About this cottage rental
This purpose built holiday cottage was designed with sociable holidays in mind, the open plan living & kitchen provides a space where you can all to be together to chat while cooking & relaxing, but you can also retreat to the spacious bedrooms or spend time in the garden, field or games shed for peace and quiet. Over the years we have welcomed many family groups who are multi-generational and the cottage has worked well for them.
There is level access from the parking area and a ground floor bedroom and shower room for those who prefer to avoid stairs. The kitchen is well equipped, Bed linen, towels and utilities are included. Storage area for Bikes.
Overlooking our fields and the leat of the Mells river, this is a perfect property for a restful holiday within a short drive from many of this areas visitor attractions. Bath, Frome, Longleat, Cheddar Gorge & Caves, the cathedral city of Wells and Glastonbury, National Trust properties, Hauser & Wirth are all a short drive away.
We have separated part of the field in front of the cottage for your use, this is surrounded by the stream on one side and the small river on the other boundary, the grass is mown in the middle leaving a wild flower border of a few metres around the edge, perfect to sit by the water and read a book, the mown area is a great place to play games, picnic or just enjoy the open space with your family.
We have our herd of goats living right by the property, they have their own fenced, private area that we ask you not to go in but they are great to watch while they graze and witness how they interact with one another and will come to see you over the fence.

A spacious and stylish property in rural setting. Warm and cosy, with lovely views over fields from panoramic windows upstairs and down.
Very entertaining goats!
Andrea, the owner, was very friendly and approachable if we needed anything.

Leat Cottage is well equipped and comfortable and in a lovely peaceful location. We had a small problem in the property and Andrea was there almost immediately to sort it. Couldn’t ask for anymore. Would definitely recommend if you want a friends/family holiday in the Bath area.

Absolutely lovely cottage in the most breathtaking setting. There were so many little extras Andrea had thought of - soap and handcream in all the bathrooms, fresh flowers, brilliant welcome pack with everything needed for a 1st breakfast if you hadn't got to the shops on the way down.
The setting was just perfect, you could watch the goats through a floor to ceiling window which looked directly into their field. Small stream at the front of the garden, bigger river fenced off at the back which I saw horses coming down to have a drink in. The games shed is an undersold bonus with so many outdoor games to keep the young (and older) guests entertained!!
Parking is right by the cottage so couldn't be easier to unpack. Rooms are spotlessly clean and spacious. The pictures are fabulous but the reality is even better.

We loved our stay at Leat Cottage! The cottage is surrounded by pastures with footpaths that tske you to the pub or into the village. A beautiful, peaceful location. The pigmy goats were a real delight. We enjoyed watching them interact with each other. To find the location, simply put in the postcode and it will take you right to it.

Our host was extremely helpful and pleasant. The property is first class it’s lovely spacious clean and well equipped. The views from the cottage are lovely and watching the goats is delightful my granddaughter loved them. We would not hesitate to visit again.

Quiet break in the Cotswolds
A beautiful place to stay, so peaceful. Andrea is a great host. The cottage was well equipped and very clean and comfortable . We really enjoyed our time here and the goats kept us entertained.

Fantastic Holiday Home
Absolutely amazing holiday home, it's set in a lovely location. The house was spotless when we arrived. Coffee, tea, milk etc. was waiting for us. There was an assortment of very good quality shampoo, body lotions etc. included. The house itself is really comfortable in-fact it was so comfortable we were quite happy to relax there. Andrea is a very warm and friendly person and obviously wants to make your stay a pleasant as possible. We would definitely go back. Probably the best holiday home we have ever stayed at. Thank you.

The cottage was well equipped with a large living space and really good sized bedrooms , especially on the 2nd floor . Perfect property
The accommodation was immaculate and had everything we needed, gorgeous property. Large living space, large bedrooms, beautiful bathrooms. It is such a lovely setting, uninterrupted views from the living room. The games shed was an added bonus for us and our children and my 10 year old loved watching the goats trot past the window first thing in the morning. Lots to do in the area for all ages and take aways, pubs and shops all near by. We definitely highly recommend.

