Perfect for a quiet, relaxing vacation away from the traffic and hectic pace of Rehoboth, Dewey, Ocean City, and other nearby Atlantic beaches, Broadkill Beach will delight you. While best suited for a party of six, the house can accommodate up to 11 people.
The road into Broadkill passes a championship public golf course. It then winds through the Primehook nature preserve, a birdwatcher's and nature lover's paradise -- putting you back in time to an era where tranquility and open space still exist. The preserve with its pristine waterways for you to explore, is a favorite with kayakers and canoeists. The road ends in an inviting development of charming homes with a single road that parallels the beach.
Set back from the road, the house is on a triple lot surrounded by trees, affording ample privacy. The main living level includes a modern kitchen, bedroom, full bath, and an expansive great room featuring soaring cathedral ceilings, sky lights, and access to an enclosed porch where you can enjoy conversation and morning coffee or evening cocktails while you watch the birds enter and leave the eye-level Martin house. High speed wireless Internet allows guests access to catch up on their latest emails and texts or even work while enjoying a vacation at the beach.
A flight of stairs with open views leads up to a master bedroom suite with a king-size bed, comfortable recliner, sitting area for reading or relaxing, and a private deck that affords views of Broadkill's spectacular sunsets. Two skylights provide enchanting vistas of the myriad of stars visible on a clear night. Lie in bed and test your ability to identify the stars and constellations; or simply delight in the view.
Our spacious ground floor includes a cozy third bedroom with a queen sized bed, a full bath, a separate sitting/sleeping area with a captain’s bed , and a fourth bedroom/den with a comfortable pull-out queen bed and expansive gathering/ conversation area with a large TV for enjoying your favorite, sporting events, movies, or news. The ground floor can be closed off for privacy and is perfect for a second family or elderly parents having difficulty climbing stairs.
Behind the house is a large screened gazebo, secluded by trees and equipped with a sleep sofa, a hot tub that easily accommodates up to 8 people (fabulous on cooler evenings!), a gas grill, and a large octagonal picnic table for casual dining. Between the gazebo and the main house is an enclosed outside shower with a separate dressing area. A stone walkway leads to a secluded patio with fire pit where a large group can congregate for evening drinks, star-watching, s’mores, or taking the chill off cooler evenings by the fire.
The beach is just a four minute walk away over a charming wooden walkway that protects the dunes. Sheltered by Cape Henlopen on the south and Cape May on the north, its waters are relatively calm. And best of all, the beach is rarely, if ever, crowded. Families build campfires on the beach; and well-behaved dogs are welcome both on the beach and in our home.
For those adventurers who wish to explore the Primehook Nature Preserve, a short drive up Broadkill Road will take you to the entrance.... opening up myriad opportunities for hiking, kayaking, pond fishing and bird watching. The Nature Preserve Welcome Center is also a great place to bring children to learn about the wildlife that inhabit this region.
While Broadkill Beach is 'away from the madding crowd', it is far from being isolated. Broadkill's general store is just a short walk from the house, and carries a little bit of everything including wonderful homemade donuts on weekend mornings, great subs and sandwiches, ice cream and delicious milkshakes, fishing gear and tackle, a large selection of grocery items, clothing, and souvenirs. If you have a desire for first-class shopping or a taste for the variety and excitement of the larger resorts at any time during your stay, Lewes, Rehoboth, and Dewey can be reached within a half hour or less. And even closer-by, the the old and charming town of Milton offers a refreshing kayak trip through the town along the Broadkill river followed by a delightful imbibing tour of the Dogfish Head Brewery.
Upon booking, a detailed lease and information sheet will be provided. Full refund less administrative fee of $150 for cancellations prior to 60 days occupancy and half refund for cancellations prior to 30 days. Well behaved dogs on prescription flea control medication are welcome, with up to two allowed for a $250 pet fee.

