The apartment was perfect for our party of five. Two of the bedrooms have en suite bathrooms. Our son used the third bathroom in the hall. The living room is very comfortable for a larger group as well. There’s no shortage of dining options nearby. We enjoyed Edinburgh Street Food (basically a food hall) and the Brass Monkey. A little further away but still walkable, we found Di Giorgio, an Italian cafe. Great breakfast and friendly ambiance.
The penthouse is also within walking distance of sites like Calton Hill (visible from the balcony), the Royal Mile and Grass Market.
Lastly, Fiona and her mum Diana were so friendly and welcoming. They were quick to respond to any questions and they were flexible as our plans changed due to travel delays. They even offered to meet the delivery driver to collect our lost luggage while we were en route from Aberdeen.
If we return to Edinburgh, we will try to stay here again.

Well appointed with amazing natural light throughout. Washing machine is excellent and spins clothes dryer than most actual dryers. Location is fantastic - walkable to everything. Appreciated the parking availability as well.

Fiona’s flat is a lovely, warm and well located place, it feels like a home away from home. She left a note to greet us and also some very special treats, shortbread cookies and tea biscuits. She provided a notebook with instructions about everything we needed to know and recommendations for dining or to experience in Edinburgh. Fiona anticipated our every need with a fully supplied kitchen, bathrooms and guides for the city and country. There were travel guides, maps and pamphlets. The furnishings and decor were very comfortable and personal. I felt like I was staying in a family home.
I have some mobility issues, and the lift to the apartment made our stay even nicer. A garage was another plus.
I recommend Fiona’s flat with 5 out of five stars!

Everything about the apartment was perfect! We were three generations of our small family of four, and everyone had their own spaces. The location is fantastic—an easy walk to Leith Walk and other places. There’s a very nearby convenience store that is…well, super convenient. Having the outside balcony is a huge bonus, with amazing views of the city. Uber works extremely well here, and getting around was easy. We all fell in love with our “home away from home” and the incredible city of Edinburgh.

Is there another place worth staying in Edinburgh? Perhaps, but why look further than this terrific apartment? On a quiet street but mere blocks from a host of delightful resources and activities, this flat is even prettier and nicer than shown in the photos. You have everything you need to prepare for the day or a cozy night in, with a stunning view of the city to enjoy night after night. Fiona is a stupendous hostess, perhaps the top of the list, and our family has rented dozens of places over the years. Don't sleep on this opportunity-but DO sleep in this lovely getaway.

This apartment is amazing! You will not be disappointed. Very quiet, lovely bedrooms and 3 big bathrooms which are all newly decorated and high spec. The kitchen and seating area is also perfect. It really is fabulous, lots to do in walking distance and numerous eateries of all cuisines in very close proximity. 10/10 in every front! We will be back!

We had five adults staying at Fiona place in Edinburgh and it was the perfect retreat for us all. The location is amazing - a short walk from many pubs, markets, and transportation options. Easy access to EDI via the tram, but far enough away to still feel away from the hustle and bustle of big city life. The furniture was very comfortable, the kitchen well appointed, and the views were stunning. Our host, Fiona was great to work with as well. We highly recommend this place and hope to stay there again one day.

We traveled with our U.S. friends and their teenage son to Edinburgh after attending a wedding in Northwest England. Our stay was only two night - we had wished it were longer. Fiona, our host, provided everything that was needed for a wonderful, comfortable stay. The space was surprisingly bigger than the photos depicted. It was a great layout for the five of us. The outdoor spaces were wonderful too and the location can't be beat! Fiona was incredibly helpufl and responsive, especially when we were "trapped" in the garage (sorry Fiona!). It all turned out great and we hope to be able to stay again in the future. Highly recommend. You won't be disappointed!

The property was absolutely gorgeous. The pictures can't capture the size of the condo, and after spending several days in cramped hotel rooms the large open spaces were a welcome change! The views from the balcony were breathtaking, particularly at sunset. The location was in a very safe, quiet and clean neighborhood. The walk into the old town only took 15 minutes or so.
The condo was clean and well equipped with everything we needed. The host provided clear instructions so that check in was simple!
I would recommend this property to anyone visiting Edinburgh and we will book here again the next time we visit! Our family honestly did not want to leave at the end of our stay.

