Beautiful position
Very pleasant but unfortunately nowhere to hang clothes, and no independent window to open during night. Otherwise everything else was comfortable and clean.

Comfortable, beautifully decorated and tranquil.
The worktop in the compact kitchenette was small with very little space for washed utensils.

Everything was amazing. Fabulous host's, very kind and welcoming. Lovely accomodation, very cosy&warm, plenty of blankets& heaters supplied if needed but we didn't need all the heating on as it was perfect. Beautiful grounds. My husband had booked us a two night break away and we wished we could have stayed longer. Highly recommended. It was just what we needed. Many thanks to Jill and Phil, wonderful hosts and we look forward to staying again. Just perfect, we couldn't have asked for more. Great value for money and we really appreciated all the lovely, little touches, tasty home-made bread&Jam, chocolate, biscuits and more. Many, many thanks đ

When we arrived we were shown to âThe Nookâ. My initial thought was itâs very small but it turns out that it really wasnât. There was the most comfortable double bed facing a huge window looking out into the beautiful gardens. With a bird feeder hanging in it, so you could lie in bed watching the birdsâŚThere was a one way film on the windows so your privacy isnât compromised. A fully functioning kitchenette was tucked away out of immediate sight with a welcome basket of fresh eggs, homemade seed bread, jam, biscuits and chocolate. There was milk and butter in the fridge too⌠it was perfect⌠Bathroom was a lovely hot shower and heated towel rail. All sparkling cleanâŚ
Breakfast was amazing. Bacon, eggs, beans and tomatoes with toast and butter. Yogurt and fruit. Croissant and jam⌠Tea or coffee and juice. If you leave the table hungry, thatâs your own fault.

The room was not soundproof, I could hear the hosts watching the TV downstairs. It took me a while to get the shower working, it was difficult to set the water at the right temperature.

The shower room was very nice and it was nice to walk out of the grounds straight onto a public footpath and up to Ranworth Broad.
The accommodation was a bit small for the price and the heating was really woefully inadequate for the time of year.

Immediately received a warm and inviting welcome amongst beautiful gardens, enjoyed the impeccable comfortable room and amazing hospitality. We would highly recommend 'as a must stay place' when visiting the area.

Very good for a first post-pandemic stay. Each room has its own front door so no need to share indoor space with strangers. Beautiful grounds, very quiet and relaxing.
No phone signal, but wifi was good. Bed was too soft and a bit short.

Just a lovely quiet location. Renovated barn in it's own grounds with lake and gardens. It is just a lovely lovely place with very lovely hosts who were so accommodating.
Just perfect so I couldn't really pick holes in anything here.

The breakfast was absolutely delicious. The location was ideal for a nice peaceful rest in beautiful surroundings. There was a lovely pub which served good food about a mile away.

The owners were friendly and helpful. The gardens and general surroundings were idyllic. Breakfasts were a joy, excellent food and plenty of it. The room was very large and comfortable.
I can not sleep under continental quilts, an alternative would be nice, although I have to say that I did not enquire as to such and therefore that may have remiss of me.

It was really a beautiful setting, so well maintained by the hosts, high standards with attention to detail... the garden, the pond, the old barn, the use of the hot tub, the forested area and public pathways leading to Ranworth, the small self-contained cottage with wifi and the hospitality of Jill & Phil including the option of a lovely cooked breakfast.. highly recommend

We had such a lovely stay at Cotenham Barn, Jill and Phil were lovely hosts, the barn and surrounding gardens were magical, the location excellent, breakfast yummy, would definitely return!

Very good breakfast with high quality ingredients, convenient location. Large well kept garden with a little pond and a wood, nice walks nearby. Clean. High quality towels and bed linen. Professional friendliness from the owners (you decide if a pro o a con).
I had an unpleasant situation when paying which considerably subtracted from the experience about the structure and I'd tell every new customer to be aware about it.
I booked for 3 people and the price shown and confirmed in the booking was lower than what I was charged for at the end, without any explicit information about it despite me clearly asking the owners upon arrival. I travelled with my 2 children and the price shown was 20 ÂŁ a night lower than what I was charged at the end. No extra bedding was required because my booking already had two double beds. 80ÂŁ surcharge over 4 nights were explained because of the extra breakfast!!! The two extra nights I extended my stay were also charged at full price and not the Genius price - again their choice but I want to be warned before - if I'm not told anything I'm free to assume the price is the same as the one I booked for.
This may or may not be bad pricing, sub surely is bad information. A customer needs to know what he will be paying before, not after his stay. I tried to calmly explain I thought it wasnât right but I had no desire to understand on the other side.
Also I was put off by the fact they add 1 ÂŁ AFTER booking for some âBroads Conservation Fundâ. I want to choose who my money goes to, even if just a little pound. I'd have rather given a pound to some other charity. Why can't the owners give away their money, and they have to charge their customers to benefit who they like?
Again - itâs not for a pound but why do people have to use my money as if it were theirs?
The room has no thermostat, it was often cold: Iâd expect to be able to choose the temperature I want.

Such a lovely place to spend a weekend. Jill and Phil have put so much thought and effort into making their B&B so comfortable, welcoming and relaxing. The homemade breakfast every morning is so delicious and generous. This was our second stay and we can't wait to return again one day soon.

Location was lovely. Room cosy and comfortable and the hosts were friendly. They recommended some very nice places to visit and eat and breakfast at the barn was really very good. Will definately be going back!
