About this villa rental
A unique 16th century historical villa is located just a few minutes from the Old City. The villa has been renovated to modern standards while preserving its historical charm.
With 6 bedrooms, 5 bathrooms it accomodates up to12 people. It has 340 m2 of indoor space and 100 m2 of outdoors (stone terraces and Mediterranean garden).
Ground floor living room is open plan, large kitchen and breakfast bar area, living room with stone fireplace, drawing room, direct access to the terraces. On the 1st floor there are 2 ensuite bedrooms and a large open plan drawing room. On the 2nd floor there are 3 bedrooms (2 ensuite bedrooms), family bathroom and a reading room. In the loft there is a spatious bedroom.
Each room has an Air Conditioning unit. Wireless internet access.

Situated next to Saint Peters church whose morning bells are audible. Lower garden is accessible to our guests, but is occasionally used by the owners. The property is ideal for a group of freinds or as an extended family holiday home.

This is a beautiful home with a lot of history. We were a group of 10 and were very comfortable with plenty of room. Only a 15 min walk to Old Town, a swimming spot right across the street ( a lot of stairs). Easy Uber stop two doors up by the bus stop/ flower shop. Eci the house manager was a lovely woman and always available if needed. I would highly recommend signing up for this one!!

This place was amazing and Dubrovnik is magical! We had nine of us and we fit perfectly with room to spare. Barry & Marijana, the hosts, have put their special touches to the house with art and decorations. It’s an old world feel, with the comforts of today: AC in every room, hot water in every bathroom, gas stove, microwave etc. We celebrated our kids graduations from college and my niece’s 21st birthday and made memories that will last a lifetime. The swimming hole and cove across the street, as well as the 3/4 mile (1k) walk to the old city makes this the ideal location. The views of the sea, and being raised above the street provide beauty and privacy. There are some stairs which may be an issue for some people, but no worries for us, as the whole city is full of them. I have to mention the bells from the convent above us, that went off for at least a minute daily at 6am, and continue hourly til evening. Fratellos Prosecco Bar is only 75 meters away and was our meeting spot to close out almost everyday! The smoked old-fashions, Mediterranean Negroni, and Aperol Spritzers were spectacular! How perfect! I would stay here again 10 out of 10 times!

We spent 4 nights in this remarkable property. The house and grounds are just beautiful. Beds were very comfortable and the location is perfect. My kids loved jumping from the rocks to the sea across the street. The kitchen was fully equipped and the check in was easy. A lovely property manager met us and walked us through everything we needed to know.

Our family of 6 adults recently stayed in this charming villa located within walking distance to the old town of Dubrovnik. The villa is very spacious and comfortable. We especially enjoyed our time relaxing on the large front porch that overlooks the Adriatic Sea.
Our hostess was attentive to our questions and was very helpful in booking our boat excursion.

We were a group of 10 friends staying in this great house.10 minute walk to old city. Highlight had to be the swimming, steep but very accessible set of stairs to wonderful swimming right across the street (swimming not suitable for children). House very clean, beds comfy, kitchen well equipped. Thanks so much!

We were a group of 4 couples, of which this villa accommodated very well. It's key location makes it easy to get to the old city, cafe's and restaurants. But we ventured further and getting Uber's was very easy. However as someone else mentioned. there is no driveway or place to get picked up/dropped off as the doorway is off of a busy street. So we used the flower shop on the corner as our pick up/drop off spot and this worked very well. Can't emphasize the number of stairs, which I would not discourage from booking as this home is lovely, spacious and has so much charm...Thank you Eci for greeting us and making us feel welcomed. We thoroughly enjoyed our stay!

Our two families (4 adults, 5 kids) had ample room to spread out and relax in a great location (~12 min. walk to Old Town). The rooms (bed, bath, kitchen) were clean, and the owner was very responsive. The location is great with one caveat - there is no parking - so it makes getting dropped off or picked up a little tricky but still manageable. Strongly recommend for large families.

We had a wonderful stay at the villa. We were two families traveling together, with 4 kids total (ages 8-13) and this was the perfect property for us. Close to the city, beautiful views of the sea, and enough room to make everyone comfortable and relaxed for the whole vacation. The hosts and owners were so helpful and attentive, communicating ahead of time with recommended restaurants and a boat charter. They met us at check-in, helped with our luggage and showed us around the property.
The house was well-appointed, kitchen was so useful to have, and the views from the terrace were amazing. Definitely worth booking this property and enjoying the amazing city of Dubrovnik!

