The first impression was not what was expected after the pictures. We had to depend on another guest to access the elevator to our unit. The unit was clean. The owner was very responsive.

The Property was INFESTED with roaches. I was fully refunded by both the host and VRBO. when I told the Host about it they simply asked what I wanted them to do. Fumigate the property or refund. I took the refund! they fumigated the property, upon returning four hours later to retrieve my things roaches "grown mama daddy, grandfather roaches" were just walking on the floor. My vacation started in first class with alot of liquor, so i was there 24 hours before i noticed... so much so when i returned home while in my truck, i started to feel something crawling on me...baby roaches had hatched in a pair of my yeezys....after almost wrecking my truck, i pulled over to throw the shoes out, walked into (convenience store barefoot for bug booms to fumigate my car. Its been two weeks 7-14-2022 and it sometimes feels like bugs are crawling on me... Though i received a refund, im still out on having to get another hotel room, even my birthday vacation days earlier than planned, tossing a pair of expensive sneakers, and the cost to fumigate my home as a precautionary approach. The host had soo many great reviews that I knew I hit a gold mine. The VRBO ratings said it was exceptionally clean...all lies. But when i think back. I saw certain Guest leave an unflattering review, the Host response made me feel that he was legit, seeing he had more pro's than con's in the review...But listen..its in a hotel..the hotel ppl can help you because you didnt book with them...and the amount of roaches bigg and little has scared me for life..DO NOT STAY AT THIS HOST IN SOUTH BEACH DONT SAY I DIDNT WARN YOU.. and on 8-7 the host charged my CC outside of the vrbo app the entire stay all over again.. I’m currently disputing these fraudulent charges RUN ‼️‼️

HIGHLY RECOMMEND....very clean, very well maintained. It's definitely beyond expectations. Beautiful scenery from the Balcony....Did I mention how clean ("everything") is!!! You will almost immediately find a sense of peace. Personally I think that it's ideal, as far as Location is concerned. The beach, night-life, dining, shopping etc....if you're reading this, please look no further, you're absolutely in the best of hands. I frequently visit Miami, and after this experience, I'll never consider staying elsewhere....Thanks for everything....until we meet again!!!

Unit surely used to be high-class some years ago, but now appeated clearly worn-off in several aspects; location is very good, while overall building is not in the best condition and surely not top-notch standard; pictures shown here are generally accurate, but do not show that unit was not properly cleaned upon arrival; we found a colony of ants inside, which was taken care of within a day by property manager; the multiple roaches nevertheless kept visiting us regularly during our stay; overall we think this is a solid unit with good amenities, which should be maintained and cleaned more thoroughly; considering the significantly lower standard of the rest of the building, the place did clearly not fulfill the expectation of a top-class luxury penthouse, as it had been previously created in the listing.

The outside space is very nice and the location is great. The studio apartment is in a hotel with some residential units. The studio itself is nice.

We very much enjoyed our stay at this property. The place was beautiful, felt luxurious with 2 private outdoor areas, and the indoor area accommodated our family of 4 nicely. The shower is amazing. The rooftop hot tub gave us a great way to end each day. The location was perfect for us. We walked pretty much everywhere - restaurants, shopping, beach were all right there. We were in the heart of it all, but still felt like we had our own private retreat. Any questions we had were quickly answered. Highly recommend this property!

My wife and I stayed in this penthouse for over three weeks. We loved every minute. The property and location are exactly as it appears in Vrbo photos and descriptions—outstanding! The penthouse view of the beach, Ocean Drive is magic. We have travelled and lived for a couple of months each year from Greece, to Tahiti, to Sicily. South Beach is world class, as it’s many European, Asian, and South American visitors will attest. Is you love South Beach, Ocean Drive, Art Deco Style, and world class restaurants, this place is for you. We plan to return.

There are no falsification or half truths. The pictures and stated details are all fact. Check in was easy and hassle free. I'd definitely book this stay again!

We had a wonderful stay and the location was ideal. We didn’t need a car and could walk anywhere. The room was quiet and the roof top terrace was exactly what we were looking for, but we could also walk right out to the beach and rent chairs.

Room was as advertised. Had flowers waiting on my wife In the room which was a nice touch. Thank you for that! The view from the top is amazing. Room was clean, bed comfy, and brunch down stairs is a plus. Location is great, close to lots of restaurants on ocean drive. Very short walk to the beach. Thanks again for letting us use your spot!

Listing describes 1400sf apartment. What they fail to include was that only about 500sf is the room, the rest is a terrace. Facility was not clean. Despite two attempts they could not fix a toilet which squealed the entire time and kept us up at night. They also referenced a yacht in the listing, but tried massively upcharge the usage of it. Very disappointed VRBO would allow overtly false advertisement.

