Stayed in a triple room which wasn’t massive but everything we needed. Service was excellent and very clean hotel. Location was great so would definitely stay again.

I had booked another hotel but seeing it consistently got 2/10 in reviews, decided I'd better look for something else. And remembered House of Toby. I've stayed here before and was happy to return. My room on the lower ground floor was, well, compact (bathroom had a sliding door - no space for a normal door!) but it had everything needed for a pleasant stay. The bed was very comfortable. Fixtures and fittings were of good quality. The guy who checked me in kindly carried my luggage down to my room and the guy who checked me out (I remember him from a previous stay) was charming, polite and cheerful. Most importantly, the room rate was, for this area of London and for this quality of room, surprisingly low. I did find the dark grey/black decor a bit oppressive in a small room but that's really a pretty minor quibble. House of Toby - definitely recommended.

Stayed here for 1 night before getting the Eurostar. Room was OK, small but fine for one night. Dust everywhere, I don’t think it had been cleaned properly for weeks. We stayed in the Lower Floor, it rained heavily in the night and I was awoken at 3am to a loud noise of running water outside and a smell of sewage. I think the gutter was broken and drain had overflowed. On a plus note, bathroom was lovely.

Th staff were extremely friendly and polite. The room was perfectly clean, tidy and modern. Also the bed was very comfy and the bathroom was very well equipped.
The only issue was very minor, there was some construction work going on that was quite loud from around 8am. Although the checkout time was 10am, so we were up anyway.

The (single) room was very small but very well organised. The bed was very comfortable and the room very clean. There wasn't a good signal for the TV so not all channels were available. The reception staff were friendly and efficient. There's no lift. It is convenient for Kings Cross station

Check in and out was an absolute breeze, location is good for Kings Cross Station. Was clean and bed very comfortable, air con was great. Did have a couple of issues to be aware of though, the room and bathroom was small, to the point that the bathroom door has been removed totally. Was only me so no privacy issues. However, the extractor fan in the bathroom was on constantly and was noisy, when it wouldn’t switch off I’d seen the isolator switch to try and switch it off so I could sleep - the isolator switch did nothing so the fan was just hard wired in. The room did have a bit of a smell, but not to the point I’d make a big issue of it.

When we arrived the front desk manager wasn’t friendly at all . The hotel room was just a basic room a bed a table and a bathroom . The bed was very comfortable! Only one plug socket worked in our room . We got woken up by a fire alarm early in the morning ! I would not stay again the same manager didn’t let us leave until proof of id even though we both showed ids yesterday. The AC in the room was nice . Definitely over priced for what it is !!!

We stayed in a 4 person room. It had all been recently renovated. Room was a little tight but most London rooms are so adjust your expectations. There are some nice nuances such as a light over the mirror where the hairdryer was. Bathroom was fully renovated but was a tiny bit damp but we were in the basement so that could have been a factor. Overall I would stay here again.

The hotel staff are very polite and the service attitude is very good. However, the room is arranged in G/F near the entrance and the sound insulation is relatively poor. The hotel location is very convenient. I will choose to stay here again.

The room was small but perfect for one person. It would have been nice to have at least a complimentary bottle of water. Also, there is no elevator on the property. This wasn't too much of an inconvenience for me since I only had 1 piece of luggage, but this could be a problem for those with a lot of large luggage and mobility challenges.
The property is a short walk to the King's Cross-St. Pancras subway station. The hotel area is quiet but close to shopping area, food and cafes. I recommend this hotel for short trips.

We arrived and the place was being painted so even our room door was wet. We were woken up at 6.30 the next morning by staff shouting and slamming doors. Very noisy.

The hotel room was small but I knew this before going and I only needed it as a base. It was clean and the bed was comfy. The only issue was the sockets were very loose and I struggled to charge my phone which wasn’t ideal but that is an easy fix for the hotel. Would stay again

Great location and remarkably quiet. Friendly staff. Couldn't work out how to get rain shower head to work and the place seemed to need a bit of TLC. Can't work out how hotels meet fire regulations when rooms on the third (or was it fourth) floor only have a central narrow staircase as the fire exit. Surely they should have an external metal stair case at the back or something? Or maybe the fire regulations don't require this?

Room was nicely decorated but was very small and got incredibly hot through the night. The bed was very small (I’m not the tallest person) but my feet touched the wall when laid down.
My sleep wasn’t great, primarily due to a guest setting off the fire alarm but appreciate the hotel has little to do with this.
All the staff I encountered were really friendly and helpful and the hotel was generally clean and well presented.

I enjoyed my stay at Toby’s - super centrally located, amazing and kind staff, I felt safe and well cared for.
The room was small but as soon as I’d settled in it didn’t bother me at all: very cozy and the dark blue panelling is a classy touch. Compared to London’s hotel offering I felt the value for money was spot on.
As you should expect when in central London, there’s city and traffic noises, but with earplugs I slept well.

Massive construction project works happening literally next door to the building and my room!
Clearly should have been offered some kind of discount, luckily I had to leave early otherwise I would have been waken up when the building started and if I was on a leisure trip that would have been very frustrating.