I cannot recommend this place highly enough - so very comfortable for everyone - many rooms had e suites , beds very comfortable , aircon everywhere so Villa was a joyous return after day our in Croatian heat. Kids (adults) had a great time jumping from rocks across road and swimming in fabulous sea. 10 min walk to old town … could not ask for more . Thankyou

We had the most amazing time in this incredible villa, Everything was perfect from start to finish. A 15 minute stroll to the ancient walls with breathtaking views. We bought a 3 day pass for entrance to walls and busses costing €45. Well worth it if you struggle with walking as it’s up hill coming home. Amazing restaurants recommended by the owner of the villa. We also hired a boat through Dubrovnik Boats for the day and explored the Elaphiti Islands and had lunch on Sipan Island, fabulous restaurant recommendation by skipper and it was incredible! Not to expensive at all. We could have easily spent another 4 days exploring there is so much to do! We had a full day before our flight home and used a company called Baggage and Smile Porter service to come and collect our luggage, they brought it down all the steps and took it away for €30, each case was €15 a day. We had a wonderful day relaxing on the beach. For another €45 they took the four of us to the airport! Absolutely amazing service! Highly recommend this incredible villa! Thank you from 8 very happy ladies x

One note - the bells from the church next door started at 6am and sometimes rang for three minutes. If you have young children or light sleepers this might be an issue. It wasn’t for us.

Villa Philomemena accommodated our group of 7 women comfortably, offering all the space we could wish for over its three floors and two levels of outdoor terracing—did we mention it overlooks the Adriatic?
Whether looking for a beach, a bus, groceries or restaurants, amenities abound. The walled city beckons, the sea sparkles, the food is delicious and the Villa is just enchanting. Who could ask for anything more? ( For the seniors among us, there are many levels and many stairs, but they just add to the charm!)

Fun in Croatia
Historical Villa with great local charm and character! Agree with other reviews on lots of stairs and the busy street but both were manageable for us. The Villa is adequately separated (upward) from the street and the windows minimize street noise. Such spectacular sea views, plenty of space for our group of five, furnished well and good location about 10 minute walk to Pile gate. Owners are helpful and responsive. They put me in touch with a local guide who was wonderful!

AMAZING Property in Dubrovnik!!
One of the best and most unique vacation properties I've ever stayed in! This property completely and comfortably accommodated our large group of 12. It's such an amazing house, so much history and character with incredible sea views and atmosphere. Also very clean with comfy furniture, cozy nooks and rooms everywhere. Also an extremely well stocked kitchen and a great Weber grill on the terrace. The AC (in every room!) made the entire house comfortable during the Aug heat. The outdoor terrace and gardens with fig and pomegranate trees, was just gorgeous.
It's inly a 10 min walk down the hill to the Pile Gate or a two min ride back up from on one of the many and frequent local buses that run on the road in front of the house. Also great swimming and cliff jumping down the steps below the house (lots of steps!!).
Hosts, Barry and Marijana were just incredible and went out of their way to make us feel welcome. They were always available with a quick text or email to answer any questions or issues that might arise, so kind and professional. They even made a reservation for our large group at a wonderful restaurant that they recommended on our last night. Truly incredible. This property is just perfect for large groups of family and friends. Again, this was one of the best VRBO rentals I've ever stayed in. Highly recommended!

Beautiful villa with amazing views
This house is stunning. Original stone, lots of room to spread out, charming central kitchen for gathering. It has a beautiful porch and bedrooms views of the Adriatic. Semi private cliffs for swimming across the street. The walk to town was roughly 10 minutes and we really appreciated leaving the Walled City each day to escape to our villa.

