Loved our stay at this lovely cosy place. Very clean freshly decorated with a lot of attention to detail. Cosy very big rooms with lots extra( xbox, sweeties, cakes, cold drinks).Good location and very reasonable priced especially in high season.
Wish windows were opening.

Host was easily reachable by phone when I arrived (fairly late).
Parking was a bit annoying, so I would say double check the area when staying here. I ended up on the high street. Which is fine for a night, but if you were staying longer, then it may become an issue.
I loved how welcoming the host was, left loads of snacks and bit out for breakfast, has Netflix and an Xbox to use, bathroom was great, towels laid out. All in all, cannot knock the place. Would go again.
Parking, but that would be being picky, I would recommend double checking the area for parking before you go.

What breakfast ? There where limited choice of tea and coffee not much sugar available,little choice of cereals a small selection of fruit not much in the room .it was clean and tidy the high street at Nairn was right out side. the room , it was very noisy until the early hours both nights , my last night I was woken at 3: 25 am by some of the guests and by the owner who were talking and banging about to wish I opened the room door and had to ask them to quite it down , if you want a quiet relaxing stay this is not the place to go , it was expensive for room only and will definitely not stay there again

Misleading description on the detail page, I booked for 2 nights and checked out after staying one night, there was a takeaway downstairs, and very loud, nothing like the photos, the room I had was tiny it was noisy and my wife and I didn't sleep at all and checked out next morning, How can booking.com allow this, I will indeed be taking this further with Booking.com, I have also read other reviews after this experience and seen similar reviews

Clean, well located plus our family room was next to the wc and shower area so didn’t have to walk far will stay again as Nairn is our new place.
As property is on the main street and we stayed at the weekend it was noisy and the windows rattled a bit as they were older style sash but was quiet on the Sunday.

I was mislead by the picture on the webiste, which I never saw. Also not realized gents & bathroom are shared. My own fault, I must admit. But the room was clean and I slept well thanks to soporific.
Very noisy place, in the main street, just in front of the city council => soporific mandatory!
Also, not easy to find the property. No one to talk to. Had to send email to get the code to open the front door. A bit difficult after a long drive.

There genuinely wasn’t anything I didn’t like about the property. The only downside was there is only roadside parking, but that is no discredit to the host.

Property was exceptional clean. Room was big enough for us. Staff were excellent. Richard was very helpfully when I spoke to him on the phone. Breakfast / tea coffee / sugar milk was always available for you to help yourself to. Day or night.
Could do with more bathrooms, and more storage in rooms. We stayed in no.4. If I may make a suggestion Richard, add another chair and a small table by the window 👍🏻.

No fault of the guest house, but it was a little noisy in the early hours of the evening - outside, could hear people in the street below singing and making some
Noise after they’ve been out to the pubs and bars. So I didn’t get a full nights sleep but it didn’t matter too much. Could also do with a second bathroom and shower room as we were often waiting for the toilet, especially over the weekend.

Nothing! So bad we couldn’t stay - walked out. Couldn’t find it firstly - not on google maps. After an hour got in. Room ok but no en-suite. Toilet outside the room in process of decorating. Shower in a different door. Was a double bed - had asked for twin beds. Nearest parking 200 yards away. No contact from owner to ask why we didn’t stay, even today when he realised we hadn’t stayed. You must remove this from your site. I am looking for some refund.

While my stay at the guest house in Nairn, Scotland had some positive aspects, there were a few things I didn't quite enjoy. Firstly, the Wi-Fi connection was unreliable, making it challenging to stay connected, plan my daily activities, and watch movies. The surroundings appeared neglected and unkempt, with overgrown bushes and poorly maintained outdoor areas. This diminished the overall appeal and charm of the property. Moreover, the guest house was difficult to find due to inadequate signage and unclear directions. I spent a considerable amount of time wandering around, trying to locate the place, which was quite frustrating. The lack of proper directions and visible signs made it a challenging and stressful task to reach the guest house.

The owner was amazing! Super friendly and went out his way to make sure we were comfortable. He even offered to install an xbox for my son but we were out for a wedding all day so I didn't want him to go to the hassle of installing it for it to not be used.
There was a lovely selection of complimentary snacks and drinks available which was a lovely touch and very much appreciated.
This place has so much potential and could be improved with just a few minor details. For example; when you check in, there is a good chance that there may not be a staff member there. This would be made easier if an email was sent out on the morning of your check in date just detailing which room you're in, front door access code, etc.
Also, I think it should be made clear that there are no en suite facilities. I wouldn't have booked if I had known this as I was staying with my young son however, I think this would be okay for a single adult or even a couple or group of friends.

The guesthouse is very new (just opened) but has a potential to be great. It's in a perfect location, on the main street. The owner is a lovely guy who makes the guests feel like at home. There are drinks and toiletries provided. Smart TV for Netflix :) Highly recommended.

The host was very accommodating and nothing was too much trouble for him. We got a bit lost so he met us in the car park and directed us to the property. Best to park here and walk through the lane. There is car parking on street but I think it’s limited. The guest house is down a side lane down the side of a pizza shop. He was extremely welcoming and polite when he showed us to our room and already had dog bowls and bed out for our dog. There was wine, beer, water, fizzy drinks, tea and coffee and shortbread available and available to top up on any of these if we wanted. There were a couple of porridge pots for breakfast. As breakfast there isn’t an option at the moment.
Sadly we were right above the pizza shop and it was very noisy with their customers and folk on the high street returning from pubs etc. This went on until about 2am. We were in a family room and it’s not best suited for this. The room was NOT en-suite. I don’t think any of them are. We had a shower room next to us but had to go upstairs for the toilet. This isn’t the best option if you have young children. Or bladder problems. Wasn’t so bad for us as our daughter is 11.
I’m afraid we didn’t sleep well with the noise as we are not used to this. Seagulls were very noisy ALL night.
From what I could see the property is getting renovated and perhaps when all this is done it will be a better place to stay. It felt like a hostel rather than a guest house.
