be heard whirring in a strange way for quite a while). Didn’t bother us but if you were a light sleeper it could be disturbing.

free secure parking, really lovely cosy room. excellent comfy bed. lovely nice touch to have earbuds and cotton discs in the shower! plenty of hot drinks in the room to make. i have to mention the absolutely incredible breakfast!!! we were so full afterwards! very nice staff. will definitely stay again.

Everyone, very friendly and helpful. Room: cosy and well furnished. Bathroom and shower very good. Breakfast: exceptional.
Bigger room but understand obviously, that can’t be.
Eating in, rather than going out to eat in the evening, after a long, hard journey would have been good but we were fully aware evening meals were not catered for on site.
