The property was great, very clean, great views, exactly as described in the listing. Rick and Adriana provided excellent communication and took care of grocery orders, reservations, golf cart rental etc. and Yadi provided excellent service and communication after we arrived. Rosa’s breakfast was fantastic and she also straighted up and helped with laundry after we left. A wonderful vacation. Highly recommend.

The property had nice views, was well maintained, and very close to one of the beach clubs. Everything was great!

Adriana and Rick were fabulous to work with. Adriana coordinated activities, dinner reservations, and everything we needed to make it as easy for us as possible. Rosa made a delicious breakfast every day and was amazing! House was spacious, clean, and lovely in every way!

Our family (4 adults) have a wonderful stay at the X1 Villa in Punta Mita. The villa is as described in the listing, with every comfort of home. It was immaculately clean and we were welcomed by Adriana with fresh drinks and guacamole chips. Adriana is a great resource and was happy to book groceries, golf cart, dinner and any other activity we thought we may enjoy. She is wonderful. The home is comfortable, beautifully furnished and decorated. The pool and hot tub all work well and made our stay very enjoyable. Rosa came every morning to make breakfast. She is wonderful. She is always looking to make your stay more comfortable while she is there. Morning sunrises from the pool deck or hot tub deck are spectacular. We rented a golf cart to get around to the different restaurants and beach clubs. The entire resort is well maintained and secure. The security staff are very friendly and offered us cold water when we were out walking. Great place. Highly recommended.

Had great stay at Porta Fortuna Villa X1. Adriana had everything arranged before our arrival and her check in process was seamless. Rosa's breakfasts each morning were the highlight of the day. She also straightened up the house each day and if we had started laundry, we were surprised to find that she had it all completed and folded when we returned in the afternoon. Super whale watching trip and a perfect relaxing stay. Will be back again.

This was our second trip to Punta Mita and I can’t say enough to express my adoration. From our welcoming concierge Adriana to drinking morning coffee in the balcony hot tub overlooking the breaching whales in the bay made every day. The massages in the villa and Rosa, our wonderful cook and housekeeper. This is heaven. Highly recommend and we will be back.

Loved our girls trip at this great house!

Wonderfully located within walking distance to Sufi beach club. We were 6 adults and one toddler. Playing in the pool was a joy. Breakfast by Rosa every morning was a delicious treat. She paid special attention to our dietary needs. We had 2 4 person golf carts so we could all go our separate ways together. All the beach clubs were wonderful. The staff at the clubs, the gate keepers… everyone was wonderfully welcoming and charming. Would definitely recommend.

Property was very nice! Loved everything about it, especially the Sonos with speakers outside. We had dinner at the villa one night, which was incredible!!! A couple of items to improve...did not know how to control the temperature of the hot tub so was never able to use it. We could not get the espresso machine to work (neither could our housekeeper/cook). Was not able to use the beach clubs on two different days because there were no chairs available. We were told we needed to have a reservation but nobody ever told us that. We spent a lot of money for this trip and not being able to use the beach clubs is unacceptable.

Property was very clean, exactly as presented. Adriana the concierge was a massive help and very proactive - awesome attitude. She went above and beyond - I broke a golf club and needed a new one which was not easy, she helped me find one from a local mexican company that delivered the new club. Rosa (maid and chef) makes the most incredible breakfast and is just a pleasure to be around. Ask for her huevos rancheros and mexican omelette which are to die for. All around fantastic stay and Rick is great to work with.

We stayed with my parents and my kids. A must to rent. Good communication and easy to access / check in. House is in great conditions. As an improvement it would be great to add a second Sun Shade on the pool deck. Beautiful Punta Mita!

We stayed at this property during the low season (July) and had still had an amazing time with access to all the beach and surf clubs in Punta Mita. Every day we were able to go out fishing, surfing, kayaking, horseback riding - you name it! The concierge and house staff were amazing and even helped create a special birthday celebration with a piñata for my daughters birthday. We would love to stay at this property and Punta Mita again!

Location, design, and space is excellent. Housekeeper/breakfast chef outstanding feature. We had a few issues with accessing several house features that took a couple days to resolve, but all five of us had a very enjoyable time.

The property and nearby amenities were phenomenal. The staff was attentive and helped us prior and during our stay to arrange restaurant reservations, boats, golf, etc.

We had the most amazing time in punta mita and Adriana with the concierge service was beyond helpful! Our trip was nearly ruined as we missed our first flight out and they were so kind to offer us an extra night!! We didn’t end up needing it, but still. So helpful and insanely responsive. She went above and beyond and we couldn’t be happier. The in home chef Danai was INCREDIBLE! Like, she needs her own restaurant- YUM! Our son LOVED our housekeeper Cynthia and it was so nice to see the same familiar face everyday. She also made hs yummy breakfasts every morning- we definitely stayed full!! Overall an outstanding vacay for our little fam and we can’t wait to come back!

Such a great getaway. We love Punta Mita. This villa worked so great for two families to rent. We had two couples and 4 kids including 2 teens. Great staff, great location! It was amazing!

Wonderful, comfortable, private with everything we could ask for. We had maid service and breakfast cooked for us when we wanted. It was a beautiful setting and we used the different beach clubs and they were all outstanding. The Concierge made reservations for us. It was a lovely time.

The beauty and excitement and vibrance of Mexico is reflected in this beautiful home. We enjoyed every moment of our stay! Incredible views of the beautiful bay, the pier, whales and birds going by, and a peek of the golf course. Very comfortable, vibrant, and upscale and still super relaxing. All our needs were met by the attentive staff. We will definitely be back to this amazing place!

This was one of the most enjoyable vacations I have ever taken with my wife. The condo was beautifully decorated absolutely a joy to spend time in and the complex was full of an incredible amount of amenities. This was luxury at its finest. We loved it!!! I will definitely come back for a longer stay with friends next time. We had such an amazing time. Couldn't recommend highly enough!!!!

We had an incredible couple days at this beautiful Villa. It was really convenient having a private pool right out the back door and also, a beautiful beach club, Sufi, in walking distance. The views really are something at this property. Well maintained great concierge service and golf was also a highlight. I highly recommed this place.
