We’ve stayed at this property multiple times and it’s truly better every visit, which is crazy! Our expectations are continually exceeded! The amenities and staff are absolutely top notch. We can’t wait to return next summer!

What an incredible place to stay. The house is even more spectacular than the photos on line portray. Our family group of 4 couples ranging in age from 27 to 62 enjoyed this vacation/belated 60th birthday (for 3 of us) celebration so much. The planning beforehand with the property owner's team was super helpful. They helped us pre-book golf tee times at both courses, a catamaran sunset cruise, a trip to the Marieta Islands with snorkeling and a swim to the hidden beach. and all the related transportation. Luisa and Arnoldo and Cesso (sp?) were exceptional; so professional and talented and sweet. Our breakfasts and lunches were over the top delicious. We had originally intended to go to restaurants for dinners most nights, but when we saw the private chef (Santiago) menus - well, let's jus say WOW! We booked five of the nights with him and two out. The house was so clean and comfortable; everyone raved about the outdoor showers. This was such a great time of year to go to Punta Mita (mid February). We didn't intend to whale watch, but they were everywhere. Bring binoculars, as we could see them from the house. They are simply beautiful. Our trip to the Marietas included some impromptu fishing off the boat, which resulted in almost instant catches. The hosts on the little boat were ready with soy sauce, lime, and serrano chili, and we had the most delicious sashimi on the boat. YUM! The beach clubs were so much fun and we got in some surfing, boogie boarding, and beach volleyball. The margaritas were fresh and delicious. It was so easy to take the golf carts around the area. The rave reviews are accurate - from that first frozen margarita and damp towel when we walked in, we felt like ROYALTY!! I could wax poetic about Arnoldo, Luisa, Cesar, Chef Santiago, Libby, etc. but other reviewers did a fine job conveying how exceptional the house & staff are :) Two things I'll emphasize... - SECURITY: if you're reading reviews, you may be looking for security reassurance like I was when we planned our trip. Our group ranged in age from 2 to 65 and the youngest two members (2yr & 4yr) were my children. Traveling internationally for the first time with both, I was hyper about security and them staying in a separate room. Libby (the lovely manager) called prior to our trip and explained each room has both sliding glass doors and heavy wooden storm doors that lock into the floor. For naps & nights, we shut the storm doors and used a key to secure the children's room. After the first 24 hours and several interactions with the HOA security coming & going to town, I realized how secure the area is. They were probably safer in their Caida de Agua room than their regular bedrooms in the States! - DINING: if you're on the fence about eating out or hiring Chef Santiago to dine in... DINE IN!!! Several other reviews mentioned they wished they would've dined in more so I changed our family's plans and Santiago served us 4 of our 5 nights. It was like living with a Michelin chef. Hope this helps! Now, I'm off to book our return trip... Cheers!!

Property was amazing and the staff was outstanding. Owners and property managers were so accommodating when we ran into travel snags and were a breath of fresh air to work with. I can’t say enough about the staff. 5 star review all around. We are trying to determine when we can all go back!!!

From the moment we booked this stunning property we were in great hands. The ease of communication back-and-forth from day one was incredible. They truly take care of you. They can book anything and everything you could dream of. Upon arrival at the house we were greeted with smiles and so much enthusiasm to make sure we enjoyed every minute of our stay. The house is stunningly gorgeous, the photos don’t do it justice. The House is filled with the top of the line item so that everybody was pampered and truly comfortable. The staff is incredible and so knowledgeable and are truly perfectionist at what they do. I would absolutely recommend this property and this incredible team to work with. We can’t wait to go back.

I read all of the reviews about this property before selecting it for our trip. Everyone loves it because it is truly outstanding. It's gorgeous, the private pool is wonderful, Luisa the cook is exceptional, Arnolda the houseman is delightful and provides great service, the housekeepers and other server are all so professional and helpful. I like very high end hotels but would choose this over any of them any day. The only real problem with it is it's not available on other dates that I'd like to book it because it's that fantastic. Thank you Libby, Arnoldo, Luisa, Wendy, Mele, Cece, and the owner of this property. It was a magical trip due to your care and hospitality!

