Great location. Pretty garden. Right by San Samuele boat stop. Beautiful building.

Spent ages trying to do the online check-in. Worse than for an airline. Steep stairs down to the bathroom with no handrail. No table, or desk. Only a plastic stool. Not welcoming as there is no personnel there at all, and notices saying DO NOT USE KITCHENETTE upon entering. NO coat hangers at all. Only four paper cups (for four nights stay) and NO glasses, not even a water glass. Only four coffee capsules (also for four nights, and two people) Bars on all windows, and no sign of how to get out in an emergency (eg fire)

Great location, great views, the receptionist was kind enough to let us check in earlier so we can explore venice.

Maybe upgrade the linens and beds.

poor service. lights and power points (all but one) not working in our room and ensuite. Lamp was given but only socket to plug in was for tv so that was also out- no charging phones as no other sockets working and had to use them for light to go to bathroom. Tried to get assistance but no one available. Attempts to contact during and after our stay have been ignored. Very disappointing.

Assolutamente niente. Le fotografie sono ingannevoli le finestre affacciano sul canale si, ma in un punto di attracco e se non si tengono le tende chiuse la mattina ci si trova le barche attraccate con tanto di persone a bordo che guardano in stanza

E decadente,il bagno ha i muri rotti, il bidet otturato,L armadio cade a pezzi con tanto di cartello, le finestre erano sporche dal water escono odori di scarico la finestra non si può aprire completamente perché è bloccata e soprattutto il riscaldamento non funziona e L acqua esce poco e fredda

The prevention of access to the property after 2300 hours is a deterring aspect of the booking. We had to book a last minute hoter with shuttle service at the CAirport because of a flight delay which caused us to arrive at 2430 hours.

Excelente ubicación ya que tenia un muelle al lado del edificio donde paran vaporeto. Para tomarnos el Alilaguna (para ir al aeropuerto) solo se camina 5/6 minutos. La habitacion fue tal cual pedimos con vista al gran canal!! Muy comoda.

Hay detalles en el baño que podrian ser mejorados, estan un poco viejos.

Great view of the grand canal, good location next to water bus . Entrance to property was a little complicated but if you follow all instructions that get sent on day of arrival it’s fine!

One member of staff who couldn't help us/know the code for the room or even which room we were in. The shower door was broken and the room didn't look particularly clean. Not worth over 100 per night. Had stayed somewhere the previous night for the same price and it was a million times better.

Location & direct canal view. Water taxi stops right in front of this property except evening time. At night they have different routes where it doesn’t stop in front of this hotel anymore.

It’s dated, not so clean. Self check in process is complicated. Payment process & city tax payment system is also not convenient. I had one person dropped out of the trip last minute but we still had to pay city tax for this person because there is no options to edit payment or a real person to coordinate.

It was clean, nice location, good ambience, staff allowed us some extra time in the morning to checkout and didn't bother us.

We did not get the code for the room that we expected to unlock the door. We left the key inside the room thinking that we could open it with door code as well but there was no code sent to us. And there was no one at the reception after 9pm to help us

Location is great since is located just next to the vaporeto stop.

Everything is handled remote no personnel on site so if you get a problem and you are from another country like me you will have to spent money on phone calls because you can’t call them using WhatsApp.

The room turned out to be incredibly small, it is very inconvenient to mix in it. the curtains were stained with coffee, and someone's celicon nipple pads were lying under the chair. The mirrored cabinet door is all broken and this is not a design.

We were provided with transportation information and all necessary details to enter the room contact free. Very nice layout and location. We took great pictures in shared living room. All good, but the room is small - make sure you understand that before booking. We got what we expected, so all good.

Amazing view! We had the Junior Suite room and it had a large window opening up to the grand canal (photo attached); we could've sat there all day watching the boats go by. Not all rooms have a canal view, but there is a rather large common area with multiple windows opening up to the canal that our group used as well. The room itself was spacious and had everything you'd need (espresso maker and pods, hair dryer, toiletries, etc). The location was also extremely well situated for walking around to see the main sights. We were only there for one night and easily made it around to everything we wanted to see with time to spare. There is also a water bus stop directly outside the building which made getting into town very simple.

Check-in was a bit strange. In the days leading up to our stay we were sent a link with instructions to complete check-in online where we input passport info and paid the city tax. The directions stated that after completing online check-in we would be sent a code to use to access the building, but none of us (3 couples with 3 separate rooms) ever ended up receiving a code. Luckily there was someone there when we got there so we were able to ring the bell and be let in, but it was not without a total headache of trying to track down a code with minimal cell service/wifi connection for about an hour before even trying the bell. Long story short, next time we'll just ring the bell first!

Right on the grand canal, our room overlooks a beautiful garden. If you are looking for a clean well placed room to sleep in and get showered this is an ideal place. That’s pretty much all you get, buts it’s all we wanted.

We booked very late - at the airport so a code didn’t come through, but we buzzed and got in.
