We thoroughly enjoyed our stay. The cook ely was absolutely amazing. Her food was the highlight of our day. We had an issue with the a/c in one room that the maintenance team were on immediately due to the concierge contacting them immediately..

Location is excellent, close to the gate that leads to town. The condo was beautiful, very comfortable and spacious. It was nice to have the extra bedroom and bathroom with bunkbeds. The only recommendation that we would make is to have a table on the patio for Breakfast or just to sit around and play games while enjoying the Gorgeous Views. We loved the condo.

My wife and I along with with our 3 kids (16,14,10) stayed for 5-days / 4-nights. Everything was great. Special shout out to the on-site concierge and the MVP was Elli who made our meals. She is phenomenal. We hit most beach clubs and enjoyed Kupuri the most. Ate at Asai, Sufi, and La Pescadora. All great. Our favorite part of the trip was the private trip to the hidden beach at

This is paradise! The penthouse was better than the pictures….We enjoyed all of the beach clubs and took a small trip to Sayulita. We also had massages out on the balcony which was wonderful. The sunsets in Mexico are the best. We have many beautiful pictures and memories…Also, Elle was an added bonus. All around a perfect trip!

The unit itself was beautiful and in a great location, amazing views, wonderful concierge and staff. I have absolutely no complaints about the property itself. The Hacienda de Mita "security" and enforcement of "rules" unfortunately is utterly ridiculous. I have stayed at many of the residences throughout Punta Mita for the last 8+ years including the Four Seasons Villas, Tau, Lagos, etc., and I have NEVER experienced the level of harassment that we endured at the hands of the Hacienda de Mita facility. I acknowledge one night we were being too loud after 10 PM, so security came and wrote me a noise violation fine for $100, for which I apologized and went inside to tell the other guests to keep the noise down, which we did. Not 30 minutes later security was back claiming we were still being too loud. This time my friend who lives in Mexico went to speak with the security. At that time my friend also brought out a decibel meter on his phone which indicated no measurable noise. Notwithstanding this fact, the security guard wrote my friend up for ANOTHER $100 fine, and on top of it, fined him another $200 for purportedly being disrespectful to the security guard. I later learned the alleged disrespectful act was pulling out a decibel meter. The harassment from HdM security continued all weekend, and not just at our group but towards many others with whom we were with in PM. There are plenty of other wonderful options within Punta Mita. I would never recommend renting at HdM!!

Excellent condo with exceptional service for our week long getaway! We shared this condo with another family and it was the absolutely perfect. We awoke each morning to Ellie preparing a full breakfast complete with freshly squeezed orange juice. She cleaned and did all of our laundry all week as well. Her homemade enchiladas, guac and more dishes spoiled us and she couldn't have been kinder. Easy stroll to town through the secure iron gate from HCM made for fun happy hours and dinners. Would have been good to know that transportation between the beach clubs is provided if requested but found out the last day. We had 2 golf carts and just coordinated that way. Great location and would happily stay again. Thank you for sharing your paradise with us!

Everything was delightful. Bill the owner was great and communicative from the get-go. Elvia was a lovely concierge with excellent communication. Ellie and her daughter Marcella were wonderful cooks and kept the home clean and tidy the entire time. We had private chef dinners and dinners out - all were great. Private chef dinner was exquisite! We were seven ladies and the size was perfect. Bunk room was occupied by one - otherwise, better suited for kids. Everything you need is onsite within the gates - fitness, tennis, pickle ball, beach clubs, water sports, etc and everything else can be arranged with concierge. Airport transfer arranged with concierge is $140 ea way, regardless of number of travelers, so it might be cheaper to book something directly if you're arriving is small groups. Round trip transport to sayulita was $200 w/ tip for a 3 hr stay plus 1 hr round trip - driver waited there for us. The only negative I'll report is that the master bed is quite firm and not the comfiest. One of the queens in a guest room was also reported to be the same. Although I find this to be true with most beds in Mexico. They seem to prefer a firmer mattress. Quiet hours begin at 10pm, so plan to take your group indoors rather than on the balcony at that time. The water in the entire complex was shut off the last night from 8pm-9am for service which was a bit of an inconvenience, but we were warned appropriately and given lots of extra water to help us get through it. Only other disappointing item was a pair of new with tags pajamas mysteriously disappeared during the tail end of our stay or on the last day. I'm not accusing anyone, just still stumped as to where they may have gone. Elvia was great with communicating about it after our departure and said they looked for them. Unsolved mystery - but that's the only negative of the whole week. We would absolutely return - perfect in every way!

We will definitely be back here to visit. The property, condo, views, staff, everything was A+ experience. A group of friends of mine went here for our annual trip to golf, hangout, reconnect, and have fun and this condo and Punta Mita was the perfect place to do that. Highly recommend!

We loved our stay. Elvia although new as concierge to the property worked hard to make our stay perfect. Proximity to walking gate into town made all the restaurants easily accessible. And Eli, chef/housekeeper was incredible. My only minor, minor concern would be and upgrade of the golf cart. It works fine but is extremely slow. Overall, couldn’t ask for a better 16 days.

