Spotless, modern, funky, comfortable, well maintained and all the facilities within the room looked and felt brand new and cared for properly.

Challenging to find, strange location but once you’ve found it you won’t be disappointed.

Lovely view from 7th floor to Calton Hill and over roofs. Large bed. Free croissants for breakfast (incl. glutenfree). Super friendly staff. Great shower (choice of hand held or fixed). Easy to regulate the aircon.

The cooking/wash up facilities. We chose this accommodation because it provided a kitchenette - useful for people with dietary restrictions. There was very little worktop space and even careful use of the sink meant the water went everywhere. The sofa is nice, but too close to the tv.

Staff are amazing, I had to cancel my booking due to my car breaking down and the stuff offered a full refund!!

First of all I would like to thank Mr. Wagner (Warner) for his kind assistance on our serious situation and he did solve our issue professionally:) as well as Mr Javi and Mr Ahmed. The hotel is cosy bright colors nice furniture and location is amazing on the 5th floor of St. James quarter mall , rooms were clean , comfortable and perfect space Everything you can reach super markets, restaurants, cafes and waverly train stations is a stone distance from the hotel just cross the street over the corner الفندق ممتاز من جميع النواحي , الموقع وجودة في الدور الخامس من مجمع st james ، يمكن دخوله من المجمع ناحيه الاصنصير بالعلامة الزرقاء عاليمين ، وبعد حصول الضيف على الكرت يمكنه النزول من الفندق مباشره للشارع دون الحاجه لدخول المجمع ، الاثاث مريح والغرف شرحه، نظيف كلشي يمكم ومحطه القطارات الرئيسية مشي خطوات بس تعبر الشارع على الزاويه الغرف حجمها حلو فيها مطبخ تحضيري ثلاجه ، جوله مواعين مايكرويف انصح فيه وبشده . امن جدا طول الليل السيكيوريتي يفترون بالمجمع

Had a issue with turning up late and the staff were more than welcoming and friendly,recipetion made everything so much easier and the rooms were perfect absolutely amazing for the price I’ll be back

Loved the heated floor in the bathroom and the mirror in the bathroom which was clear after a shower and the rest steamed up. Luxury touches in the bathroom.

Wouldn't chose a room on floor 5 again as you couldn't enjoy the view because people are walking past your room. No mirror above the dressing table. Bed not brilliant, could do with a thick mattress topper.

The location in central Edinburgh was excellent - literally a five minute walk from the railway station. Also near to mall where there were lots of places to eat . So too very easy to walk to all the historic sites and art galleries and museums . A theatre and cinema only a few minutes walk away too. The room was ideal - an area to prepare meals well kitted out and a clean bathroom with modern facilities . Comfortable bed too. Quiet and welcoming place to stay .

Perhaps could have emptied bins in room more often .

We cooked our own breakfast in the room, which gave us flexibility on when we got up. My wife loved the location over the shopping centre and the bars etc.

I said at the start, about the property, that it didn't come up to our expectations. The pictures made it seem a lot bigger than it actually was, so that's why I marked it so. Found the aircon difficult to set with no information.

Room size, facilities and location

Lack of reliability. I made an upgrade to my booking to get room with balcony and view (double deluxe room with balcony) and when we arrived we the same previous room that we booked (king deluxe room) with no upgrade but I paid the upgrade price!!! They told me the room I chose not exist in the hotel!!!! And I paid the same price of upgrade with no upgrade???!! I consider this as froud. We expect from you more reliability as the room we booked is not exist in the hotel at all!!! Also, when we told them about our upgrade to balcony they showed us (studio with balcony-it is available in booking with lower price) and they told us this is the room that we have with balcony only. Studio with balcony is low grade than the room that we booked and the king deluxe also because it is located in the ground floor with view on the mall! It is cheaper already and they ask us if you want balcony this will be your reservation but we upgraded you to the king deluxe!!! We stayed in king deluxe room with no balcony but it has a nice view. They didn’t solve the problem even they didn’t return the upgrade fees that they didn’t make it! All what we got from booking (there is no compensation) this not even a compensation this is our right.

Fabulous location with a fantastic balcony view which was very much appreciated. Modern, stylish, very well equipped, and with the affable Javi on hand for what seemed like everything (we even saw him mopping the floor at one point). Did I mention the balcony view !!!

Very slightly disappointed that the room space was not as big as the photos on the website suggest, but it was certainly not a problem. Also, there were only Croissants at breakfast, no fruit. Again, just mentioning, they did not spoil our stay.

Lovely spacious shower, great bed and the decor was beautiful - better than hotels I have stayed in in many other cities.

The complementary breakfast was not suitable for a diabetic diet, and there were no alternative options, so I went without.

Great location. The view from our balcony was really nice. Staff were friendly.

City centre, right beside tram line and train station. 10 min walk to the royal mile. Lots of restaurants, cafes, bars within walking distance at all price ranges. The facilities in the room and toiletries were very nice. Spacious room and very comfortable bed.

Staff were super helpful .

The corridors on the 6th floor had a pungent odour which was very unpleasant. The room was OK but will not last the test of time . Beds and pillows not comfortable.

Die Dame an der Rezeption war sehr unfreundlich und bestand zur Bezahlung auf der Kreditkarte, die zur Absicherung bei Booking.com hinterlegt war. Dadurch sind vollkommen unnötig zusätzliche Kosten entstanden.

We didn’t use the breakfast facilities.

It was quite warm in the reception area and our check in was delayed but the staff were very helpful and considerate so we appreciated that very much.

PILLOWS. sadly they were as hard as a rock had to go and buy one. stayed in two different rooms. one had a sewage problem didnt smell so good. second time I stayed there the room was better, only issue was the pillows.

The location of the property is the best. It’s in the city center close to the restaurants, to the Princess Street, to the Waverly station, etc. The hotel seems to be newly made and is charming. The room size is good (we had taken the room with a balcony) which made our stay more comfortable.

Just 1 thing - the housekeeping staff did not clean our room for a day despite reminding. You don’t like to come back to a messy room at the end of the day.

Wow, Roomzzz Edinburgh seems brand spanking new and it was an amazing stay with all the creature comforts one would need for a home away from home. Plus, being at the top of a huge new mall meant it was super convenient! 24 hour front desk too. Room was very clean, all the fixtures were new, shower pressure was good, everything worked like a charm. Only thing for us was the bed was a tad too soft for our liking but apart from that, all was wonderful! Oh, and the drink station outside is a great touch with croissants to grab a quick bite before exploring the city. Totally recommend it! Special mention to Keir who was super kind, friendly and efficient whilst on the night shift.

It was great to have a laundry room to use for free as a guest but oof, that needed a good clean which we did with our anti-bac wipes. A whole lotta lint and dirt that we didn't want getting on our laundry...highly suggest a regular cleaning of the laundry room would be great. Thank you!