We had an amazing trip. Everything went smooth from the booking, to the coordination with Libby, to the staff and house. Arnoldo and Luisa and their staff were truly amazing. The food they made was delicious and they were so accommodating and flexible with our group. Arnoldo had all the contacts for excursions and car services, and everyone that he connected us with were helpful, easy to communicate with and top notch service. We will definitely be back!!!

This was our second stay at Caida de Agua. Our first trip was with three other couples, celebrating a 40th birthday. We were blown away then, but bringing our kids back this time was an absolute dream! Libby made all of the planning seamless and was a joy to work with. Every moment was perfect. Luisa and Arnoldo are the perfect team. Every meal was an experience. Luisa uses the freshest ingredients and is a chef extraordinaire. Arnoldo is simply the best, he’ll curate any experience or just leave you alone to relax! Not only are they just great people, they truly made us feel at home. Our children cried when we said our goodbyes. The rooms are immaculately kept and comfortable. The pool is perfect for adults and children and the views are beyond beautiful. We loved Kupuri beach club for beach days, it was perfect for the whole family. I can’t say enough great things about this property. We can’t wait to be back next year!

Everything was 5 stars from the food, the drinks, the massages, the tennis courts, and the property. Absolutely amazing, I can’t say enough. Had we known eating in would be SO good we would have had all our meals there! Louisa and her husband are the best. Can’t wait to return!

We had a wonderful stay at this location this week. I truly appreciated their attention to detail and safety since COVID is still an issue. The staff wore mask the full time and they are from same family generally so exposure was low. They greeted us with delicious drinks and when you step into the property the view is amazing. Stunning property and all the rooms are nice. The food is exceptional. I give special thanks to Arnoldo and Louisa for their service but great food. We had a feast every day for breakfast and lunch. I will be dreaming of tuna ceviche, fish tacos, and waffles. Truly we loved how everything was fresh and special seasoning/spices were so good. We can’t wait to return. If in doubt, I say book it. We had a great time and even took family pictures with that great view behind us.,,

The owners have every single detail considered. Amenities, comfort, decoration and cuisine. But most of all the incredible staff who’s hospitality and hard work made us feel at home!!!!

This was our 5th year in a row to Punta Mita. We had a larger group this year so needed a larger home. This exceeded our expectations. This review will not do justice to what a fantastic time we had. Our party of 11 of family and friends had a spectacular time. The spacious house provided great common areas and the privacy of the 5 separate mini apartments. What made the trip memorable was the outstanding staff. Arnoldo was attentive to our every need. Luisa’s cuisine was delicious. Cesar was always ready to fill our glasses with any cocktail our group desired. We were sad to leave but felt we made new friends with them and we will look forward to seeing them again soon. I also want to highlight how helpful Libby was in preparing us for the trip. We have a special needs son and she worked with us in the event we needed to access medical attention in the face of COVID. We are already planning a return for next year!

Had a corporate retreat and property and staff where excellent. Beautiful property and great pool overlooking the Pacific Ocean. Great for whale watching.

So our 4 generations of family headed down to Mexico ranging in age from 85 to 2. And to say the house and staff are amazing does not do it justice. Arnoldo and Lucia and Caesar and all of the staff literally treat you better than family. They catered to the desires of all - making amazing meals for the adults and for the little ones. The house is beautiful in a great area. It is literally like having a private hotel to oneself. The five bedrooms are truly all suites and the house is immaculate. We literally could sit by the pool, or even stand in the pool and watch whales in the Bay. And EVERY recommendation by Arnoldo and Lucia was spot on. From restaurants to special events for the kids to trips off of the property - it was all amazing. The golf carts were really handy and we used them both all of the time. The cooking and the chefs were amazing - from exotic foods to pancakes it was all great. And cannot thank Arnoldo enough to catering to our desire for particular wines - great great great. My whole family misses the home and the staff already and am sure we would all go back again. IT truly is a great place for people of ALL ages.

Our group of 7 had a wonderful time! The 5 suites are almost all like separate houses, impeccably clean with modern finishes. The entire staff was great and made us feel like home. Luisa's food was tasty, Armando was always around to help with anything, and Caesar was always close by with a drink. The cleaning folks always had clean towels available pool side and made fast work of the rooms when we were out or eating. This property has great views but is also the most secluded of all of those we saw in the area given the elevation change (the golf course is below instead of at eye level). We highly recommend it!

