Enjoyed everything about it. Property is as advertised - close to beach, excellent deck area, spacious and clean inside. Convenient to local restaurants and the grocery store. Don’t underestimate how good it is to have the pool - our granddaughter loved it as a change to the beach…and she could not get over the inside elevator! Would stay here again for sure.

Extremely responsive, helpful, cordial owner. View is incredible. Listing cites an 8 min walk to the beach but you can see the beach from the porch. That walk is NOTHING! Kids loved having the elevator to their own area downstairs, complete with mini fridge. House was clean and had everything we needed. Wish we could go back next week!

Our family had a great vacation in this house. Size was perfect for us with plenty of space for everyone. The pool and the elevator were wonderful features. Management was easy to communicate with and responsive to our needs. Improvements I would suggest would be airconditioning and kitchen. The hosts were easy to communicate with and answered all of our pre trip questions about the property. The location is in a less commercialized area of St Augustine which was very nice and the beach was not crowded. Nice long stretch of beach. The walk to the beach was a little further and more strenuous than we were expecting with carrying the chairs and tent but there are two public beach access points within blocks where you can drive on to the beach.

It is a block off the beach with very convenient access via a sand path. You have good views is the ocean from the house. The pool is a nice bonus. The neighborhood is nice. The AC worked well. Be advised, there are no indoor stairs to go between the upstairs and downstairs, which is an issue if you have young children, as one of the bedrooms is down there. There was not a way to enter through the downstairs door. Furniture and cleanliness were average to below average, but the price for location is great. So, a bit of a compromise. Property managers are easy to deal with and there is good communication.

We enjoyed the beach house. Kitchen well stocked - plenty of plates, bowls, cups, etc for everyone. There were even a few items we forgot to bring (thanks for the coffee filters and box of tissues!)
Regular coffee maker and a keruig. Fridge does not have an ice maker so we purchased bags. Suggest to get new ice trays because they are cracked. Plenty of towels for the pool and extra blankets. Each room had a floor fan (no ceiling fans). We ended up buying an air mattress as the futon/sofa downstairs wasn’t big enough for two long legged 13 yr olds. They slept on the couch upstairs one night and said it was comfortable.1 full bath and laundry, half bath upstairs and 1 toilet downstairs. Beach walkover was nice. Pool was heated and clean. Large deck in the front and back of property allowed for gorgeous views.

Got away to St. Augustine for our twin's sweet 16 birthday. Rental was in a central location to the activities we planned. There were a couple of maintenance issues but the team took care of them promptly. The pool was heated and the girls enjoyed it. The house is older and in need of some updating and minor repairs. The beach is close but a challenging walk up and down the dunes. Not ideal for our elderly guests. All in all the rental was a good experience in a central location and we would go back again.

We had a blast here! the kids loved the heated pool, especially on some cooler days. The beach was only a quick little walk down a path and the only "road" you had to cross only had other house traffic. So to say, "it wasn't busy at all," was still an exaggeration.

Selfishly I'd love to say something negative so this home is always available when we travel to St. Augustine, but that would 100% be a lie....
This place had it all, and it starts with the location and views. Plenty of space for our entire party, all thr modern amenities you expect, excellent communication from David and his team, and a heated pool in case the beach isnt for you. From start to finish we LOVED it! To have an opportunity every morning to watch the sunrise over the ocean, from the upstairs balcony, was incredible. Bonus points for the elevator which made bringing in our luggage a breeze. Again, no reason to think about this one, its one of a kind!

We absolutely loved this property. Short walk down a path to the beach directly from the backyard. The heated pool was so nice for us since we had a few cold days during our stay. Our boys (1 and 4) loved the elevator and thought it was the coolest thing to see in a house. Our family stayed on the floor level with a king bed, futon and bathroom but was nice to have the privacy of our own floor while the in laws were upstairs. Nice short drive to the main city for shops and dining. Easy to find and has lots of amenities for us upon arrival. Had lots of beach chairs to use, pool toys and accessories, lots of towels, sheets and blankets, toiletries and other things. The garage was clear and we were able to park in it and set up a corn hole game on the colder days. All in all we really loved staying here!

Our stay was perfect!! The house was just as described in the listing. The heated pool was an absolute luxury, being the sun didn't come out during our stay and the air temps were in the low 60's. The elevator was a godsend for us getting up in age and the ocean views were Heavenly! The house is directly next to the public access walkway to the beach, which shouldn't be missed!! You can walk for miles on the sand and enjoy the beautiful sounds of the Ocean!! We loved our stay and love St Augustine!!!

We had a wonderful stay at this cute house! The best part was the CLOSE location to the public beach by cutting through a short nature path. It was beautiful. We loved Butler beach as it was never crowded. Truly serene. We also loved the private pool and charcoal grill. It was a great way to cool off at the end of the day. This is an older house but well-maintained. The set up of the rooms may require some flexibility with your party because not all bathrooms are full baths so there is some sharing of space for showering for larger groups. The kitchen had most of what we needed but I would recommend bringing your own non-stick skillets if you are planning to cook. The elevator also came in handy with moving in and out and it was just plain cool. 😃

Atlantic was the absolute perfect place for our stay. The ocean views from the back porch were relaxing. The elevator was a great touch and very nice for our luggage hauls! The kitchen was stocked with everything you’d need to cook. The grill by the pool was wonderful for cooking burgers. When we first arrived, the pool was pretty dirty, but that was expected because the ally beside the house/pool was sand. The pool cleaner came during the week and did a great job of cleaning it out! The heated pool feature was fantastic as we stayed in March, which is typically a cooler month. Communication from the property manager was on point throughout the trip. Bedrooms were cozy and beds were comfortable. A/C units were replaced while we were there and worked great! The place was very clean. The location was fantastic. The Neighborhood was quiet, and overall had a friendly vibe. Close to hiking trails, restaurants and bars.
Recommendations: a few of the Blinds in the bedrooms need to be updated/fixed. More lighting in the kitchen/living & upstairs bathrooms would be nice.
Overall we had a fantastic stay at Atlantic Splash & hope to return next year if it’s available!