Such a lovely property, spacious and clean. All the benefits of a county property with modern amenities. And of course the Goats were the stars. Delightful to be able to look out the floor to ceiling windows at the goats and countryside outside. Perfect positioning for access to Bath, Wells, Cheddar and Frome. Andrea an excellent host. We have just returned from a week's stay at Leat's Cottage and thoroughly enjoyed our stay there. The accommodation is bright and airy and overlooks lovely countryside in a very peaceful setting. The property was exceptionally clean, and well equipped, and the beds were very comfortable. There was always plenty of hot water for showers and baths.
There is plenty of off road parking space right outside the house. The owner, Andrea, is very helpful and answered lots of my pre-arrival questions very promptly. When we arrived, there was a lovely welcome pack of milk, coffee, tea and other items, and Andrea came to check that everything was ok. She was also very helpful in suggesting places to visit with tips on parking locations.
The location of this cottage is great for walking, there are footpaths all around the village, leading to neighbouring villages. We did some lovely walks without having to drive anywhere first. It's also perfect for visiting attractions in the area. We visited Bath, and also Wells, which is really worth a visit to see the beautiful Cathedral and Bishops Palace Gardens.
We also went cycling and had a nice ride along the canal towpath from Bradford upon Avon to Bathampton. This route continues onto Bath, where you can take the track (disused railway) from Bath to Bristol.
The owners keep friendly pygmy goats in the nearby fields, and we took great delight in feeding them a daily portion of chopped up carrots and apples!
We were blessed with the most amazing weather, having sunshine and temperatures around 17 degrees every day in March was incredible. We were sad to leave, but can highly recommend this place and hopefully we will return one day.

Stunning property and the host Andrea is very friendly and helpful! Answered all our queries prior to and during our stay. Andrea also took in our food delivery when we were delayed on our first day which was greatly appreciated.
The property itself was spotless and had everything we needed for a relaxing, comfortable stay.
Our daughters loved the goats so much that they now would like a pet goat!
Ideally located for visiting Longleat Safari Park, Bath, Shelton Mallet Prison and Wookey Hole. Also has lovely local walks with a pub/shop in the village.
We had a lovely holiday at Leat Cottage with memories to last a lifetime. Thank you!

Andrea is a friendly and very helpful host who providied us with spare bedding without a quibble when we foolishly left one of the velux windows open and it poured.

The facilities are amazing, the kids loved the games shed and huge play field. The goats are such an added enjoyment and we adored watching babies leap and chase about! We fed the older ones carrot and apple (as advised) and they were so gentle and loved a little scratch on the nose.
The house is close to many days out, we visited Bristol, Farleigh castle, Wookey Hole, the local leisure centres for Soft Play and Swimming and the Holcombe Inn was a brilliant recommendation from Andrea for a 'posh' but child friendly meal out.
I genuinely cant think of anything negative to say about this gorgeous house, the children cried when we left and my husband wants to buy it ;-)

Completely exceeded our expectations!
Leat cottage is by far the best countryside property we have ever stayed at! The cleanliness was superb and all the little touches and amenities made it really special. Andrea is a fantastic host and such a lovely person who made us feel extremely welcome and at home straight away. Andrea left us a lovely welcome hamper with tea, coffee, scones, clotted cream and jams etc. We also asked if she had a barbecue, which she initially didn't but then the purchased one for the cottage! The outside space is incredible and vast; there were games such as badminton, a football, frisbee, giant jenga etc, which kept us entertained. The goats were extremely entertaining and we all enjoyed getting to know their personalities over the week. Overall, leat cottage was the perfect staycation and we can't wait to go back ASAP!! 5 stars all around!!

New decade break!
We stayed at Leat cottage and welcomed in the new year.
The property was just perfect with everything we needed. The goats, sheep and chickens were a huge hit with us all.(3 generations)
Andrea was very welcoming and easy to contact throughout the booking process.
If you are looking for peace, tranquility and stunning views then this is the place.
Would definitely recommend Leat cottage, well worth a visit.