We had a great time in the Penthouse; there surely could not be a more ideal place to stay in South Beach. It was without doubt one of the highlights of our trip to South Florida. The location was convenient to the restaurants and Art Deco of Ocean Drive, Lincoln Road, Espanola Way and the beach. The views from the rooftop terrace of Ocean Drive, Lummus Park and the ocean are awe-inpiring. I will not hesitate to book here for my next trip to Miami Beach. Many thanks to David.

The attention to detail, flawless maintenance and lavish provisioning of this privately owned penthouse far exceed any commercial necessity and make it clear that the owner sincerely wants his customers to have a memorable stay. This is simply the most sexy hotel suite my wife and I have seen in 20 years of five star travel. Grab a bottle of wine from the store across the street, put it in the peltier wine chiller and watch the cruise ships go off in the sunset from your rooftop Jaccuzzi. What’s better than that? Everything is done in a fresh, modern style but with the best materials and restrained good taste. The corkscrew, for example, is not just a corkscrew but must be two pounds of silver and inlaid wood in a presentation box. The private rooftop terrace is all honed limestone and has its own refrigerator, anemometer controlled retractable awing, and an embedded sound system – your own or the owner’s eclectic playlists of classics, jazz and world beat. The Jacuzzi maintains your selected temperature your whole stay. Let’s see….. there are three refrigerators, a small Bose home theater sound system , his and hers granite vanity areas separated by sliding frosted glass panels, two LG flat screen TVs with free movie channels, a separate bedside Bose Ipod dock, spa robes, a Nespresso machine with 10 or 12 different flavors replenished each day, Bose noise reduction headphones, a microwave, cordless phone, free wireless and ethernet , the wine chiller, a separate ice maker , full china and stemware service for four, top flight bed linens with a huge duvet, fresh flowers upon arrival, and black granite or limestone every where possible …will there be anything else, sir? Oh ….you can have the restaurant downstairs bring up any of three meals a day. They will enter your rooftop using a hidden door and discretely set it all up, including candles and later take it away. Speaking of sexy--a fashion model asked our permission …uh …OK, sure! ..and did a shoot on our rooftop while we were there! The photographer preferred shooting the NE view. The eastern and southern views are of the ocean, beach and palms of the ocean front park, the western view looks out over the sunset and low rise art deco district, looking down you get the whole Ocean Drive “show your Bentley” scene. It’s a unique spot- you feel as though you are staying with rich friends rather than in another slot on a high rise resort shelf. We look forward to going back later in the year. Enjoy!

David, As you know I have stayed in South Beach 3 times and without a doubt PH 09 is spectacular. The views are beautiful. Overlooking the beach, great views of the ocean, fantastic glass floor to ceiling all with a great location. I have stayed on 10th street that was also a great location---but it was very very noisy all night and than at 6 am it was time to empty the trash so that was noisy. At your Penthouse 09 their was no noise. Your place was quiet, very private, with awesome views. The rooftop balcony was just as you said - beautiful. If anyone is looking for location, privacy, and a fantastic room then this is the place to rent. The shower is awesome. The hot tub and the remote cover when it rained was perfect. You should tell everyone to bring their Ipod as we loved that as well. Rooftop Ipod in the hottub overlooking the ocean and stars at night----very ROMANTIC. Thanks again and I look forward to seeing you in 6 months.

Aside from all of the amenities and the BEST location...it was immaculately clean...a hidden amenity not to be under valued! And another item that is near impossible to tell without visiting is the quality of the bed and the bedding. My problematic back slept beautifully and awoke ready to go be an active participant in all that SoBe had to offer. We only used our car once as there was no end to the fun and great food just steps away. I wish I could have stayed much longer...so I guess I'll just have to come back! Thank you David for all your attention. Thanks also to your lovely wife and the gentleman that visited daily to keep the space as pristine as the moment we arrived. Bravo!

My husband and I spend a lot of time in SOBE. We have stayed at some of the best hotels, but this penthouse is by far the best! The owners are extremely professional, courteous, accomedating and provide the best personnal assistance you can ask for. We went down for my birthday and planned on going to a nice restaurant, then out. However, after seeing the place, I decided I wanted to order out from the restaurant in the hotel (...FABULOUS) and eat on the rooftop terrace. Afterwards, we listened to GREAT music provided by an IPOD station that they had, while we soaked in the hot tub...VERY ROMANTIC! We hardly left the condo and I cannot wait to go back!

We came from Russia and because of the time difference ( 8 hours), we ussialy woke up very early, about 4 a.m. and had our first breakfast on the terrace on the rooftop, then we went back to sleep right there on the rooftop,it was great! The view is breathtaking and location is ideal! Thanks to David!