What a wonderful spot! Beach access across from home. No busy streets to cross!!! The weather was a little chilly but the heated pool was a savior!! The home was clean and ready to go! Wonderful sunrises right from the living room and deck!? Our family celebrated my sister’s 75 birthday!! What wonderful memories we have shared together at such a wonderful place. This was our second time staying at Atlantic Splash. Nothing beats the location, private pool, and overall condition of the property. If you’re looking for a family-friendly stay that feels like your home away from home, this is the booking for you. The elevator makes the loading and unloading process a breeze. The dune walk directly across the street is great, and just a short walk down Atlantic View is a public access boardwalk that my family enjoyed using as well. We are looking forward to making memories here again next year!

The only thing that I think could have been a little better would have been better kitchen supplies, silverware bigger bowls etc we cooked in a lot with 3 kids but other than that it was wonderful!

Overall our stay At Atlantic Splash was good. The Christmas weekend we spent was very cold so we did not get out to use a lot of the facilities. The kitchen was not stocked with some basic cooking necessities ( cutting board or decent silverware or enough steak knives)
The only other issue was the mattress and box springs in the bedroom with the queen bed. The bed was very squeaky and was very difficult to sleep because if your husband/wife just moved the bed squeaked so loudly that it would wake you up . They definitely need a new bed in that room.
The location was good and it was a very quiet neighborhood. The outside of the house needs some attention ( maybe a good powerwash). The garage door was working but the first panel was cracked and bowed. We were afraid to use it because we thought it might break completely.
The elevator was unique and came in handy because my son in law had just had surgery and would have had a difficult time going up and down the stairs.
Overall the house was clean when we arrived and we enjoyed our stay! Thank you David for sharing Atlantic splash with my family!

We loved our stay! Easy walk to the beach and the heated pool made the trip in December. Nice house needs a little refresh and we would have really appreciated a different way than the elevator to the downstairs but it was such a great time. Easy ride to the historical district of St. Augustine.

The Atlantic Slash was very comfortable and served our needs. The pool was great and access to the beach was easy. We were able to view the sunrise over the ocean every morning from our bedroom balcony. The house is a little dated, but decorated beautifully. Access between floors was only by elevator and an exterior stairway, but was manageable. Kitchen was well stocked with everything you needed and there was an abundance of towels and beach accessories. We would definitely consider staying here again.

Our stay was great. Property management was prompt and easy to communicate with. We arrived right after the hurricane and we were kept informed of property condition. They also made sure it was ready by the check in time. The view is beautiful and it was great having a heated pool. The furnishings are not brand new as other reviewers have mentioned but I didn’t expect them to be. It is a place that is rented by a lot of people. It was clean and comfortable and I felt the pictures were still good representation of what you are getting. We would most definitely want to stay here again.

Overall this is a nice rental. lots of room and great location. the elevator is a plus. the only negatives we experienced was the AC upstairs was not working when we arrived, there was a repair man working on it when we arrived so there was no AC on for a while and we had to wait to check in. the air upstairs struggles during the day, but at night is fine. there are fans provided in the home... if you have children or dogs the gate to the pool is broken and needs to be repaired, we had to use rope to tie it shut. the only access to the home is the upstairs key pad, a key bad on the down stairs would be really nice to be able to lock the door downstairs. I would stay here again, and would recommend this home, rental company staff was very nice and helpful and responded quickly to our questions/concerns.

Pictures and descriptions never tell the whole story. Nice enough, but needs some updating and better cleaning. Again not unliveable.....Elevator was a plus for the older folk. The upstairs air conditioning struggled to keep up during the afternoon hours. When we arrived the downstairs AC was not working. The property manager promptly showed up and got it taken care of. Not a bad walk to the beach and the pool added a nice touch. The beds were clean and comfortable. In short, just don't set your expectations too high. This is an older home that's seen some use. Overall it was a pleasant stay.

The photos for Atlantic Splash are not up to date. I had read reviews where people used the word ‘tired’ for the the accommodations. I completely agree. The bathroom layouts are strange, but we made it work. We did have to do some cleaning when we first got there as the floors were dirty. Also, the beach access is a little difficult as we had a person in our party that is handicapped. We ended up driving them out to the beach each day, which we had a 4x4 so this was an option. Otherwise, it was a great trip. The house is close to downtown and had enough parking to accommodate everyone.

Family Summer Get-away
Our trip was wonderful, as we enjoyed the location of the property to the beach, and enjoyed the pool as well. The beds were very comfortable, and the house was very clean and welcoming. The lay-out was a little different with the interior elevator and exterior stairs, but worked well with my handicap mother. I wish there would have been an actual key to get in/out of the house, as the keypad could be a bit temperamental. But got used to it. Overall our stay was fun and relaxing and enjoyed the small beach town surroundings.

We enjoyed our stay at this beautiful home. It was close to the beach, and the heated pool was nice even on cooler days. The layout of the home is a bit strange with only an elevator and an outside staircase to get to the lower floor, but our teenage daughter loved having her own private apartment.
