Me and my friend stayed at Magnolia House for 2 nights and everything was perfect. The house is located very close to the train station and to the city center. Javed, the host, and his staff are really nice people, friendly, kind and helpful. The room was clean and comfortable (pillows and mattress are amazing!), same for the bathroom with a big shower box. The entire house is eco-sustainable. Breakfast was just something else! You can help yourself with several fruit juices, tea, coffe, home-made yogurt (addicting!!!), bread, cereals, home-made marmalade, fruits and so on, while they will cook you what you can choose from their amazing menu. Dogs are welcome! Highly recommended! Definitely a 10 star option if you stay in lovely Rye!

Lovely large room with very good shower, comfortable beds, plenty of hanging space, and drawers. Hairdryer and iron too.
The breakfasts were fantastic and Javed and Judith were so friendly, and very kind. I was suffering from a horrid cough and cold and Judith gave me some special tea which was very soothing! So nice!
Location was perfect for us 7 mins from the station and 10 mins to the high street. Perfect.

The bed was comfortable & the room thoughtfully designed. There was a large TV & a kitchenette with fridge, which was a bonus.

We stayed for 2 nights and loved it. The room was excellent and had all that we needed. The breakfast menu was fabulous, with many choices to choose from. Judith and Javed were friendly and welcoming. Will stay there again, highly recommended. Thank you Judith and Javed

Breakfast was excellent. Multiple choices. A lot of thoughtful touches in the room such as iron and ironing board, microwave, milk in fridge. Plenty of tea, coffee. Everything clean and fresh looking. Very welcoming hosts. Room had air conditiong . Within walking distance to Rye which is a bonus. Car parking with electric charging pots.
Traffic noise. There is no way of improving this and to be honest it didn't stop us from having a good night's sleep. There is air con so you don't have to have windows open.

It's a lovely guest house in a great location. It was just a short walk into the town. It also has parking which was important for us as we were arriving by car. The staff were lovely and helpful and gave advice about where to eat in the town. The breakfast was delicious too. I'd definitely recommend it and would stay there again if i was visiting Rye again.

We didn’t eat at Magnolua House. Convenient location for town. Air conditioning very welcome as very hot day was good. Parking was available.
We were advised to close the windows at night as traffic was rather noisy at times. The air conditioning meant that this wasn’t a problem.