I wanna stay here forever! This property exceeded our expectations. Tons of space to accommodate our group of 5 adults and 5 kids. Arnoldo, Luisa and the entire staff took great care of us. Luisa's cooking was delicioso! Hope to be back soon.

We stayed at this beautiful home with another family. There were 11 of us, including 7 kids. Upon our arrival, we were greeted with cold towels, delicious margaritas, fruit smoothies, for our kids, and welcoming smiles from Arnaldo, Luisa and Caesar. The view of the ocean as you walk in the entryway is breathtaking. All of the bedrooms were lovely, clean, well appointed with ocean views and balconies or patios from all of them. The house cleaning staff kept the house impeccable with fresh linens and towels daily. The pool and patio area were meticulously maintained. It truly is like staying at a five star hotel. ..but better. The breakfasts, margaritas and lunches were delicious. Luisa and Arnaldo happily made our kids their favorite foods as well as fabulous, authentic Mexican favorites for the adults. The service we received was also excellent. We actually thought the food at the house was better than our meals out. The two golf carts were ideal for transporting all of us to the various beach clubs and Punta Mita restaurants for dinner. On our last day, we lounged by the pool, viewing the gorgeous ocean, drinking our margaritas and discussing the next time we would return to beautiful Ciada de Agua.

The numerous staff pampered us throughout our stay. The breakfast and lunch every day was creative and very fresh. Arnoldo and Louisa work great together and knew what we needed before we did. Cesar never let us get to the end of a beverage before he offered another. Perfectly laid out for multiple couples.

We traveled with another family, 11 of us in all, kids ages 5-21. Everyone had the best time! The villa was perfect, very clean, comfortable and exceeded our expectations! From booking with Libby to the friendly & helpful villa staff it was great! Louisa and Arnoldo prepared delicious meals each day that we all will miss! Thank you for our wonderful time!

When we arrived and saw the staff waiting with warm, moist towels and margaritas, and viewed the gorgeous water feature sweeping toward the Bay of Banderas, we knew we were in for a royal treat. My older Grandchildren, at that point, hugged me and thanked me profusely. They knew they were in heaven, too. We were toured through the beautiful, well appointed, suites and settled in our heavenly environment. It did not end there. The staff is top notch. They are watchful, kind and caring. The food is the best that exists in Punta Mita. We ate out a couple of times, but always wanted to return to the Villa for comfort and good food. For my family, it will be a memorable experience. We ranged from 2 1/2 to 82, but all were very content. Libby does a superb job of planning. All the plans we made together were well accomplished. I am a owner of a HomeAway rental in the Napa Valley, so I look for specific things that make for comfort. It had it alL and more. IT IS SIMPLY EXQUISITE!

Beautiful location, beautiful home and beautiful people making for a truly incredible experience at Caida de Agua

I recently had the privilege to stay in this villa with 12 of my very best girlfriends. I could go on for days about the quality and detail. The staff is simply the best. They kept up with and accommodated our every need. The meals were beyond delish and the margaritas definitely did not disappoint! This home would be perfect for families and couples as well. If you are looking for some serious rest and relaxation then look no further!

This was our third visit to Caida de Agua and, once again, it did not disappoint. The entire staff is welcoming, professional and friendly and attentive to every request/need. We miss Luisa and Arnoldo and the amazing food. The villa layout is perfect for multiple families and/our couples. Great communal spaces and private bedrooms. Once inside the large front gate you feel as though there are no other homes nearby. With premier access to beach clubs, golf and tennis, we divided our time between swimming and lounging at the house, the fabulous Kupuri Beach Club, the Residents Beach Club (dated but has a fabulous view of the sunset) and the St. Regis. We visited the home for the first time after our wedding in May 2012. This visit was the first time with kiddos in tow and it was just as relaxing as always. We hope to be back soon.

The property is simply stunning. The layout of the home takes advantage of its gorgeous setting, and makes for privacy for all the bedrooms. The staff, Luisa and Arnaldo are talented, kind, and helpful. The other staff is excellent as well. They make beautiful and healthy food, and make you feel very pampered. The great room looks out at the pool and the ocean. It truly is a heavenly spot in every way. The golf carts make getting around fun and easy, and you are just minutes from downtown Punta Mita, and other resorts where you can shop and dine. Fabulous spot in every way.