Fabulous home. The goats were icing on the cake!
Beautiful home. Our group of 6 were very comfy. House had everything you need for simple meal prep and laundry. Place was immaculate. Andrea had sweets and some basic food staples on hand for us. But the goats in the yard were a highlight. Our kids just loved the "kids"! The wifi was a bit a slow with 6 of us and our US phones lost service in this remote spot. But it was worth it.I would recommend this rental in a heartbeat. It gave us adventure, quiet and a haven from the real world.

Great Place!!
Andrea and her family are very friendlly superhosts! A lovely, cosy, clean and perfect equipped house in a great green setting with stunning views . We slept excellent and we and our theee children had fun with the goats who came directly to the big windows of the living room. Lots of nice places to visit within a 10-30 minute drive. Thanks for this place full of great energies! We would love to come back!

Lovely Stay at Leat Cottage
The Leat Cottage at Hippys Farm is a lovely contemporary cottage in a traditional style and setting. It is very well equipped , warm, light and spacious. It is in the depths of the Mendip countryside, and so quiet alongside the Leat, surrounded by the streams and fields and woodlands of the farm. A family of friendly little goats wander through the garden and the field, and provide lots of entertainment. We enjoyed the many footpaths and countryside walks from the door.
The owners are most helpful and friendly, and a pleasure to have nearby.

Sehr schönes Ferienhaus
Dieses super schöne Ferienhaus liegt mitten im Grünen, umgeben von Wiesen und Bäumen. Es ist sehr hochwertig eingerichtet. Die Bäder sind mit Duschgel, Badeschaum, Shampoo und Lotion ausgestattet. Ein Begrüßungspaket mit Scones, Creme und Marmelade sowie Kaffe und Tee gab es ebenfalls.
Die Küche ist sehr großzügig und praktisch eingerichtet. Der Wohnbereich mit großen Panoramafenstern ist sehr gemütlich.
Vielen Dank an Andrea für die hilfreichen Tips in Sachen sightseeing.
Wir kommen in ein paar Jahre gern noch einmal wieder.

Fabulous cottage in a gorgeous location
Lovely spacious cottage with beautiful views of the surrounding countryside. We stayed here for a short visit to longleat to see the lights. Perfect location for longleat just 20mins down the road. We were a party of 4 adults and 3 kids. Lovely to have travel cot and highchair on site and anything else we needed. Little games room was a great addition - should imagine it would be even better in the warmer weather! Loved the goats! Would certainly recommend.

5star property ideal base fantastic views
Lovely setting, peaceful and relaxing. A cottage away from the hustle and bustle of our busy lives. Perfect retreat. Ideally situated for all Somerset tourist attractions. Friendly goats and chickens who loved to pop and say hello to our teenage boys who also loved the rope swing. Property offered everything needed for a perfect escape... Welcome pack ideal and the cottage was very modern and contemporary and would definitely recommend to all.

A wonderful place to stay in Somerset
Our week in Somerset (early July 2017), was just perfect...even the weather was great!
The cottage is beautifully presented with three great-sized bedrooms and a perfect kitchen-diner downstairs for the whole family to eat and chill-out in.
My two children loved the owner's animals (sheep and goats) - my youngest watched them play for hours through the large windows, calling it 'GOAT-TV'.
The outside space, including the games room was well-used and wonderful for some 'old fashioned' playing in the garden.
The cottage is on the edge of Coleford village and local shops, etc and local pub is 2 minutes walk away.
Some of the lanes connecting the village to the outside world are quite narrow, so be sure to add on a few minutes to any estimated travel time when sightseeing in the area. During the week we visited Bristol, Bath, the air museum, Weston-super-Mare, the Cheddar Gorge and Longleat - all within 45 minutes drive.

Beautiful, lovely family friendly holiday home for all ages
Had a lovely long weekend at Leat Cottage, highly recommend. The cottage is in a lovely quiet place a short drive to Bath. Would advise having a car to get you around.
The cottage is perfect, very clean and has all mod cons. It is part of a farm so although it has separate driveway etc you have fields either side with goats that come right up to your window, my 2 year old son loved running in the fields with them. Andrea is very friendly and welcoming, would 100% stay again.
