The location is lovely, stayed on a long weekend and traffic wasn't bad, not much noise after sunset. The amusement park and restaurants nearby were great for our young family. The sand is soft, the water was clean, and the sunsets were amazing. My kids loved the beanbag game on the deck. However, the structure itself is pretty tired, moss growing on the roof, water damage around the windows. Broken beach chairs left on the deck. The pull-out couch is falling apart and the mattress/springs are bowled, adequate for a child but wildly uncomfortable for an adult. There was sand everywhere, including in the pull-out beds. Spiderwebs in every corner. The barbecue grill was dirty, there was no brush (that I could find), and the utensils were left dirty in the grill. Kind of makes you wonder what the cleaning fee we get charged is put towards.

The house was a comfortable and welcoming space for our family vacation (grandparents with an 8 year old grand-daughter, visiting our son's family who lives in Rochester). I loved being able to walk across the street with my kayak for a morning paddle. Because it's a private beach we just left our chairs etc down at the water's edge without toting back and forth. The neighbors are friendly and the beach is "dog tolerant:" just clean up after your pet and be respectful of others. Our dog made lots of friends! It was nice to have Seabreeze Park so close by, and plenty of nearby restaurant options. Maggie's has live music that's close enough to listen to on the deck if you want to, but far enough away so that it's not a nuisance if that's not your things. The owners were very responsive to any questions or needs we had. When the microwave quit working, they arranged to have a new one delivered to the house the same day. The house is comfortable and the kitchen is well-stocked. We encountered none of the issues that some other reviews mentioned. The decking is composite, so no issues that others mentioned. The house was tolerably clean, the windows and doors worked fine, the AC was good, etc. Highly recommend if you're looking for a beach vacation in the Rochester area!

Needs a deep professional clean. Old rolls and popped popcorn present in cupboards. Linens and towels shabby. Broken outdoor furniture should be replaced. Outside of home should be cleaned--filled with cobwebs and dirt. A patio umbrella would be nice. Expect a lot more when paying a total of almost 500.00 per night with fees and cleaning.

We enjoyed our stay at this home! Great beach access, fun for adults and kids. We did not stay in the house much, other than to sleep, but everything was fine. We will stay again.

This was our second stay so we knew a few things, such as to bring a curtain rod and curtain for the upstairs bedroom and to not expect the upstairs window ac unit to work, but some minor annoyances don't detract from the perfect beach spot for our 2 and 5 year-olds.

We loved this house on the beach! No complaints and we will probably book again in the future.

1.) LOCATION: As far as an Upstate New York / Metro Rochester beach experience, you really can’t get any better than Sea Breeze. It’s no Caribbean, but it really is a beautiful lakeside beach location. Plus you have the added benefit of Irondequoit Bay across the street. A couple of burger stands within walking distance and anything else you could possibly let need within a short drive. 2.) INSIDE: In terms of rental properties, the interior is pretty nice and well appointed. It is very comfortable and peaceful. A few items of neglect but not showstoppers. 3.) OUTSIDE: The property is well overdue on some much needed maintenance. I understand that the lakefront environment is harsh but a lot of the issues are clearly years old and grossly neglected. It doesn’t necessarily interfere with the stay but it’s certainly not reassuring or pleasing. It really detracts from the natural benefits. 4.) CLEANLINESS: Compared to others’ reviews, we didn’t encounter any rodent issues. Some of the kitchenware was dirty (I.e, coffee rings in mugs), microwave was dirty, grill was unusable due to caked on grease. Guests deserve better. 5.) EXPERIENCE: Overall we enjoyed ourselves, the beautiful views, the beach, the beach toys, fishing, fire. We caught a few whiffs of smoking from the park next door but otherwise no one was rowdy. No parking issues. Neighbors let their dogs run loose on the beach and there are coyote in the dune so be careful if you bring yours.

This spot is in a great location! The house is very nice with most of the amenities that you need.

We love this house and the area it is in. Perfect getaway house on the beach. I left my phone alone most of the weekend. It felt good to recharge away from the daily scenery and grind. Seabreeze is a great place and this house is perfect. The owners are both very helpful and available and the house is cleaner than mine. Respectful neighbors and community. Amazing 🤩

The sand and water here are perfect and the house has the basics. We loved being able to walk right off the patio to play in the sand. There's a public beach right beside the house that gets a bit rowdy but we weren't too bothered.

Location was wonderful. House was nice clean and in a great location. Brought an infant sleeper for my newborn, kids slept on the pull out couches. Adults slept in bedrooms upstairs. Met all of our needs.

