Breakfast was great, hostesses were exceptionally friendly and accomodating. Property and room were quaint and location is awesome. Bed was extremely comfortable.

Wifi was very weak, at least in my room.

This is a great location for visiting Colorado & Manitou Springs. The staff were friendly and the breakfasts were awesome. We appreciated the variety and quality of the breakfasts - one day it was a sort of french toast and the next it was egg based. It was also fun to meet the other guests. We will definitely stay here again when in the area.

Great atmosphere, gorgeous old house with lovely (kinda kitschy but I loved it) interior touches. We had the upstairs suite in the carriage house - comfy, cozy, we had a great time! A 'communal' breakfast is served in the dining room; good food and fun chatting with other visitors.

So charming and cosy. loved everything thing about the place and the people. We didn’t want to leave and already planning a trip back. So much more personal and fun than a hotel room.

The location was perfect to access our conference at the Broadmoor, with free parking, fair prices, and proximity to local restaurants. The staff is excellent and extremely customer service oriented! We especially liked the main sitting area where we could visit with other guests.

While the furnishings and decor were quaint in keeping with the period, we felt it was a bit overdone, which made us somewhat uncomfortable. We don’t know anything about interior decorating, but a modern touch mixed in would have made us feel more at home.

We were looking for a quiet weekend location to restore and relax, we stayed on the 2nd Floor in the Rose House, next door to the main house-the Pikes Peak Suite. It is a suite, bedroom, private bath, sitting area, and small kitchenette. Lovely balcony. The food was delicious, and the staff were very friendly. Parking behind the Rose house was convenient, and we were only a couple of miles away from Old Colorado City which has restaurants and shops. Took the Cog Train for the view from Pike's Peak.

The B&B was beautifully decorated in a Victorian theme. The staff was very friendly. We felt like we were staying with friends.

Just Wow! Great staff, great food, great location. Everything was so just so well done and yet there was no pretentiousness. It was great to meet other people too and the wine hours were super for that. We sat on the porch and really enjoyed the short visits with other guests.

Given that this is an old house with lots of nuances, there is very little that could be made better. The bed could have been bigger and maybe flatter, but really hard to rate as this place is just perfect as it is.

The breakfast was amazing, but the happy hour was above and beyond- good wine and tasty appetizers in a warm setting. Good location and near some fun restaurants.

The breakfast was amazing. Both the romance package and the breakfast in the main house. The innkeepers were exceptional! Location was perfect since there are a lot of things to do nearby. We loved the aesthetic of our room and the main house.