Overall, we had a fantastic time, and would 100% return next year! Beautifully decorated and meticulously clean, spacious with a wonderful balcony and lounging furniture. Eli came each day to cook breakfast/lunch and to clean, and we all agreed that her enchiladas and huevos rancheros were the best we had ever had. She alone is worth the visit! She said the most important ingredient in her cooking was love :) While I am not usually one for gated communities, this apartment is right next to town, which you access through a gate/buzzer system. This means that you rarely need to get in the golf cart, and walkability is very high. Also, you are right on the beachfront with access to pools, kiddie pools, and a hot tub. The kiddie pool in particular was perfect for our 18 month old to walk around. In fact, what this apartment offered was better than any of the surrounding beach clubs, in my opinion! The entry into the ocean on this beach is rocky, so I recommend wearing chacos or a similar type water-shoe. Our first evening, the water was turned off, which the concierge forgot to tell us about, but which was easily solved with large containers of drinking water and just waiting until the next day to shower. The next day, there was no hot water, but it was again easily resolved through the concierge. Very minor issues that were quickly solved. In addition, the owner offered us a chef-cooked dinner to make up for the water issues, which was a very appreciated gesture. To summarize, an absolutely marvelous stay, and we would 100% return. Great location and amenities for families with young children.

Hacienda de mita is definitely the place to say when visiting Punta de Minta. Super clean, luxurious accommodations and friendly staff make it feel like a personal hotel experience, vs. a vacation rental. Access to the beach clubs such as Kupuri, and or staying at Hacienda and spending a day at the pool, provides so many opportunities to relax. Our group didn't golf, instead spent our time relaxing at the beach clubs. Uri was a fantastic host, arranging our dinner reservations, running shopping errands for us, scheduling in-room massages, and setting up our airport transportation. We jumped right into a vacation with ease. BE AWARE, this place is super strict. If you don't follow the rules, you will be fined. There is definitely an older crowd here and not so much the young party bunch. We got a warning at 3 p.m. in the afternoon for excessive noise from listing to music and dancing on the outdoor patio. It didn't make any sense. Overall, I would still highly recommend this place if you are looking for a wonderful Mexican vacation spot.

This was our 5th time staying at this property. Obviously that’s a testament to our enjoyment. It’s nice to see a VRBO owner continuously investing in his property to keep the accommodations at a high level. This year we found the bathrooms and kitchen countertops remodeled since our stay last year along with brand new furniture on the patio. Over the years we’ve also noticed linens, decorations, etc. continuously refreshed to keep the property in great condition. A special acknowledgement of the housekeeper is also a must. Ellie does a fantastic job preparing breakfast and lunch, keeping the unit tidy, and doing everything else to make sure the condo is taken care of and guests can relax. Being one of only a few oceanfront penthouses the view is great being able to watch the surfers right out in front, looking out toward the village, and at night enjoying the lights all the way across the bay. I have nothing but positive things to say about this property. Overall the Punta Mita area continues to delight. Having access to the golf cart to go to a number of different beach clubs along with enjoying all the restaurants the village has to offer really gives great variety. And for me the food in Punta Mita is as good as anywhere my travels have taken me. We hope to return again soon!

We traveled to this stunning villa to celebrate a 50th bday with our best friends, 3 couples total. The photos in the listing don't do the view justice, it's absolutely gorgeous. The villa is perfectly appointed, the bedding, towels, toiletries, furniture - all perfect. Ellie and Marcella who prepared our delicious meals and cleaned were simply fantastic and Uriel the concierge was helpful ahead of our arrival coordinating groceries and reservations. It was our first time to Punta Mita, fell in love with the area, and thought we had discovered the most perfect villa ... UNTIL we were harassed by security. Several times. This villa has a 10:00pm quiet time - which wasn't in the listing. We actually passed on another listing because they published the quiet time and we thought 10:00pm was a little too early for our crew. Still, we didn't understand that 10:00pm "quiet time" literally meant no sound. The first night we had a knock on our door telling us we were too loud despite the fact that we had turned off the music and it was 6 adults sitting on the top floor balcony having a conversation. The next day, we decided to sit by the pool. There were 6 people in our party, and 8 chairs at the pool (four on each side) - we moved 2 chairs to the other side so we could sit together. Uriel arrived an hour later to tell us he'd been contacted by security and we needed to move the chairs back to the other side when we were done. It was so bizarre for a place so nice. Later that day we went up to our unit for 30 minutes to each lunch but kept our towels and books and flip flops on our chairs. We came back to all of our towels bunched into a pile on the ground with the flip flops mixed in and the books on top. There was nobody else at the pool, we didn't see anyone at our pool the entire week. Security came by to tell us we can't save seats with our towels so that's why they put them all on the floor and they were rude to boot! Again - there was literally nobody else there. Later we were flagged down in the garage for apparently not following the dotted lines with the golf cart and pulling into the spot that was directly in front of us. Technically there were dotted lines we didn't see but at that point it felt like they were literally following us around trying to ding us for some infraction. If you're in bed by 10 and don't mind uber strict pool rules, 10/10 recommend. We'll be back to Punta Mita, but sadly will have to find a different villa.

