La posizione ottima, non centrale ma vicinissima al centro città. Ben collegata coi trasporti pubblici, ma anche a piedi (30 Min di camminata).

La ubicación es buena, pese a no estar alojado en el centro, es muy fácil llegar y en 25 minutos andando estás en pleno centro.
La atención del dueño fue excepcional, muy atento y siempre dispuesto a ayudar.
La habitación era muy espaciosa.

The property was overall clean, beds were comfortable and the provision of tea, coffee and milk with biscuits was a nice touch. It was quiet, good location to all local transport, shops and a short journey either walking or by public transport to city centre and Portobello beach. Owner was helpful, very friendly and welcoming.
tv kept glitching and external private bathroom the door kept sticking difficult to open quite temperamental.

An older building but clean and comfortable. Room attended to daily for fresh towels etc.

A little far from the city without a car for a 71yr old. Bus stop outside but I didn't ever see a bus or anyone waiting. However plenty of buses from the next main street over, just a few minutes walk.

Hosts were wonderful! Beds were comfortable. Location was perfect for our needs (able to walk to city) and away from crowds and city noise. Numerous wonderful eateries (coffee shops, Pub, Indian food) nearby.
Needs a little TLC, room was warm, and ours had a separate bathroom with creaky steps and door (bothered other guests?).

The host could not have been more accommodating. Directions to hotel were a bit confusing, but wasn’t set up w gps yet. Lengthy ride from airport on buses, but cheap. Suggest taxi; more expensive but reasonable. Very clean and quiet, great coffee service in room. Bathroom was fine but toilet handle stopped working. Easy access to buses.Nice pubs and cafes in area; grocery close by.

The location was fantastic, and it was super convenient to get around with public transit right outside. The owners are the kindest people, and they went above and beyond for us. Parking was so nice and convenient, too. We about loved our stay, and we highly recommend it. We felt at home away from home.

Nice location with easy access to Waverley station, and the historic city centre about 20 minutes away via the numerous nearby buses. We had a quiet room and were not bothered by traffic. Rooms were clean, plenty of towels provided, and high ceilings meant they were airy. Very friendly host.
It doesn't have the latest decor, there is no common lounge area and no breakfast is provided, but actually that wasn't a problem.

The location is a little far from the centre (but reasonable considering the price). The room was a little small, but matched my expectations and the photos.

Old building with tired decor but everything worked fine and the place felt secure. It's in a desirable neighborhood, fairly quiet yet close to a great bus service. Attentive host kept everywhere very clean and supplied fresh towels etc.
Mattress was old and uncomfortable and the whole bed creaked noisily at the slightest movement, affecting our sleep throughout the stay. As main purpose of room was somewhere to sleep, this place failed so I can't recommend it.

The host was so helpful with everything. We were really impressed by his kindness. The room was very good, comfortable and clean and to an excellent location very close to the center.

Great location- it was maybe a half hour walk into the main city but still on a relatively main road. The rooms were lovely and clean with an ensuite bathroom, and the owner was lovely and always happy to help with anything we needed.
The shower was a tad small but to be honest we didn't even expect an ensuite with the price we paid, and it was really the only thing I have to complain about. Everything was great otherwise.

We really liked our room, it looked very pretty. We also got help when we needed something. The way to the city centre was kinda long, but not too long. It takes like 20-30 minutes to walk. But there are also busses.
The bed was a bit small, so my partner and I had some problems sleeping. But that’s all.

The room was clean and well-prepared daily. The proprietor was welcoming and friendly. No breakfast was offered, which was the one downside I felt, but this has been the choice of the management since the pandemic. However tea and biscuits
were available in the room, as was TV.
The lack of breakfast facilities, which I feel should be included in the price.

This is really the first hotel I have seen that looks worse on internet pictures than in real life!
I had booked this hotel only because of its first-class price and arrived without any expectations and was then so positively surprised!
Sure, the rooms are old, but so clean and cozy, it is cleaned every day and coffee / tea and cookies refilled! In addition, the landlord is outstandingly nice and trying to make the stay as comfortable as possible!
I have already recommended this accommodation to all my acquaintances, because I have rarely felt directly so "home" as in this accommodation!
