The place is amazing!! The house was very clean and very organized, all the facilities were amazing and the place has a lot of space. Even that is not too close of the center, it is easy to get there.
It is very difficult to talk with the property owner because it has a company that intermediates the communication and they really suck in answering. We had a problem which we were locked out of the house during 8 hours and the company responsible for the communication was not answering us or solving the problem.
The worst part was in the check out date where the cleaning team arrived in the house 2 hours before the check in and they even entered the house when we was already there.

It’s big, clean, cozy and very good for a family. We’re 5 adults and 2 kids.

Great location, great for parking 3 cars, lovely bedrooms. Fab for a big group.
Could do with a lick of paint, and kitchen facilities could be better - e.g, needed some bin bags.

The property has been beautifully renovated. Very comfortable beds and pillows. Lacks some basic items such as hand soap, toiletries, salt, pepper etc. A short walk to catch bus 44 in to the city and Ubers were good prices to get around. We also loved walking around the community garden and the local pub which was a very short walk away.
The ensuite in the end bedroom was covered in mould due to the ceiling fan not working and no access to open a window. Would also benefit from adding some basic toiletries and cooking ingredients. Also there was advertised a local shop to walk to however it appears to be closed so you need to drive or get a bus to get groceries.

property and location were good.
Instruction to find property were hopeless and photo shown was inside the gate.
After getting through the gate code, key safe combination to get key, it became stuck in the lock. After many attempts I called only to be asked for a video, which failed to get through email!I had no comfort that anyone would help and the phone line closed at 4PM. However, I finally go the key out after about an hour of trying.
The agency "pass the keys" that the owner uses makes you repeatedly provide a lot of information that should not be required as a booking.com customer, they then suggested I should use them direct. I will do my best to NEVER deal with this agency every again.

It had lots of room which we needed for the 8 of us!
It was super clean and in a good location.
If we ever come back to Scotland we would 100% stay there again.

We were a group of 5 adults and 2 kids and we stayed in this property for 3 nights which we completely enjoyed. I highly recommend this place for those who are looking for a clean and spacious stay in a beautiful location.
3.5
location and layout of property. plenty of space.
was not clean particularly kitchen. ovens were dirty. oven mitts disgusting, cutlery and glasses dirty etc. no cleaning materials which are really a must and also good sense for the owners as their property is more likely to be taken care of

4 double bedrooms and large kitchen / lounge area were great for 8 adults. secure off road parking a bonus. lovely quiet location

Straightforward no-nonsense pricing (we have had previous bad experiences with a different host in Edinburgh of being changed to smaller apartments shortly before arrival)
Good size.
Friendly kitchen - diner.
Cost per bedroom.
Enclosed parking.
Nearby bus stop.
Floors looked clean but hidden dirt appeared on socks and feet - recommend mopping.
Tricky access from a busy road.
Grass needed trimming.
Heating element of washer-dryer not working.
A couple of light bulbs need replacing.
Couldn't make one of the bedroom blackout blinds stay down.

Clean, spacious and well equipped. Great location.
5 minutes walk from Holyrood Park. A beautiful property.
One or two maintenance issues: Electric gates not working which wouldn’t be a problem but they bang loudly in the wind. Small problem with ants.

The cottage was lovely, well sized and nicely decorated. The location is a perfect mixture of easy access into the city centre and just enough outside of the centre that you can enjoy some quiet walks to enjoy the surroundings. The main facilities were all great, and the bathrooms were very modern and clean. The price is also very reasonable for the location and facilities.
More specific details regarding what the cottage features - for example, the listing said that there is a coffee machine, so we didn't bring any coffee supplies, only to find that the 'machine' was actually a cafetiere, which would have been no problem had we have known as we would have just brought the correct coffee for this. There were also no soap dispensers, which is not ideal in a pandemic situation. The cottage also is suitable for up to 8 people but only provides 1 key. This was a problem for us having 2 pregnant women in a group of 6 in total, we didn't all want to be in and out of the cottage at the same time. The front door automatically locks when closed, which we didn't realise (never specified anywhere) and so we did get locked out and had to pay £50 for somebody to unlock the door for us. We accept responsibility but it would make sense for an 8 person cottage with a front door that automatically locks when closed to have more than one key. We also had trouble getting through to the owners, and had to phone the owning company of 'pass the keys' twice (which I assume were just call centre locations talking to us) and then had to wait for a phone call back before we heard from the actual site manager to unlock the door.

Large and Spacious, Host was clear with instructions. Good location. Good value for money.
Kitchen tap constantly dripped which was rather annoying, house took a while to heat up.
Front door was a bit annoying as had to have key on me when outside as it locked as soon as closed.

Its not to bad i like that they have a 3 toilets an comfortable kitchen.
Nice place but to dusty, dirty i did the complain to resolve the issues but i no body came go resolve the problem. I am very disappointed about this place i have asthma and a a 3 months grand doughter and the dust made us softer ti much, i did clean by my self When in the price it says that I was charged the cost of cleaning, however the place must be very clean, there was dirt everywhere the standard of cleanliness is very low. The accommodation is nice, a bit far from the center. But it's in a good place

Wow, we are just back from a fabulous week with friends. A fantastic property in a fantastic part of town. We loved every minute. Great facilities, really comfortable and immaculately clean. Secure gates & parking a bonus. A perfect base for exploring the city, popping round the corner to the fabulous Sheep's Heid Inn and taking a walk up Arthur's Seat. We will not hesitate booking this great place again.

Very stylish taste with a high quality of decor. Beds very comfy. High level of security and technology to make the stay pleasant and safe. Very good facilities.
Road noise at peak times, but every attempt had been made to keep this to a minimum