We stayed here for 3 nights in Jul 2023. Everything was wonderful. Hands down the cleanest vacation rental I have ever stayed at. Fiona was a great host and very responsive. The extras she left for us were very much appreciated, especially the coffee and milk after an overnight flight. My family and I enjoyed staying in this lovely apartment. The beds are all very comfortable, and the place was very clean. The host, Fiona, was friendly and helpful.
The apartment was stocked with shampoo, conditioner, body wash, dish washer detergent and laundry detergent, although we bought more laundry detergent since our family of 5 did a lot of laundry. One note - this may be true of all combo washer/dryers, but the dryer barely dried our clothes, so they always had to be laid out on drying racks (provided by the host) to dry. The clothes mostly dried within a day, so just pack your clothes with that in mind.
The apartment we rented after we left this one lacked in most amenities, starkly contrasting with all the little touches that made this VRBO so comfortable, including a power adapter.
The views from the penthouse are gorgeous, and we had great weather so enjoyed sitting out on the balcony. The apartment is located within a few blocks of bus stops, and is within walking distance to the downtown area if you're ok to walk uphill about 6 or 7 blocks. There are grocery stores and restaurants within walking distance, and the surrounding neighborhood is lovely.
The floors in most of the apartment are pretty creaky, which might be an issue if you have different people trying to sleep at different times, but I will stay here again in a heartbeat if I ever get the opportunity.

The penthouse served us well since it is in walking distance of Edinburgh sites. We also drove to Dunnotar and Stirling castles as well as the Stirling Wheel. The penthouse was great with three bedrooms and three bathrooms plus a spacious dining/living area. Fiona was quick to respond to our questions. Five stars no question.

This experience should be the model for all VRBOs should strive for! Fiona our host was very supportive and attentive to all our questions . Check in directions were spot on and the place matched the description perfectly —-a luxury apartment ideal to meet the comforts for 3 couples over the age of 60. Moderate walk from Annandale to Leith Walkway onto Waterloo- the heart of Edinburgh sites. My friends LOVED the place and the balcony was appreciated with a glass of wine after a long day of waking. If you have a group and want the perfect place to stay during with the perfect host, your search has ended—book this place!

We had a terrific time in Edinburgh using this apartment as our base of operations. The owner, Fiona, was so helpful from our first contact and throughout. She was very responsive and answered all our questions prior to checking in and offered terrific recommendations for restaurants. The place is extremely clean, bright and centrally located. Sweet home away from home
The beautiful, light filled location on the top floor provided spectacular views and a great perspective to see the whole city. It was easy to explore and pick up delicious produce and local fare to whip up a meal in the well equipped kitchen. Our two college age children had their own rooms and bathrooms. The apartment manager was responsive when we had questions.

This apartment is very lovely, well-maintained, clean and comfortable. It was very spacious and well-equipped. The communication with Fiona was excellent, as well. Her directions and suggestions were wonderful; we tried several of her restaurant recommendations, too. Our only problem during our stay was the inability to get a cab/taxi or Uber on any day there. I don’t know if this is typical, or if our stay was during an extraordinarily busy time. We would definitely stay here, again, if we visit Edinburgh.

The flat was very clean and comfortable The building was very quiet too. Kitchen was well stocked, nice touches like some essentials in the fridge for when we arrived. Our host was very communicative and easy to work with. Probably the best guest info book I've seen with clear instructions and helpful tips. We had a truly lovely stay.

Great home in Edinburgh
This was a beautiful home. We are a family of 4 adults, so each son got their own bedroom and bathroom. The home was very comfortable, and one of our favorite VRBOs. The nearest restaurant or coffee shop is a 7 minute or so walk away, but not a big deal. The apartment is across from a bus station, but once you're inside the home you don't see or hear it. The bathrooms are large and everything (water, hot water, plumbing) worked very well. The beds were comfortable. Communication with the owner was excellent. She had everything we needed ready for us, and responded quickly to questions. We walked to the castle in about 15-20 minutes door to door. Everything else we did on foot was even closer than that. We took the train to St. Andrews for a day and walked to the Waverly train station without difficulty. We would stay at this VRBO again. It was really a very comfortable place to stay.

Edinburgh at the Holidays
Fiona's apartment is wonderful - it is exactly as advertised and as shown in the pictures. The views of the city from the balcony were beautiful and even though the Hogmanay celebrations were cancelled, we could still see several smaller fireworks displays on New Year's Eve from the comfort of our temporary home.
We were a group of six and the apartment was perfectly comfortable for all of us.
Fiona is a great host - she was always responsive to questions and was able to let us both check in early on our arrival day and extend the reservation at the last minute because of a flight cancellation. We couldn't have asked for a better place to stay on our visit to Edinburgh and can't wait to return.

Friends stay in Edinburgh
Great property. Exactly as advertised. We had 3 couples staying there and had plenty of room. Very clean, comfortable and convenient. Parking is scarce in Edinburgh so that was a plus when we rented a car for a few expeditions to the highlands. Fiona was very helpful and easy to reach. We would stay there again and recommend to friends without hesitation.