Excellent Visit to Villa Filomena with Friends from Ohio
We recently stayed in the villa as part of an extended bike/boat vacation along the Dalmatian Coast.
Let me just say, this property was AMAZING! We had 4 couples in their 50's and could have easily had one more couple. The house is beautiful ! The outside grounds are fabulous, the inside is just as fabulous! There is a sitting room on each level, great bedrooms and bathrooms, spotlessly clean and such CHARM!
Mrs. Eci Dejana is the loveliest of all. She met ius at the bus stop where the Uber dropped us. She was delightful and very helpful in every way. She checked on us each day and responded to any questions we had quickly. We would love to go back someday and highly recommend to any travellers.
Its a short walk to Dubrovnik, and in a safe and convenient location.
I will say that if you have any issues with stairs, this property is not for you. There are several from the street to the main floor, then two more flights once inside the house to get to the top floor where there are three more bedrooms. We liked the exercise, so it was no issue for our group.

My stay in Dubrovnik
The villa is in a great location and very quaint ! 10-15 minute walk to old town. Be prepared for many steps going into the house and the house itself. There are no hand railings so might not be good for older folks. Also there is a Church next door which rings it bells at 7 am daily and every half hour on Sundays. The view from the villa is amazing. We all enjoyed our stay!

Perfect vrbo experience! Location, views, patio, BBQ, beds, kitchen were all as described in listing. Great private ocean access just across the street and down steps to ocean. Great spot to jump off rocks or walk down pool steps and relax in warm ocean waters. Would highly recommend this convenient location to old town and big enough for 3-4 couples or extended family.

Our few days in Dubrovnik were wonderful. The house is in a perfect location, with incredible views - an easy walk to the Old City and 2 minutes from a wonderful swimming spot.
The owner was very kind to provide suggestions of where was best for small children and where best for shopping etc. The road is busy below the house but did not stop us from having a wonderful time. Thank you for letting us stay!

We had a great time in this property. It looks exactly like the pictures. The terrace was perfect for our group and we were within walking distance of Old Town and a bus stop with lots of taxis available. Great for groups!

Had a fabulous short break in this wonderful villa, plenty of room for 6 ladies, location was perfect with just a 10 min walk into the old town, just be aware there are a lot of steps both inside and outside, the traffic noise is also a little invasive but a small price to pay for the location. We were very grateful for the aircon in all the bedrooms.

Amazing place to stay - perfect location!
We celebrated our 35th wedding anniversary with our 4 adult children/spouse. This 16th century villa was absolutely perfect! Everyone had their own room and bathroom. The kitchen is completely outfitted to make meals. The outdoor dining area with umbrella was the perfect place to enjoy morning breakfast, wine/cheese before dinner and even dinner one night!
Mrs Deranja met us at the bus stop after arranging a transfer from the airport. She explained everything to us and gave us suggestions on restaurants and a near by market to obtain breakfast items and wine/cheese. The walk to Old Town Dubrovnik was less than 10 minutes and only a 20 min walk to this cute restaurant area called Lapad. This villa does have many stairs to the front door (off of a busy street) and 2 stories for the bedroom but we had no issues with that. We loved the rustic stone/wood/tile decor!

Lovely house - fantastic location with amazing views!
The villa is very spacious - we are a family of 5 and had lots of space to relax - and is well equipped with a very nice kitchen, comfortable beds and great bathrooms. The views over the sea were wonderful - we loved seeing the dolphins - and the Old Town is a short, enjoyable 10 min walk away, and a super market is just around the corner. Mrs Deranja was a wonderful help to us, arranging our transfers to and from the airport and was extremely informative about the house and the area. We had a great time! Thank you very much.

Wonderful house with amazing views
7 of us stayed here for a week in Aug 18. Owner was very helpful and organised a taxi pickup to and from the airport. If you ask, the taxi will stop at a small supermarket on the way to the property.
The property itself was amazing, everything you need is there. It is very tastefully decorated and all the bedrooms were really comfortable with en-suite. Wifi is available in the house only, but with views like that, who needs it outside! There is a large terrace to sit out on with a large table and gas BBQ. The only downside is the road below is busy and a little noisy.
It's a 10 min walk into town, we never bothered with buses or a taxi.
There are a lot of steps up to and in the house, and also down to the swimming area over the road, which is a great place to cool off and do some snorkelling. There are a couple of beaches 15 mins in either direction, one of which has a lovely restaurant overlooking the bay.

