This hotel is actually well situated, The San Giorgio church is located just the corner of the hotel, it is walking distance to the center, parking is available when you enter the hotel, however it is only a cul-de-sac! Although search Google map navigation that it a through road to take consequently the mistake took us great pain to back up our car and make the U turn!

The view from the balcony was worth the accommodation price. The room design may not be appreciated by all but is indeed unique. Some maintenance (ex. Shower wal) would be required to warrant the 4* rating.

Great location. No on site parking but was relatively easy to find on street free parking within an easy walk.
Slightly complicated system in the room to work the lights and the black bathroom was always a bit dark.

Positives: warm welcome, hotel location, nice view, economical
Negatives: lighting system does not work well, very hard matress, noisy air-con, poor light in the bathroom, we got different and small room than the one agreed, and breakfast was very minimal

Staff was very friendly at check-in and throughout our stay and kept luggage until the room was prepared. They also provided us with useful advice about restaurants. They gave us a beautiful extra-large room with a spectacular view and a balcony looking up at the church and down at the town. Breakfast was good. Overall, the hotel seems to be in transition with new owners and needs some minor repairs in spots but this didn't affect our enjoyment of the place. On street parking is safe but awkward.

As others have said this is a modern hotel within an old building with a film theme, room 19 is based on Amelie. The location is perfect, halfway between Modica Alta and Bassa and just below the Duomo. We had no difficulty finding the hotel and parked right outside. The views are exceptional both down over the town and up to the church. The staff are exceptional and couldn't have been more helpful or charming. We enjoyed an excellent breakfast every day and everywhere was absolutely spotless. There are however a number of things that were extremely annoying. Firstly the black bathroom that was so dark that there was an additional lamp plugged into the socket by the hand basin!! Secondly it was impossible to set the shower temperature without getting soaked in cold water or to keep the water in the shower cubicle. The lighting control panel had touch sensitive switches with a blue backlight that lit the room at night and nothing to indicate which lights they worked. We overcame the bright blue lights by covering them with cardboard at night. The beds were also very firm. Overall the hotel was very good, if the issues were addressed it would be one of the best hotels I have ever stayed in.

Beautiful hotel with great staff. Always difficult to say whether 4 stars or not, as the rooms are not luxurious but are definitely very artistic. At price paid the value was great and the position in modica perfect for us.

Very lovely staff but hotel is unfinished and it is somewhat creepy staying there. We felt like we were in a scene from the Twilight Zone. No one is there at night except a supposed security guy smoking cigarettes in the stairwell. We were given two paper-thin small towels and it took hours to get actual bath towels when I asked for them. There was only one blanket in the room for three twin beds so with no night staff, I had to sleep on the bare mattress and use the mattress pad as a blanket. The shower has a terrible design flaw so it leaks literally pools of water all over the bathroom floor. There is no coffee or tea in the room and no decorations. The so-called bar never had anyone staffing it. The lemons in the breakfast room table centerpieces were completely rotten. The wifi almost never worked and when it did it was slower than dial-up. The high-tech digital panels to operate the lights, etc, are complicated and would be impossible for someone like an elderly person not tech savvy to figure out. With no night staff and no telephones in the rooms this is not a safe choice for women or a woman with a child traveling alone. That said, the staff in the morning was very kind and promptly cancelled my second two nights when we wanted to leave and go to a fully-operating hotel. This place has great views and potential to be a decent place when it is finished and properly executed with a full staff.