Rental process was easy!

We received multiple conflicting check in/out emails. Once we arrived we found parking NOT as described. Missing signs referenced by owner. Overgrown weeds and trees made using walkway to front door impossible. On entering to cottage we were greeted with piles of laundry in the hallway. Wet. Additional laundry in the dryer also wet. We read the book where wi-fi instructions were suppose to be only to find a warning from the previous renter warning of rodents! We found mouse dropping under the sink. Both bathroom showers were moldy and dirty. Luckily we brought our own bedding and towels *no telling if the ones provided were even clean. Propane tanks were both empty and grill was disgusting. Screens for deck were leaning up against the house we could only manage to put one back on because of the crud in the door frame. Deckw as completely buckled and stairs were rotted and missing exposing nails. Railings were rotted and barely hanging on. Both picnic tables were destroyed and completely warped and unsuable. We spent out 1st night cleaning and removing the broken furniture. We had to buy our own cleaning supplies. Both linen closets were just stuffed with unfolded linens and miscellaneous items. The upstairs main room over looks the lake view but one window was so warped it wouldnt open and the roof it over looked was covered in large clumps of mold. Water damage was visable on the sills, ceiling and wall. We tried to make the best of it since owner was not responding to my texts. I finally told him I had pictures and will be posting them with this review and low and behold he called me. I sent him the pictures. He offered to work with us and to pay us for supplie we had to buy. As if it couldn't get any worse this property shares a fence with the public beach. We had a 90° perfect beach day so we thought but we never were able to enjoy the water line because jet skiers parked at least 8 jets skies in front of us. Groups had large speakers playing music all day in the park. We had to ask a few people to please leave our Adirondack chairs and return to the other side of the fence where the public side begins but they were with the jet skiers they just sat in the sand on our rented property. When we asked the men to move their jet skies so we could enter the water and they called us "Karen"s and started yelling things at us. I had no choice but to call the sheriff. Owner refunded only $300. I've posted pics online. Proof. Never again! Stay away!!!

Location was awesome. This property is right on your own private part of the beach. There are several restaurants within walking distance , amusement park, boat launching area with plenty of fishing spots along with playground and ice cream. Unfortunately the house itself could use some renovation and a very good cleaning inside and outside. Very disappointed in the deck and outside seating. The picnic table was not even useable and the deck had a piece of wood by the door that isn't laid correctly and we all ended up tripping on several occasions and is extremely hazardous. Unable to leave sliding doors to patio open as there were no screens or blinds to close for privacy at night. This property just needs some TLC and better cleaning staff.

This is the most problematic VRBO stay we've experienced. The property didn’t meet our expectations from the house listing nor general VRBO standards. We spent considerable stressful time and energy dealing with cleaning and house maintenance issues that typically fall on the VRBO owner. The house was filthy when we arrived. There were little piles of dirt, sand, and fur all over the floor, the dishwasher held dirty dishes, and there was mouse excrement on the counters, in the oven drawer, and in some cabinets. There was no sponge in the kitchen, no dishwasher detergent, no laundry detergent, no dust pan, no cheese grater, no extra trash bags, and too little toilet paper. Upon request the owner sent the cleaners while we were out, but they didn't improve the situation much. We ended up buying missing supplies and doing substantial cleaning to make the house livable. I requested that the owner reimburse the cost of replaced supplies and got no response by text or VRBO messaging. The heat was problematic. It didn't work reliably for much of our stay, with temperatures dropping into the low 60s indoors. I replaced the filthy air filter. The owner sent a repair person three times over the week to clean sand out of various portions of the heating system. The furniture and appliances seem old and tired. The armchair shed fake leather bits, the hide-a-beds were sagging and uncomfortable, and all of the furniture smelled like dog. We found ourselves sneezing, and our 9-year-old son developed red itchy spots that looked like flea bites after sleeping on one of the sofas. The dishwasher was unreliable, the clothes washer cleaned poorly, and some of the lights didn't work. The pots and pans had loose handles and flaking non-stick coating. There was a rodent problem. The first night we left a loaf of bread sealed in a plastic bag on the counter. The next morning we found the bag empty with a jagged hole in one end of the bag. Our son had heard noises at night but was too cold to investigate. It appears rodents chewed a hole in the bag and, amazingly, carried off every slice! The listing describes the house as "Really an unbelievable property that is being listed as a rental for the first time. Everything brand new and top notch!" That may have been true in May 2014 when the first review was posted on VRBO, but it's clearly not true now.