Fantastic villa for a memorable stay
This is a heritage villa built in the 19th century. While it looks its age in the exterior, the interiors are well appointed, with lots of common spaces for families and friends to bond, both indoors and outdoors. The furniture is all in good shape. So too are the furnishings. There are adequate chairs, tables, cushions, sofas, towels, mattresses and the like. There is a great bar be que qrill too. The best part of the villa would undoubtedly be the views. From the ground floor to the first floor and all the way to the top floor, there are windows that offer panaromic vistas of the sea... it is a true sight to behold - so peaceful, so tranquil, so beautiful! The villa is very close to the historic centre of Dubrovnik - a mere 10 minutes walk down a straight flat road. Several shops, kiosks, restaurants, cafes and supermarkets in the vicinity too. There are enough and more crockery, cutlery and utensils in the kitchen that will allow the officianado and novice alike to revel in the culinary fantasy of their choice.
A few suggestions to the villa owners on what they could do better:
1 > improve the wifi in the villa - perhaps change the location of the router so that there is a signal strong enough on the ground floor as well as outdoors. And go for a connection with higher speed and bandwidth.
2 > have a plumber look into the water pressure in the showers in the bathrooms... while the geysers and water heaters all work well, the weak water pressure would very often make a mockery of the "showers"
3 > prepare a better orientation routine for guests that is comprehensive. We were shown all the rooms, the heaters, equipment, etc and were taught how to use the locks. Thats all very good. But perhaps a write-up with FAQ might help.
4 > Warn guests and prospective residents that the villa is at a height from the street level... it is ~35 steps from street level to the entrance and another ~35 steps to go to the rooms at the very top.
5 > provide better instructions to guests on where to park the car and how to get there. We wasted $ to make local calls and get instructions over phone to get to the parking area (there is no garage or parking in front of the villa). Furthermore, warn visitors up front about parking charges. We were served a parking ticket within an hour of arriving there while we were still getting orientated with the villa. The parking fine is not small (valid parking is Kuna 57 daily; fine for one day was Kuna 130!)

Marvelous home in an unbeatable location!
This home is a beautiful, 500 year old treasure. It has been very tastefully renovated to accommodate modern amenities without compromising the beautiful stone and plaster of the original building. We spent most of our time in the kitchen or out on the terrace overlooking the Adriatic Sea. Every morning we awakened to a breathtaking sea view. The old walled city of Dubrovnik is an easy walk with an even easier bus trip back if you're too tired to walk up the hill. Our beds were comfortable, showers were great and we really appreciated the clothes washer. Room temperatures were easily managed with individual thermostats in each room. We highly recommend this gem! We thank Eci for her gracious hospitality and help while we were there. Many thanks!

Our very own Dubrovnik experience - amazing!
From the initial contact with the owner until our checkout it has gone so smoothly. There were 10 of us staying - all adults/blended family - and everyone of us loved it. Great ambience, every imaginable convenience available. We all just felt as though it was really our home.
As well as a "spare" toilet on the kitchen level there were 5 other toilet/bathrooms. (4 of the bedrooms had ensuites and one family bathroom with bath on the top floor).
Great spaces to congregate as well as private lounge room area and study on separate floors to go for quiet chats or hide from everybody else.
Everything was spotless and in working order.
Location suited us perfectly. Across the road and down the steps for a swim. An easy downhill stroll to the old town. Short back street walk to a supermarket. Ocean views from each floor.

Tremendous!
If you are looking for an idyllic location in Dubrovnik, this villa will not disappoint you. The location, about a quarter mile from the old city is a perfect distance to walk. The ocean views are remarkable. The villa was impeccably clean and has remarkable character with its marble stairs and outside terrace. It also comes equipped with a great number of creature comforts such as excellent air conditioning and a well-appointed kitchen. The bedrooms are spacious and the beds were quite comfortable. The bathrooms are up-to-date. We had 8 people in the house and you barely knew the other occupants were there. The owner's mother/mother-in-law was extremely helpful. She walked us through all we needed to know about the property and was very helpful during our stays with transportation, restaurant and excursion questions. The driver we used was the owner's referral and he and his colleagues were a terrific help given all of our comings and goings. We also left behind a pair of earrings and the owner located them and mailed them back to us! We wish to return very soon to Dubrovnik and we certainly will return to this villa!
