Spacious room and a nice balcony. Very friendly and accommodating staff and nice breakfast. The setting of the villa (garden, vegetation, pool, wildlife) is great!

No WiFi in the rooms and no alternatives (TV, radio).

I cannot recommend this place enough! I had such a great stay here. The property is beautiful: the rooms are cute, comfortable, and clean. The staff is incredibly welcoming and friendly. Breakfast is delicious and included tea or coffee, fresh juice, yogurt, fresh fruit, eggs your way, and toast with butter and jam. The pool is clean and, somehow, despite the heat, the water remains refreshing. The location is in a quiet place (aside from a train track but the trains only last a few seconds and did not affect my stay at all), yet near to restaurants and bars and salons and tour agencies and souvenir shops. Amazing place! Would definitely stay again!

Everything was perfect! The only thing is that the property description says no children allowed, but there were children there, so if you have kids this can still be a great option for you. Personally, I was looking forward to a child-free holiday but they moved my room after the first night (without my request, just out of pure thoughtfulness) to ensure I had a quiet stay. In the end, I was not at all bothered by the fact that children were there.

Decent location, new building with nice rooms and swimming pool (good if you want to rest from sea water and waves). Rather good price (but see below comments).

This place has potential, but there is a lot of to do. - Breakfast served terribly slow. It took even one hour to have a basic breakfast. - Plenty of ants, especially in the bathroom. Once we asked, service used some repellent and get rid of them (or most of them), but really it should have been done before our arrival. - Air condition stopped working twice. Although it was repaired upon calling the service, it seems that there is some bigger problem with it. - Wi-fi not available in the room (only in the lobby).

Our stay at Villa Kaya was perfect. The property itself was lovely, the rooms were big, spacious and clean with very comfy beds. The pool area was well kept, clean and relaxing. All of the staff at Villa Kaya including the night time security was amazing, so friendly and helpful. We seen lots of wildlife around, and the staff give you food to feed the local wild monkeys. Every day the property was cleaned, you see the staff working hard all day keeping everywhere in great condition. It is a good location, couple of minute walk to the main road, 5 minutes to the turtle beach. We loved our stay and will hopefully be back in the future.

if I had to pick, I’d say the train wasn’t ideal but who really cares it’s a train. if you don’t like it go sleep in the countryside grandma

We liked everything! Cleanliness, beautiful territory of the hotel, clean non-stop pool, delicious breakfasts. We liked this hotel so much that we extended our booking for one more night. I highly recommend this hotel.

Low internet speed, but so everywhere in Sri Lanka

Outstanding cleanliness, very beautiful and quiet area, many flowers etc, clean and cool pool. The host was super nice and welcoming. Good breakfast, water was complimentary. The room was spacious and very clean, room cleaning and towel changes every three days. King-size bed was very comfortable, I slept like a baby. New and quiet AC additionally to fan. Wi-Fi worked good. Kettle and teabags in every room, also you can use shared kitchen. Close to train tracks, but we didn't feel uncomfortable at all, I even didn't hear trains while sleeping. We liked our stay very much! Best price/quality choice, highly recommended.

The host was super nice and welcoming. Breakfast was super and I could even ask for more eggs and even sauces were provided ;) water was complimentary, which I unfortunately learned to late. The beach was 3 minutes by foot, and in general super located. Beautiful pool Value for price was outstanding.

close to train tracks so for noise sensitive persons might not the right choice. On the other hand, all locations in Hikkaduwa are close to them:) Like other people wrote, they don’t clean during your stay but I was aware and it was okay for 2 nights. Breakfast was amazing, I was just never lucky enough to get a good ripe mango :)

That's a really nice and cozy hotel, the furniture is new, rooms are beautiful, the pool is amazing. We used to swim in the evenings. I enjoyed feeding monkeys, they are so adorable. Also at the hotel's area I saw monitor lizards, a couple of mongooses (very funny), a turtle, different colorful birds. Thanks a lot to employees who helped us during the vacation. Also the owner of the hotel has a beach restaurant I would recommend to visit this place, the prices are reasonable, the food is delicious and the seeview is perfect. I would love to return to this hotel one day.

The owner and staff were all great! The rooms are spacious and well equipped, it was the best breakfast we had during our trip to Sri Lanka! We spent much of our time at the owner's Main Reef restaurant and bar on the beach. Overall a fab stay in Hikkaduwa!

Close to the railway so the train was noisy Could have done with a generator during the power cuts

The property had no Generator, so not so good with all the power cuts. The last two weeks it was a building site, having new apartments built, however could not fault anything else.

This property is a perfect place for remote work. It has two different WiFi networks and a lot tables to sit with laptop both inside and outside. All staff members are really helpful. Absolutely good and big breakfasts.

Be aware of the train that goes nearby (only during the day), so it could be noisy for you. At the evening it was a lot of mosquitos.

Everything is brand new here. Great service and location. Air conditioner is completely quiet and has sleep mode (no light). It is the only place during our holidays in Sri Lanka (15 places+) with a lot of sockets (near bed, near table), so we could connect all our devices for charging and leave fridge and kettle connected as well. There are adapters for connecting EU socket type as well. Guest house's staff also helped me to rent a bike (and delivered it to the place).

The place is near railroad, so there is some noise from the trains (they are going maybe 10 times a day) - it was expected (on the map you can see railroad). Just mentioning it here, maybe it is critical for someone. For us it was completely fine, no sleep interruption.

Really Clean and well equipped accommodation. The staff was really friendly and welcoming. Breakfast is good as well (fruit platter & toast with egg).

Nice apartments in the quiet new villa, built just couple years ago. Big rooms and cozy sitting area at ground floor. Room cleaning is under request when you need it. Not far from main street and the beach. Bars, shops and spa saloons are on walking distance. Excellent pool area. Nice and well kept garden where regularly you can meet and feed friendly monkeys’ family. Rich breakfast choice with huge variety of local fruits every morning. Thanks to both staff guys – very polite and always ready to help in any question. Special thanks to owner Mr.Ruwan for barbecue party (jumbo prawns was so delicious…) with live music band and for special attention to every villa’s resident no matter how long you stay here – a year, couple of months or a week. There was great atmosphere and we spent here 10 nights instead of 3. Thanks and we wish you all the best! We hope to return this year again.
