About this house rental
Escape to this expansive 4-bedroom home nestled in the peaceful village of River with 3 large smart TV's and Log burner.
Rooms have countryside views. The open plan kitchen, dining and front rooms have 2 sets of sliding doors opening to a large patio and garden with areas to enjoy time with friends and family, soak up the sun and stargaze from the top level.
2 well behaved dogs are welcome downstairs and in large enclosed garden.
River Dale is a large, tastefully decorated house with two spacious lounges. Lounge one, sporting a good sized log burner (one pack of wood and some kindling conveniently provided for your first evening). In addition there is a large, well equipped, spacious kitchen with two electric ovens (one having steam cook option). For your convenience there is an integral fridge freezer plus a free standing American style fridge freezer and a 5 ring gas stove. Perfect for a bit of holiday baking! There is a feature dining room table with 8 chairs and a high chair if required. Lounge one, the dining room and kitchen are open plan, stylishly flowing in to each other. They are light and airy and conducive to chats and drinks with your friends and family.
There are two sets of sliding doors, one from the kitchen and the other from lounge one which open on to a good sized patio area with comfy garden furniture. There is also a dining table with 8 places for those al fresco meal times (parasol provided). The enclosed garden is regularly visited by birdlife and is mostly private and not overlooked.
On the top tier of the garden is an infra red Sauna room with space for 3 persons which is simple to operate. Also with bluetooth so you can enjoy your favourite tunes whilst sweating out the toxins. Oh, and mood lighting too! There is even a fridge to cool your drinks for after the sauna with books if you like to read. Outside of the Sauna you will find a peaceful decking area with a carved, wooden 'Owl Bench'. Here you can take advantage of a magnificent vista stretching across the valley looking towards the hills. Wonderful for finding shapes in the clouds and gazing at the stars and meteors which can often be outstanding from this elevated position.
Next you may want to relax in the 4-5 persons Hot Tub with Jacuzzi and some more mood lighting. There is a large parasol/umbrella so the Hot Tub can be enjoyed in the rain as well as the sun (not the wind). The Hot Tub is located in a separate area away from the Patio and Sauna. It is important and advised to shower before and between every Sauna and Hot Tub. No need to enter the house to shower though, simply use the outside shower (hot or cold) located by the patio doors.
After one of the many walks close to the property, muddy boots and dogs etc can be cleaned with the conveniently placed outside shower. If your pooches are anything like ours they'll enjoy the lovely warm water.
On the first floor are two double rooms with king-sized beds, the third made up as a twin room. Downstairs there is another double bedroom, also with king-sized bed. All come with luxury Sanderson cotton bedding. The main upstairs bedroom has an en-suite toilet and shower with a walk-in wardrobe. Additionally there is a family bath and shower room on the first floor and a downstairs WC.
There is an additional lounge room with a fabulous view across the valley and park. This can be appreciated via a floor to ceiling window which runs the entire length of the wall. Perfect for reading, socialising and playing the provided board games. The stylish red leather sofa has two electric button, push recliners for your added relaxation. Kick back and enjoy the view.
Parking on drive
We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.
There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.
The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.
Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb
the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.
You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.
There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied
No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.
Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.
We do not accept Cash payment for any of the charges mentioned above.