Amazing Lake Ontario waves, sand and sky! Great getaway house near everything….or nothing if you prefer. Quiet in October, cozy and comfortable.

The beach is absolutely beautiful. The house was slightly worn but very comfortable comfortable. We enjoyed our time there.

Wanted a lake view and got it. Great location. There is something to do in a short driving distance. I came up with boat to fish unfortunately I had my trailer break. However was able to find fishing peirs and had a good time. Everyone around was friendly. I really enjoyed despite boat and trailer problems. I would definitely book again.

Enough parking for 3 cars on site. Great location, beach was beautiful. Public beach right next door could get loud and people were inconsiderate of trash on beach but they stayed on the other side of fence. Totally private beach in front of house location. We were adults only but a family friendly location as well!

Property was what I expected, great location on the beach, inside was clean and well kept, furniture alittle beat but acceptable. A/c worked very well on the first floor not so good on the second floor. The outside needs work, fire pit area was full of cigarette butts. There is parking in front of the house and although there is a “no parking sign” there the owner told us it was ok to park there. Apparently the town police don’t know this because I was given a $30 parking ticket for parking in the spot I was told to. I notified the owner but he was not interested in helping me. I would definitely rent again if it wasn’t for the parking debacle.

Beautiful beach , but the sand got very hot

We really wanted to love this cottage but we have definitely stayed at nicer places in this price point. There was mouse feces in the kitchen cabinet including in the bowls and cookware. Mice are clearly an issue as we found mouse traps. I think we may have been the first to rent this season as the AC unit was still wrapped in a tarp and not functioning. However, The owner was responsive and had someone out to repair it right away. We found trash under the furniture and the trash cans inside need a scrubbing. The sunsets were amazing but difficult to enjoy with all of the bird poop on the sliders. Also the sliders need repair as they were difficult to open. My kids were unable to open them on their own. The house abuts the public beach and there was frequent police activity. Also, One day we were playing on the beach and people were throwing bread over the fence toward us and we had seagulls swooping at us. As the lake can be, the winds were cool and aggressive one day, so we spent time watching the kite surfers jump , what a thrill!! We did enjoy the live music at Marge’s Lakeside Inn from our deck as we used the grill that had a full propane tank! But again, every pro has a con, and the deck stairs are missing boards and is a safety hazard with exposed sharp wood. All in all our kids had a blast on the beach / in the water as well as the local playground, but truly the cottage could benefit from a season off for repairs.

We had a great stay! The beach was a lot of fun, comfortable beds, well-arranged living room, and kitchen had what we needed. A/c had trouble keeping up with the 90 degree heat, particularly upstairs. We would rent again.

This is a great location. The kids wanted to be on the beach All the time collecting shells, flying kites, and playing baseball. My wife and I were easily able to keep an eye on them from the house, deck, fire pit, or wherever. The water is cold but the sun was warm. There were a few small issues, the kitchen wasn't cleaned and the oven circuit needed to be reset before we could use it, but overall it was a great stay. Thank you, Kris for taking care of us.

The location of this property was great! We loved being able to walk out the backdoor and be right on a sandy beach. The upstairs was uncomfortably hot, so I would recommend bringing a few small fans if you decide to stay here.Unfortunately the property lacked cleanliness. There was trash strewn outdoors on the path and in the front yard when we arrived. We found used tissues and a sock on the floor inside the house. We also had issues with ants and mice eating our food and defecating all over the kitchen counters.We brought up these issues with the owners after our stay and have yet to receive a response from them. Based on the above, I probably would not recommend this listing to others.

The location of cottage is beautiful. The communication with the owner was poor and attempts to discuss concerns about the cleanliness of home were not addressed.

The house overall was a nice place. The beach access was great! A few minor updates to the furniture inside and out would be nice. A little confusion as to which garbage tote belonged to the property. There was another tote that was overflowing but I believe that was due to it being next to the public park. It was comfortable and in a nice location.

To begin with we were greated by a pile of garbage that blocked the entrance to the property (was still there the day we left) The dishwasher was full of stagnant water, the garbage disposal didn't work. There was a dead mouse in the closet and a live one that ran across the kitchen counter . The beach was full of garbage and, God knows what was going on in the park next door at night as we saw a multitude of law enforcement. Tried to contact the owner multiple times regarding the garbage and other issues but got no callback until the day before we left. In a positive note, the house was just as listed and the proximity to the beach was perfect. Great location for a bachelor party but wouldn't recommend for families. Won't be returning.
