Smoke alarm was beeping. toilet had repeated issues. mattresses were not good, bedroom curtains were inadequate to block light.

After completing the booking…the property sent me a rental agreement linked to their confirmation email. They said I couldn’t get access to the property that evening unless I clicked to accept previously undisclosed terms. I objected to the some of the terms and asked to cancel the booking. They said because they mentioned the existence of additional terms in what they described to me as the “fine print” I was not able to cancel this reservation without paying the full one night booking fee of $217. After digging in the listing I found mention of additional terms in the second paragraph of the “important information” section. But they did not provide a link or copy of the terms in the listing. When I said I couldn’t be bound to terms I had not been provided before making the reservation, they said I should take that concern up with booking.com. Booking.com didn’t seem to even know about non disclosed terms until I contacted them for help. In the additional terms i had concerns about the liability terms. I contacted both the property and booking.com to multiple times to either 1) cancel the booking at no charge or 2) confirm that I would agree to the terms I was able to review on the book.com listing page for this property. Booking.com said they would try to negotiate a no fee cancellation for me with the property as “an exception”. The property said no. I asked Booking.com to review why they allow this property to have a listing that tries to bind customers to a contract to the customer cannot review and agree to before making a potentially non refundable booking.

As noted above, I was unable to access the property even though I agreed to all the terms published on the Property Policy section of the listing. They insisted I must also agree to additional terms that were not provided in advance of payment. Some of the undisclosed terms were similar to the terms provided on the listing on booking.com that were available for review before I made my reservation. However some of the undisclosed terms regarding liability were very different from terms I have ever been provided when booking a hotel room or any property I have rented on VRBO or airBNB. The practice of requiring payment before offering the opportunity to review the full set of terms feels wrong. It was especially frustrating because I booked and paid for and communicated with booking com and the property multiple times within hours of making a booking for the same day. It seems unlikely this property miss out on any other booking because of my booking. Their unwillingness to allow me to cancel this reservation without paying $217 because I would not agree to all the additional terms was very maddening. I will now have to work this out with my credit card.

Great location. Very quiet neighborhood. Charming, clean, older cottage with some updates. Security cameras and key-less entry were a plus. Hoste, the property management company, was very responsive and very reasonable.

This originally was a 6 day reservation. However, we found the heating system to be unacceptable. We hope that the owners take professional advice to improve the heating system because it is a charming place. NOTE: we must say that Hoste (the management company) made GOOD on finding us another property for the last 4 nights.

Location!!!!! The house was perfect size too!!

I wasn’t bothered by this, but just so you are informed, a loud noise comes from the vent in the kitchen.