We had a great stay at the Summer of 42 home. There was confidence in the booking because of the owner’s communication.
The home is clean upon arrival and as described. It is great to walk to the bay and be in a quiet little community away from the Rehoboth beach. However, in 25-45 minutes (depending on traffic) my family was able to spend time at the boardwalk and take advantage of the activities, ocean and shopping. There is s small store in town, but you will have to drive for groceries. To be sure, this house is away from the crowds, yet close enough to get to the happening events.
The home is in great shape. The bedrooms are adequate. We found the kitchen to be slightly cramped for more than 3 people. The size prevented us from having too many cooks in the kitchen, not a bad thing. The living room is spacious and has a large dining table. The front enclosed patio is relaxing. The enclosed gazebo with hot tub keeps the bugs away and allows a good breeze to pass through.
We do have advice for future stays. We will bring our own cookware. That is more personal preference than criticism. The pots and pans are adequate but we needed a larger set of pots and pans. The property is sandwiched between the bay and wetlands. If you have never been near a marshy area then the odor will be distinct in the morning and dissipates through the late morning. It is not a deal breaker and beyond the control of the owner, so not a criticism, just be aware.

Walk to the beach is a little longer than I like. The house is nice. But the kitchen needs some shelves. Not enough space to put things. You need to get some sharp knives. Coffee maker needs to be updated. The screen in porch is extremely hot. Should have a fan in there. The master bedroom is warm also. The ceiling fan in there doesn't work very well. There is no privacy for the middle bedroom on the ground floor. But we still enjoyed our stay. The beach was not crowed at all.

David and Phyllis were very communicative hosts. There were so many positives that there are too many to name! We visited Broadkill Beach during a high intensity of mosquitoes-but I had read that these and Black Flies might be an issue so came prepared with REPEL (with no Deet) and that worked. An amazing advantage of this rental was the huge screened-in raised deck-with hot tub, BBQ, 8 seat octagonal wood table, hammock, and plastic chairs with tables-so we were able to be outside. The walk to the beach was not too bad-really three components (street to boards laying on sand, then sand over dunes) and then the pretty calm bay. We saw a few sharks, rays, and dolphins, plus horseshoe crabs. The house is in three zones. Flat entrance was great for our son, his wife, and two children. Queen bedroom, out-cove with futon, then living room with sleeper sofa, captains bed and love seat-lots of room to spread out. A pipe did burst in their full bathroom just before our arrival, but was fixed when we got there. Unfortunately it burst again midway through our week, but was promptly fixed. Up a tall set of steps was the main floor with a double bedroom, full bath, open living-dining room with glassed in front porch and kitchen. All the rooms in this rental are substantial, with the exception of the kitchen, where only 2 people could be in it at a time. Another set of steps leads to the huge lofted master bedroom. This house made for a fabulous vacation for our dogs and kids! Loved it!

My husband and I stayed at this house for 5 weeks in the fall. We had a few issues with water in the house in the beginning as a hurricane was passing by, but it didn't impact our stay. The owner was responsive to all our inquiries and the house has plenty of space. Be advised that there is a tall step that we weren't expecting on the main floor between the kitchen and living space that caused some issues for the older folks on our trip. The upstairs loft suite is very large and comfortable. Kitchen is small but has most of what you will need. The knives could use a sharpening though. The bedroom and bath on this floor are nice as well. The ground floor is a typical beach house finished space but has 2 "bedrooms" (you have to go through one to get to the other but it worked for us) plus a day bed in the main living space down there. We also enjoyed the porch on the front of the house and of course the hot tub. The path to the beach was nice and we enjoyed walking along the shore when weather permitted. Very few people on the beach. We loved exploring the area and recommend Big Oyster Brewery and Matt's Fish Camp in Lewes for great places to eat. The state park in Lewes and the Farmer's Market there are nice as well. Thanks for sharing your home with us!

WONDERFUL HOUSE-wonderful time-the owner was reachable and very attentive to anything we asked. I truly recommend staying 2 weeks to really appreciate the beach-and the quiet. Good times!!!!!

The family had a great stay at the Summer of 42... With 1-2 grocery runs supplememted by a visit to the General Store, we had all we needed for the house and bay beach just a brief walk to the boards path. The house was clean and spacious and beds galore (some a lil rigid). The pavilion w/ grill, hot tub, hammock, and table were a great addition to the home's ammenities. Fishing in the surf, awesome and well behaved dogs walking the beach along w/ a clean and laid back bay for swimming and bonfires at night on the beach, this was a great trip! A few trips to Bethany within a half hr drive (w/ summer traffic) gave us a 2nd beach and threw in a boardwalk. Oodles of other beach options within an easy drive...
David was nearby, friendly, and attentive to our needs. Brief issues w/ the downstairs bathroom and hot tub were corrected in a very timely fashion and barely slowed the vacation flow. I would strongly recommend the house, owners, and area to anyone looking for a getaway away from the crowds but close enough to drive to alternate beaches, boardwalk, and restaurant choices all around Rt 1/surrounding area. Thank you to David and Phyllis and we hope to be able to return in the future if life allows...

