The owner is super friendly and helpful. The house is small but quirky and one of a kind, which was great! Very homely vibe at the breakfast.
I wish the ventilation was working at the bathroom and the door to bathroom had lock and closed properly.

Everything the rooms were tidy, bed was very comfortable the hists were lovely, friendly and polite. The facilities were clean and well maintained, nothing was any trouble, buffet breakfast with the largest array of jams, marmalades marmites and toppings you could wish for. Already looking at staying again. The house is beautiful and old with lovely features

The history and decorations of this house is amazing. The room is warm, and you can use the large sitting room with lots of antique decorations. The host and hostess love life, love their hobbies, and very kind. The house extension was built in 15th century, and house itself was 12th century when Richard the Lionheart was still a young boy.
You sacrifice some comfort for staying in the historical building.

Very casual no lock for rooms, no mirrors in rooms, need at least some basics like mirrors, safe plug sockets, enough plug sockets, en-suite needs updating

This is a quaint B&B, the house is very rustic which is lovely, the parking was suitable for my vehicle with a little co-ordination between the guests, my room was welcoming. The welcome I had from the owners was a little chaotic but they were very pleasant.
The bathroom was some distance from the room, which wasn't ideal, I was aware my rate was a shared bathroom, but not down the stairs and across the hallway. Unfortunately, the other guests were very loud and not thinking of others regarding banging about, plus the room being right on the road, meant I had disturbed sleep. The breakfast was ok, but alas it was like feeding time at the zoo, the coffee machine was on but the coffee was stone cold. I was double charged which was more of an irritant than a dislike - it was sorted very quickly.

This is a lovely dog friendly place to stay, couldn't fault a thing. We stayed an extra night. Back soon when visiting our relatives in Suffolk. Thank you. Susie, John and Heidi dog.

A very calm antiquated design that was perfectly matched with the hosts both Terry and Lynn who were very welcoming and friendly and made the stay feel very comfortable, especially with their pumpkin wine!
Sudbury itself wasn't too much of a pleasure but it isn't on the B&Bs shoulders at all

Terry and Lynette were friendly and very welcoming both to me and my dog. Nothing was to much trouble for them. I thoroughly enjoyed my 4 night stay in this ancient old building. Having open access to all ground floor rooms really made it feel like home from home. There's some open meadowland nearby and some lovely walks making it an ideal location to stay with dogs.
I'm struggling to find anything that I didn't like!

Nice fields but pretty much that's it. The only bonus is the house itself.
Unfortunately there was no mention that the shared bathroom was at the lower level on the other side of the house. The only mention about the shared bathroom, supposedly to be shared between only two rooms which I doubt was the case here. Clearly you can see that was a bathroom used on a daily basis by whoever lived in the house.

Breakfast was very good, Terry and Lynette were amazing hosts, the property itself is full if character, if you want a Premier Inn type hotel, don't book here, if you want somewhere that feels like you are staying with friends/family, book here. Excellent location with lovely little villages a few minutes drive.
Mix up on the type of room that was booked but Terry sorted it out quickly. If you are over 6ft, I would recommend letting them know in advance as a few of the beds are short and I wouldn't have been able to stretch out in them. Terry moved me rooms though so I had a great night's sleep.

Historic buildings. Very characterful. Friendly hosts. Breakfast was good (if it had been included in the price, as was stated when booking)
Price was supposed to include breakfast, but I was charged for this because I wanted cooked. On the booking it said breakfast was included, it did not say cooked was extra. There was a light bulb out in the room we had. There was a leak from the sink in the ensuite. The road noise was made worse by an I'll fitting window which would not close properly and also caused a draught. The bed was quite hard so not the best nights sleep. Cobwebs all over the property.

Lynette and Terry saved the day, I was stuck in the storms on the way to southwold from Bristol and after being stationary on M25 needed to break my journey. Despite being late to check in (10pm) they made up bed, welcomed me with glass of home made wine by the fire and couldn’t make me feel more welcome. The property is beautiful, photos don’t do it justice. I want to come back again soon in a planned way. Beds were so comfy and they laid out breakfast for me for an early start. Thank you for being so kind to this weary traveller.
The only thing (was not their fault) booking.com let me book at 9pm and they weren’t aware of booking! They were so gracious about whole thing though!
