great for a one night stay. location seemed very safe and close to transport.

very steep stairs to room no fan and it was very hot and consequently difficult to sleep no tv room appeared to be ‘unfinished’ with its upgrade with a old door-less wardrobe still there expensive for what it was

Stayed here ( 63 Beresford Road ) for one night in August 2022. Let’s start with the positives: 1. Location is quite good, about 1km outside Islington. 2. Street is nice, reasonably quiet (for London). 3. Bed linen and towels were clean, fresh.

1. There’s no sign or anything on the front door of the property to tell you you’re at the right place! We arrived fairly late, it was dark and the vendor sent me a photo of a black door in a street full of black doors. I also recall getting some form of communication previously about the door number but it wasn’t on the official booking. I was wondering if this whole set up is legit to be honest. 2. There are no room numbers, this makes no sense whatsoever. Again the vendor sends you detailed photos of your particular white door in a house full of white doors. Why not just put room numbers on the damn doors? 3. Noise from adjacent rooms – Thin walls, you can hear everything from other rooms in the property 4. Issues with our room: a. Dangerous step into bathroom. Small sign on door but door was often open b. 2/3rd of the wardrobe was unusable due to doors having a cable tie wrap on them c. Vent fan in bathroom filthy 5. Fire risk - This was the big one for us. Our room was on the top floor accessed via one, narrow staircase with an old HVAC unit, picture frames etc behind the door. As far as I could see the issues with this are: a. No alternative fire escape b. No fire doors on each floor and someone could easily lock the access door to the top floor! c. No fire extinguishers d. No evacuation procedures in the bedrooms e. Seriously old smoke detectors which look like they wouldn’t work Basically if there’s a fire on one of the lower floors you’ll probably end up dead. I’d like to know when the last fire risk assessment was carried out and if the local fire authority have inspected this property recently. The money you save by staying here over a licenced hotel just doesn’t justify the risk. You’d be far better off in a proper hotel which is subject to regular inspections and has a sign outside!

Great location. Lovely neighbourhood. Comfortable bed. Helpful host. Quiet room. Great sleep quality.

Extremely friendly and professional staff. Jacquė kept us appraised of book in times, even provided photos of key locations and where our room was. Proximity of accommodation to nearest rail station was brilliant, also surrounding area was quiet.

easy instructions with photos to your room. Fantastic communication. sunny bedroom all super clean and fresh. Comfy bed, great facilities even a naughty muffin left out for breakfast, what more could a girl need 🥰Great shower, plenty of hot water. A friendly warm vibe of loveliness 😍

The location: beautiful neighbourhood, very quiet and close to the overground station. The staff, even if not in loco, is always available on whatsapp. The room was very clean and the bed very confortable. And aboveall, for Italian people, there is a bidet in the bathroom!!! 😀

There is no internet wifi connection. It's not possible to leave the luggages there for a few hours after checking out.

Host was super organised, he shared very cleared instructions to access the property and always available in case of need. The room was clean and equipped with all you need for the stay.

The cleanliness & the quiet location

The bizarre room layout - a huge wardrobe that was 2/3rds locked, tea making facilities with no electrical point for the kettle nearby & no fridge for fresh milk or cooled drinks, also a blind that we couldn't adjust, thin towels and a v v shallow step from the room to the bathroom that was unmarked so we stubbed our toes a few times till we got used to it