House was clean and owner was very receptive and helpful when needed. But the biting flies and mosquitoes were relentless which made our stay very unpleasant. You basically could not be outside day or night. Will not be staying at Broadkill Beach in the future.

We love this beach and the house was very accommodating for our needs. The house had three bathrooms and as advertised wonderful bedrooms. It was just enough room for our family and very close to the beach and we love the hot tub. The owner was very helpful and the check-in process was very easy

Our family of 7 enjoyed our stay here - we love the Broadkill Beach area and the house is perfectly situated a few minutes away from the appealing, secluded, and quiet bay beach and dunes. The house was actually a bit nicer and more spacious feeling than the photos suggest, which was a pleasant surprise.
Pros: Beach access is great - the walk is short enough that you can easily come and go as you please; we really enjoyed the shaded and screened-in porch area with hot tub, hammock, picnic table, and grill.
Cons: The dishwasher runs but doesn't work - it left dishes unclean so we had to hand-wash them; you are required to bring your own bed sheets and bath towels - this is fine but it was buried in the lease contract you receive upon booking and is a detail easy to miss/forget when you book months in advance as we did - it would be nice if this was called out in the property listing; the kitchen is a bit small and inconvenient for cooking meals large enough for the number of people the bedrooms can accommodate - so we recommend keeping your meal planning simple.
Despite the few minor issues noted, we would stay here again. Thanks!

Overall, we had a pleasant experience. We needed to clean the kitchen when we arrived due to ants all over the counters and the dishwasher didn't work well, but these were minor issues. Everyone enjoyed the hot tub and the short walk to the beach.

This is a great house exactly as shown in pictures. Especially loved the 3 levels with sleeping areas on each and a bathroom on every level -this was really nice for our family with adult children so everyone had room to spread out. The hot tub and screened in gazebo is a great space. David replied quickly to all my questions and is easy to work with. The beach is amazing and often we had it completely to ourselves. We left our chairs, rafts and umbrella out all week so we didn’t have to carry them back and forth everyday. . As mentioned in other reviews, it is bayside so bring a raft or inner tube and float and enjoy the peacefulness. Internet works well with no issues.

Our hosts couldn't have been more accommodating. Everything was as advertised. The cottage, the beach, the Broadkill General Store. Spent time watching sunrises and sunsets, biking, writing, reading on the front porch, eating crabs on the back porch, swimming, laying on the beach, running on the beach with our dogs and tending a fire on the beach. We hope to return - God willing and the creek don't rise.

We had a great week here. House was clean and just a hop, skip, and a jump from the beach. Three floors gave us plenty of room in the house. Wifi and other amenities were in great condition. One concern was sugar ants in the kitchen. Might want to close up the gaps in kitchen moldings and call an exterminator. Also, the toilet on the main floor could use an update. Otherwise, a very pleasant experience. Would definitely return.

The house was spacious for our group of nine and three dogs and very close to the beach. The kitchen is a bit small and another dining room chair would have been nice, but we otherwise enjoyed the property, especially the screened-in gazebo and hot tub. David was very quick to answer inquiries and resolve any issues. If you are looking for a peaceful and relaxing beach vacation, I highly recommend Summer of 42!

My wife and I along with our dog stayed here for a several weeks in September. The house is lovely; open, airy and flooded with natural light. The covered deck with hot tub, grill and picnic table is a great space. We spent a lot of time out there! Our kids came down on the weekends and there was plenty of room. The first floor is almost like a separate living area.The owners are wonderful people who could not have been nicer or more accommodating. Great location just steps to Broadkill Beach. The beach is fantastic - a hidden gem. Beautiful, laid back and very quiet. I can't say enough about our stay at Summer of 42. We had an amazing time there and will definitely be returning.
