Friendly staff. Large bed. Fan. Sizeable room
Going through a well needed refurbishment.
Old fashioned throughout. Bathtub had been painted, badly, and even the paint had started flaking away. Rest of bathroom looked like it had last been renovated fifteen years ago
Despite the hotel being shabby I thought at least the breakfast would be a good standard, but wrong again, cheap ingredients throughout.

The staff were exceptionally helpful. The breakfast was wonderful and the location is close to the train station and Leeds City centre.
I visited in summer and the hotel was covered in scaffolding. It made me feel uncomfortable having the windows open being a woman solo travelling. Because of this the room was a little warm even with the fan provided. This wouldn't stop me from visiting again however.

Apart from the main reception area the whole hotel is very tired and dirty. There is work ongoing outside and it would be good if they continued this inside because it has huge potential.
The rooms paintwork etc is dirty, our plughole had what looked to be public hair in which was quite disgusting and clearly NOT cleaned. If their not cleaning the sink what else are they not cleaning?
We were o the 4th floor, directly and at our level was scaffolding and workmen outside our window. The curtains had to be closed during our whole duration and windows closed to keep dust out. Just after 8am the grinders and still saws and other works started which obviously woke us up. At no point where we made aware that works were going on. Very bad experience

Location was near to all the facilities
There was no refrigerator in the property neither air conditioning was present, there was a small pedestal fan but wasn't suitable, it was very slow blowing, small in size and stopped around midnight.
The floor of the hotel room was very noisy when walked on it, I think wooden blocks under the carpet were loosened or broken.
They should change the toilet sink tap,it is very old fashioned.

The room was small but very clean and had everything needed. The reception staff were very nice and helpful and checking in and out was very straightforward. The location was great.

No mention of building work when booking. Upon check-in, we were told work starts at 8am, even on a Sunday.
Floor above constantly creaking loudly.
Very dated and crumbling rooms - no wonder they have scaffolding up!
Can hear all the street noise in street-facing rooms.
Got maybe 2 hours of sleep in total, although we did get a partial refund as compensation.

Great location, my junior suite was a bit dated but clean and comfortable.
I really struggled to find the parking, better description of where it is located would help and also something to say the hotel is covered with scaffolding as that made it even more difficult not being able to see the hotel name.

I paid £67.50 not including breakfast for a Friday night stay. The hotel is about five minutes walk from Leeds railway station. It is one of those grand Victorian hotels that have seen better days. My room was obviously carved out of some unusual space so it was one of those to open the bathroom door, you need to stand there, etc, etc. It was small with a single bed but fine for a short stay: for me the location so near to the railway station was the key thing. I could have booked a breakfast for £17 online but as they had a special offer on of £13, I decided to pay. However, the breakfast was limited in range with a very basic spread and I didn't enjoy the sausages. Being so near to the railway station, there were many coffee shops open early in the morning where I could have had some much more tasty and probably for less money.

The location was excellent. The breakfast was very good, The staff was very professional and helpful.
The beds were not that comfortable. The hotel has private events that can be loud. The shower was quirky. The room was very tiny.

This is a lovely Victorian terracotta building right in the city centre and close to the railway station. Some parts appear to have been renovated but either they still need to be finished (no work appeared to be going on now) or the hotel has run out of the cash to finish the job. The staff generally seemed eager to please but didn’t have the tools to do their roles properly.
No one on reception on arrival and after checking in to a second floor room were told that the guest lift was broken down. This looked like it had been the case for a little while. The room was a good size but the net curtain on one window was badly ripped and all of the curtains were dirty. The inside window frames were also very dirty and in need of a repair and paint. The bed, although a king size, was very soft and the mattress needed replacing. At 7.45am (!) house keeping attempted to enter the room to service it…Breakfast was ok, but nothing out of the ordinary. Outside we noticed that a small pane of glass above the entrance was completely smashed.

Nice rooms, very spacious, fresh, clean and modern.
The only issue was the lift was out of service, and being on the top floor with a foot injury it wasn’t ideal. However we could use the service lift and only needed the stairs once.

Room service - very good - friendly, quick service - food very good. Felt £5 tray charge was very good value.
Felt room price was a little high £166 per night.

we were there for leeds festival and i liked how close it was to the pick up and drop off. the maintenance guy was also lovely and we had seen him wayy too many times for a 2 night stay

I loved the beautiful traditional interior. The room and bed were very comfortable with a good private bathroom. Lift to all floors. Breakfast buffet was plentiful, food fresh and cooked food hot. Friendly and obliging staff, particularly the lady who got me fish and chips in the evening when the restaurant was almost closed. The price was reasonable for a Saturday night, especially compared to the hotel chain that raises its prices on Saturdays and was not very nice when I stayed there the night before (because it was near the Opera House). The location is good for the train and bus stations, and I did not have to drag my case uphill to get there! It is also fine for the Opera House if you are prepared to walk a little way.
Steps at the front of the hotel could be difficult for some, but I managed despite being a bit arthritic. The works being carried out in Leeds city centre were a nuisance, but the hotel cannot help that.

The hotel is really nice and the room and bed were so comfortable. Felt very grand. I don't like lifts and they took my luggage up for me with a smile.
The shower in my room was like a trickle and there was no hot water. However, the hotel did refund me £25.00 when I mentioned this at the desk the next day. I believe this was not typical and maybe they were not aware of the issue until I mentioned it but for the money you are paying you do not expect this.
