Dirty, tired , waste of money and poor staff

The location is very good
Looking very tired now and been knocked about some of the fixtures and fitting , bedding was not great

WiFi didn’t work, bed was actually a joke, springs coming through the mattress meaning it was impossible to sleep. Staff were not interested at all and the place was filthy.

had to change rooms twice … no hot water in one room …. next room no aircon working even though advertised as having it on bookings.com room was disgustingly hot.

Location. Food in restaurant was ok.
Services were poor for a hotel advertised as 4 star. Cost was extortionate for this standard of hotel. Room wasn’t made up ind day so we were left with wet towels with not even a towel rail to dry them. Room was very basic. Tbh, it was only just a level above a premier inn at a massively inflated price.

Great welcome at reception and really fast check in.
The room (#13) was on the first floor above a wedding reception where the room was literally vibrating with the sound of the music and merriment below to very late. The curtains were hanging on broken rings. The external windows were smashed, and glass was everywhere. Couldn't open any windows so the room was stifling. Only one bulb was working in the bathroom, so it was awful to use for getting ready. The bath was great but the fitting trims around it are so water damaged that they came away in your hand when you tried to get in and out. The main waste water pipe for other rooms seemed to run through my bedroom because at multiple points in the night, I was woken up by the sound of rushing water in my room. Couldn't wait to check out in the morning. Not the experience that is sold on the website.

Perfect location for shopping at L1 and the Pier head where we went to each Jamie Webster. Staff are lovely and there was no noise through the night.
The room felt a little dated, the bed wasn’t very comfortable and the air con wasn’t working we had 2 fans circulating hot air. We where on the 5th floor so was hot. the windows are screwed shut.

Windows were screwed shut and aircon didn't work room was ridiculously hot. Wasn't as clean as it should be, for example there was wine bottle ring marks on the side obviously hadn't been wiped down. A hotel like this should have higher standards.

The location was brilliant. The rooftop bar was great. Staff were very friendly and helpful.
Decor in the bedroom was a bit dated. Paint flaking in the bathroom.

we had a bit of an issue at the beginning but the staff were amazing and upgraded us to the presidential suite where we had a truly amazing night

i forgot to collect back the insurance that i paid when arrival, I contacted the hotel several times (calls&emails) but they are not responding at all.

the room felt a bit like a party room and as we were all in our 50s and 60s a bit more of a relaxing hotel room would of been nicer xx

Location was excellent.
Elevators very fast and always available.
communal areas all clean.
Unfortunately no bar available in the hotel which was one of the reasons it was chosen.
Presidential Suite:
Tassimo coffee machine in room but no coffee pods, not even at reception. (so take the machine out of the room), problem solved.
Bathroom ceiling and fan needs attention as do other parts but small details such as curtain tied up with bit of string. nothing to serious.

The staff are so friendly and welcoming. The room size is fantastic.
The room was a little cold and took a while to heat up.
And the deposit is £20 for each person. I don't mind but they didn't say how much it was until I got there and you have to wait 5 till 10 days for it back, witch i feel you should be able it get it back sooner. They don't take cash.

Disliked · Room was dirty stains on the sheets and blood on the carpets the bathroom was dirty with damp on the roof and the tap handles fall off we had to clean the jacuzzi before we could use it curtains hanging off over all the hotel needs updating this is my 3rd time staying at 30 James st but my over all experience on my last stay has put me off ever staying agen which is a shame because it was a lovely hotel in a great location
