The hotel seems new or very well maintained. Everyday they will clean the room and change the towels. The AC was great, the WIFI was great. We had a room with balcony to the back of the hotel and was very quiet. The coffee from the hotel(that you pay extra) is very good compared with what I tried at beach bars. The host is very very nice with everyone and tries to help with everything. The location was ok for us, a little walk to the beaches, we went to different beaches but Bora Bora beach was our favorite(at the Panorama restaurant). The breakfast was ok, my boyfriend really loved some of the local dishes. There were a few power outages during our stay but it wasn't the hotel's fault, other places were affected if they didn't have generators , but the power was fixed quite fast.

We loved our stay at this lovely hotel! Everything clean, Location 3 minutes walking distance to the sea and restaurants. Hotel menagament very profesional, kind and friendly. We felt like home :)

This is a family run business and the owners are so lovely and accommodating. The location is great, a very easy walk down to the best part of the beach at Ksamil and some of the nicest restaurants that sit at the top of the cliff. Rooms very clean, free parking on site and delicious breakfast. We were very sad to leave and say goodbye! Would highly recommend to all future guests :)

The hotel is run by a young couple who are very kind and positive. Our room was very clean.

I did not understand why did our host recommend us aka the people paying 30eur/night a dinner place where fish costs 60-70eur. Maybe he did not know the latest menu prices.

Place is spotless, staff are friendly also there for any questions. Manger Mikella is so friendly and helpful, always smiling 😊. Nice bar across the road as well, again really friendly 👍🏻👍🏻

Fantastic hotel with the most amazing hosts who made our trip so much more enjoyable with their hospitality, friendliness and suggestions. The room, bathroom and balcony were fantastic although basic and were fantastic value for money. Breakfast was incredible especially the home made cake!

All in all a wonderful hotel - location is great, the room is bright and comfortable, breakfast is absolutely delicious and staff are lovely.

The Staff of this family owned hotel is amazing. The most friendly and hospitable persons we ever encountered during traveling. The hotel is very new (2019). Everything is clean and the staf helps with all your questions. Booking this hotel will not disapoint you.

The hotel location and facilities themselves were perfect, but the highlight of our stay was Mikelo and his wonderful family. Mikelo catered for our every need, booking taxis, sorting our rental car and answered every question we had. Also, the homemade breakfasts were incredible!

If you are planning on staying, this is the only place you should stay at! The hotel is brand new, the rooms are well equipped with everything you need and perfectly clean. The breakfast was very rich and diverse, and everything was homemade. But what will make your stay memorable are the hosts. The whole family is amazing! They define hospitality to its finest, and I am very excited to be back!

It is one of the best hotels we have ever been.Premises are new , rooms are fab. Breakfast is home made by a super kind lady. Perfectly located at 3 min walk from the beach. But the best of all is the family who run the business. They are awesome!!! If you go to Ksamil, this place is a must to stay at! Do not miss it!

It is walking distance from all the hot spots if Ksamil. There is a supermarket, an ATM, restaurants, the beach and also petrol stations around the corner. The design of the rooms is also really cozy with the balcony in front. Mike (the host) also took our car and drove it to a parking spot and brought it back when we left. He gave great travel recommendations (such as Butrinti and the Blue Eye) and was extremely friendly!

If you look for variety in the breakfast, this might not be your spot. But still you get a basic good breakfast and everything else is great!

Very good location, very clean and confortable. Mikel, the guy who owns the hotel, helped us a lot. We recomanded us nice restaurants, beaches and made reservations for us. I strongly recommend this place.
