The hotel is five mins from sea front but so quiet.
The food was excellent and brill portions with great choice.
No complaints at all

Super clean and modern room. Staff were very welcoming and helpful. Very quiet location even though it's literally a 1 minute walk to all amenities. Breakfast was brilliant too. Couldn't wish for a better stay. Highly recommend Kathleen and her staff if you are looking for a break in Skegness.
Had no issues whatsoever with my stay, so never found anything I didn't like.

Owner was very friendly, the place was very clean, lots of little touches to add to comfort of guests.
The first impressions upon arrival with splendid hanging baskets was most welcoming.
Breakfast was wonderful with great choices....including kippers!

I was made to feel welcome and was shown where to park, where my room was and which was my bathroom. Nothing was too much trouble. Kath and the young lady whose name I cannot remember were both friendly and exceptional hosts.
My room was clean and very comfortable, everything I needed, such as drinks, kettle and TV were all provided. The hotel overall was kept clean and well looked after.
Breakfast was fantastic and there was plenty of choices from cereal to full English.
Location is close to town, the beach, bars and restaurants. It is not far from a public transport link should it be needed.
I'm looking forward to returning for another stay.

The host Kathleen was lovely and stayed up to welcome us when we got stuck in traffic on the M25.
The bed was comfy , the room was super clean, breakfast was superb and it was a short walk to the beech.

Everything was perfect. It’s an ideal location for both town and the beach.
The rooms had everything you would need and the beds were very comfortable.
The breakfast was exceptional. It was well cooked and very hot.

The breakfast was fantastic with lots of choice and cooked fresh. Plus there was a good selection of fruits / cereal and yogurts. The room was spotlessly clean and perfect for our needs.

The rooms was beautiful,the beds was so comfy and we could take our dogs too,Kathleen the owner was excellent and the cleaners,so helpful nothing to much trouble,the breakfast was excellent too,very clean we will be back

Clean and very cosy hotel, beautiful room with a tasty breakfast. Staff were very helpful, courteous and cheerfully friendly. We bought our young dog and he was fussed and accepted very well. Hotel is very close to all the local amenities (beach town centre for shops, pubs and restaurants as well as rail and bus stations). Good parking onsite to.

There was nothing we didn't like about the whole experience.
