squeaky floors - ask for an upper room if you are a light sleeper.

Booked this B&B for my daughter, and I initially booked 8 nights. We mentioned on the second day there that she would be leaving on Saturday October 30th instead of the Sunday, so a day early, but we are still charged the full stay of 8 nights, even though we have only used 7 nights.

We evacuated for Hurricane Ida to Houston from New Orleans and found this place after so many hotels were already booked up. Originally I booked a room with a full sized bed for my fiance, dog, and myself. However once we got there Lisa upgraded our room for no extra cost, because she was worried it was too small for the 3 of us. The apartment she upgraded us to was wonderful! It was spacious, clean, and had everything we needed. It was such a nice surprise after being in the car for hours. She was also flexible with our dates since we didn't know when we could go back home. Lisa was a fantastic host and was so nice to us.

Maybe cleaning the yard, the back porch, and providing more towels. And cutting the grass. And pls change the locks if you can. It's getting harder to open the doors. Thanks

the location is incredibly convenient and having parking on the property was the cherry on top! Lisa is such a wonderful host and was so attentive. Would definitely stay again! :) I appreciate the kindness.

Breakfast was delicious. They also have a fully equipped kitchen and dining room in every building, so you can cook your own dinner. Lisa the owner is very friendly. She introduced us to the other guests.

The dining room where breakfast is served is separated from some of the other buildings, this could be a problem during rainy mornings, because in Houston rain is a serious thing.

Good home made breakfast. Excellent central location for sight-seeing. Very friendly and helpful reception. Convenient, attractive self-catering area.

The property could do with a little fixing up, minor repairs and touch up painting etc. but it was perfectly functional, comfortable and attractive.

Upon arrival we were greeted by the nicest managers who upgraded our stay! Super clean and unique spot in the heart of Montrose. We really loved how spacious the king suite was. It had an enormous bathroom with a walk-in shower, large spa tub and double sinks. The TV had all streaming services. The door to the bedroom locked and unlocked with your own key to keep your personal belongings stowed away while you are out & about. We woke up in the morning to the scent of bacon and coffee. Checking out was easy as pie. This is a great, clean space to stay! Highly recommend.

Lisa was great! I talked with 4 people and everyone was very friendly. The breakfast was fantastic! Eggs prepared upon request and plenty of good additions that made me feel like I was at home. My room had a very comfy bed and although I didn't have time to use the jacuzzi tub, the bathroom was very nice and spacious. Great location just a few blocks from an HEB and there's a full kitchen in each building. Definitely will be returning as I visit Houston frequently.

Cute place! And the owners were so nice and friendly! Breakfast was great and my room was clean and perfect for my one night stay. I would definitely stay there again on my next trip to Houston.

I really enjoyed my stay at Modern! My hosts were friendly and welcoming, and my room was comfortable and clean. I love the location of Modern! I was able to walk to a great coffee shop and enjoyed running in the neighborhood. The rates were reasonable- and breakfast is included!

The only drawback was parking- although street parking was not difficult to find. Many of the other units in the property did have their own spaces.