We spend 4 amazing nights at this property. The view of the ocean and veranda are incredible! The penthouse is very spacious and clean. Uriel (the concierge) was great to work with prior to our trip and during our stay. The women that made us breakfast and kept the unit clean we’re awesome. Definitely recommend this property!

Our family had a wonderful time on our vacation! We had never been to Punta Mita and we all loved it. We loved having the golf cart to get around the area, and used it to visit the beach clubs and get to the golf courses. This unit is close to the security gate to let you into the town, which was great. We ended up visiting town often for meals and to pick up snacks and drinks, and felt safe and enjoyed it very much. We were very impressed with this rental unit and were so glad we chose this particular one. The view is gorgeous and the top floor made it seem very spacious. Uriel and Marcella were wonderful to work with and very responsive to all of our requests. Uriel provided us with several restaurant recommendations within the property, as well as in town, and they all were great. He additionally arranged a 2 1/2 hour day trip to the Marietas islands, which we all enjoyed very much. We felt safe using his recommendation, and he met us in town to take us to the boat. Marcella cooked delicious breakfasts and was very pleasant and professional. She worked very hard and always managed to keep the unit spotless while never seeming to be in anyone's way, which must not have been easy for her! The unit is beautifully decorated and we especially liked the style and quality of the furniture. These units are configured so that the 4th bedroom is sort of a flex room with bunk beds and the laundry machines. We knew this going in to the vacation, but needed the sleeping space. The air conditioning in that room was not as cool as the rest of the unit, as it works off of the primary suite air conditioning, and the bathroom was very small. We managed but it may not be ideal for others, depending on who needs to sleep in that room. Overall, we could not have been happier with our choice of renting this unit for our vacation. We hope to visit again someday!

We enjoyed our stay very much. The condo is beautiful and has a fantastic location right on the beach. Concierge and housekeeping were friendly and reliable and professional. Client service in Punta Mita is first class all around. We loved our experience.

It was an incredible vacation made with the help of a stunning home, fabulous service and a beautiful locale. This is a vacation we will never forget. We were spoiled! The home is exactly as advertised... Beautiful, spacious, great location & extremely clean. Full of every need and want you could possibly ask for. This condo has an unreal view in this small, quiet town that entertained us well. We participated in many local activities but I think our favorite was buying $35 snorkels and snorkeling out in front of our personal beach. We fished, snorkeled the Marieta Islands, learned to surf, frequented every beach club, shopped Sayulita, shopped local and ate to our hearts extent. We enjoyed ourselves so much that we ended up extending our vacation two extra days. It would have been more if we didn’t have commitments back at home. Eli, our chef & housekeeper, is an absolute gem! Such a sweet and beautiful woman whom we all fell in love with instantly. Her meals were out of this world. The best shrimp tacos and chili rellenos I have ever had! We would love her recipes. Uriel, our concierge, was extremely helpful in planning our vacation and making suggestions and reservations once we were down there. We could not have enjoyed the fullness of Punta de Mita without him. We will definitely be back. Or children, ages 13 through 21, have rated this vacation as the very best yet.

This was the perfect home for our family vacation! The home was spotless with amazing ocean views. We had breakfast and lunch made for us every day which was delicious. The staff and Uriel were very friendly and helpful! 5 Star!! It was wonderful having a golf cart to get around to all the Beach Clubs! My two boys especially enjoyed learning to surf at the “Surf Club”. Can’t wait to visit again next year! .

We rented this property with two other couples and could not have had a better experience! Uriel, Ellie and Marcella were fantastic and part of why our week-long stay was perfect. From check-in to ensuring we had dinner reservations each night, he was available for anything we needed! Ellie and Marcella prepared amazing meals (coconut shrimp and enchiladas were two favorites!) and kept the place spotless. The condo is beautiful and well appointed. Penthouse view is the best! Loved having a golf cart to get to town and the beach clubs. We hated to leave so much that our group was already planning our return visit before we left!

Property was exactly as advertised. The check-in process was super easy and informative. The housekeeper/chef was outstanding. Location is great…super short walk to downtown (3-minutes) and the. Each clubs are all easy to get to with the golf cart provided.

Location, Location, Location!! After researching dozens of units we found PH2-2 in Hacienda De Mita. From the moment you walk in you are hit with the most incredible view of the bay and surrounding landscape of Punta Mita. From the property manager, concierge, daily housekeeping/cooks the experience is the best we have ever had! I also recommend renting the owners boat for a day called La Barca. Chuy the boat's captain and his team gave us the another memorable experience whale watching, snorkeling and dining in Yalapa. We can't wait to come back!!!!
